A Leave of Absence is just what the doctor ordered. This home has recently received updated décor and has been repainted inside and out. Enjoy incredible panoramic views of not just the ocean and sand dunes over which you can see the sunrises, but also 70 acres of wild salt grass and a view of the bay for watching Port A sunsets. Bring more luminescence and relaxation into your next vacation with incomparable Port Aransas sunrises and views of the waves over the dunes from the third-floor balcony of this grand home. This comfortable five-bedroom, four-and-a-half-bath property lies right off the Texas Gulf Coast in the quiet neighborhood of Royal Sands. The main living/kitchen area is on the third floor.

Step into the front door to a downstairs living/kitchen space with a separate bedroom. This area has a flat-screen TV, sleeper sofa, accent chair, breakfast table with seating for 3, sink with granite countertop, stove/range, dishwasher, fridge, microwave, blender and drip coffee maker. The laundry closet on this floor offers a stackable washer/dryer and room for hanging delicates. The bedroom (BR1) consists of a Queen size bed, nightstands, a chest for your beach attire, a TV and an ensuite bathroom with a granite countertop and a tile corner shower with a glass door. This downstairs area can be used for those who need more privacy or wish to go to bed early. The elevator can be activated during your stay for accommodating access to all three floors. There is both front and back outdoor seating on the ground level to take in the ocean breeze and views of salt grass and dunes. Rinse off in privacy with an outdoor shower around the backside of the house.

Proceed up to the second floor and come to a Master Bedroom (BR2) with King size bed, nightstands, chest, TV and closet. The ensuite bathroom provides a pedestal sink and a large ADA handicap-accessible roll-in shower. The third bedroom (BR3) offers a Queen size bed, nightstands, chest, TV, closet with a private entrance to an adjoining bathroom accessible by a hall door. This bathroom holds a tub/shower and granite-topped vanity. Located on this level is a kid's den has so much to offer (BR4) with room to spread out and play, get a good night's rest on the two Twin beds, watch movies on the large wall-mounted TV, read a book in the armchair by the large window, and utilize the closet with a full-size washer and dryer during your stay. There is outdoor seating on both the front and back balconies to listen to the ocean waves and watch the distant ships pass in the channel.

Venture on up to the third level where the heart of the home resides. The fully stocked kitchen is equipped with granite countertops, pantry, brushed nickel fixtures, stainless steel appliances, drip coffee maker, dishes, basic pots, pans and utensils. The large dining table seats six and additional seating for four can be found at the breakfast bar. The living area is made for lounging with a sleeper sofa, three accent chairs and a wall-mounted TV. The third Master bedroom (BR5) offers a King size bed, nightstands, TV and dresser The ensuite ADA handicap-accessible bathroom offers a roll-in shower, granite-topped vanity and large walk-in closet. There is also a half bath off of the living area to serve this floor for added convenience. Take your morning coffee or cold beverage out to the front and balconies to take in the awe-inspiring views of the Gulf, Bay, sunrises, sunsets, acres of salt grass and dunes.

There are two community pools to cool off in after a day at the beach or shopping. They are shared between 20 or so houses and one is just around the corner. Stroll across the boardwalk for easy beach access, which is strictly for guests in the community. The boardwalk is an adventure itself in some of the most beautiful dune views with a short 3-minute walk across to the beach.

A Leave of Absence is an impeccable place to bring family and friends to experience all Port A has to offer. Approximately 1.7 miles to Palmilla golf course, 2.7 miles to Mustang Beach/Port Aransas Airport and 3.3 miles to shops, restaurants and nightlife and 5.2 miles to the marina and fishing charters.

Although the property lists as accommodating 14 people, there is not seating in the living area for 14 people to hang out. The 3rd floor half bath was not functional. The 3rd floor attached bathroom to master had zero water pressure. And, the elevator was broken. I feel the property should have notified us of this. Luckily, we had enough young legs to haul our groceries up three flights of very steep stairs. Also, all outside doors were very rickety -- difficult to open and close. We were all comfortable enough, but for the price we paid (approximately 1500.00/night), I guess we were expecting a little more.

This home was absolutely amazing and everything we were promised and more. Perfect area, amazing views and access to the beach. Great space for the 14 people that stayed. Will reserve again when we go back to Port Aransas.

Read the location description closely. It's not really very near the beach, lots of dunes between you & the ocean. It does have a long boardwalk pretty close. It's walkable but the golf cart is definitely the best option. 2 pool areas available but they're showing a lack of maintenance. The elevator was perfect for a family member with limited mobility. The shower & sink in her accessible room was functional, but the arrangement of the room made it impossible to move around in her wheelchair. The distance between the bed & the dresser was impassable. A different placement of furniture would make it more truly accessible. One of the racks in the refrigerator fell out the first time we opened it and one of the toilet seats was cracked. Either the previous renters failed to report they broke these or no one cared to get them fixed before our stay. There was so much sand under the rug in the third floor bedroom it slid out from under our feet. We couldn't get the TV in that room to work. Communication with the management company was confusing. I received a message from them that our beach gear had been delivered to the wrong address, I'm not sure how that's my problem. We left well before the checkout time but got a call saying we still had cars in the driveway needed to vacate immediately at 11:30. Not sure who was parked in the driveway, but it was annoying to get that call. Seems like they don't know what's going on. They did fix the tripped breaker for the dishwasher.

The property was clean and had easy access to the beach using golf cart. Pretty views of dunes / ocean. Beautiful views of sunrise from third floor balcony!!!

Overall, the stay was great! The location, the golf cart, the house with all that it offers was FANTASTIC. The refrigerators on multiple floors, the fans, the AC, the washer/dryers, the views, the beds, the balconies, etc was AMAZING! The response by the maintenance staff to correct a few items was very timely and appreciated to make our stay more enjoyable. Communication from the owners was timely as well. Easy check-in Anyone considering this house should know these things: The house was pet-friendly but there was not a fenced-in back yard. This property would be greatly improved if a back and side fences were put up to match the neighbors on both sides. Needing handicap accessibility or staying with someone in a wheelchair should know a few things: -elevator works great so there is access and very roomy for moving around with a wheelchair. -there is no balcony access on 2nd and 3rd floors for a wheelchair (no ramps). We requested them to be added so my husband could see the ocean because he had no other way to see it, but they said that they would not be adding those ramps. -there is a wooden ramp on both entrances on 1st floor which allows access to back porch for grilling. About the neighborhood pools - they are not well maintained. We did not use them because the water was merky and green. Closest hot-tub was dark and almost blackish. The neighborhood association has great yard maintenance and trash pick-up but should add pool maintenance to its list.

This place was fantastic. The kitchen was well stocked with pots, pans, dishes, utensils, and even some condiments. There were 9 of us from 87 to 9 years old. Plenty of beds, plenty of bathrooms. Having the elevator for my mom made the trip as enjoyable for her as the rest of us. Including the golf cart was such a bonus. This house is only a block and a half from the boardwalk letting us load up and drive it onto the beach. The beach area was not as crowded as it is closer to road access. Being able to take our pets was a another great perk. And even though it was outside Port A, it was literally 5 minute drive to the shops. We just loved and look forward to our next trip there!
