Beautiful location and setting. Inside while not large was very clean and had everything we needed.
Very kind and responsive host. Overall a very beautiful place.

We really enjoyed our time in this beautiful house. Views, pool, garden, nothing more to ask. Stefania is a great host, very friendly and reactive. Highly recommended in every aspect.

The property is very well equipped and comfortable. It wasn’t warm enough to go for a swim at this time of year but the view and outlook is beautiful and very near to Lucca, Pisa and Florence. We had friends come and stay for a few days with us too. Stephania is very pleasant and accommodating.
5.0
The property was impeccable, well supplied with amenities, had glorious views, and most importantly, Stefania was at the villa when we arrived, delivered all information about local and broader excursions, grocery store, train stations-all we needed to enjoy our stay. She was available at all times to answer questions we had. Our stay was unforgettable and delightful.

It was such a nice property and a great garden and pool. Our family and our dog enjoyed it a lot. Thank you Stefania for lovely two weeks.

We really enjoyed our stay. Lovely position and very nice property.

Even though we stayed here in the off season, this was such a charming and peaceful space. Stefania was a great host, provided us a lot of great information and suggestions and was reachable at any time. Highly recommend this area if you are looking for a more quiet retreat that is close enough to everythign you need.

We booked a stay for 10 nights in march. The check in was super easy and Stefania was a perfect host. She showed us everything and gave wonderful recommendations (also for horseback riding, which was great). She made everything possible for us to check in earlier and we really appreciate that.
The garden is huge and wonderful - we enjoyed every single minute here. For my dog it was the best time, cause he could play the whole time and I didn't had to worry at all cause there is a fence.
As it was too cold, we didn't use the pool, but its large and in summer it has to be a paradise!
The house is beautifully decorated and very clean. We used the fireplace everyday and so it was warm inside. For 10 days and 5 people we paid 90€ (electricity, gas, wood) which is totally fair. You can always check you usage of gas/electricity if you're worrying about how much it would cost.
We were 5 friends who came to cowork together - sometimes the internet wasn't good enough to video call (but for 'normal' use its ok).
This is a 100% recommendation - I'd love to come back (even in spring, but need to see the beauty of the place in summer as well).

Stefani was the best host we could have asked for. She was very accommodating with our late check-in and was willing to grab a few groceries for us as stores were closed the day we arrived. The property is beautiful and kept up very well, approximately 15 minutes away from Lucca. Renting a car is ideal to reach this location. It was a wonderful stay!

Stefania is a great host. The property is gorgeous with smaller details which needs updating. In summertime I am certain this is a fantastic place to be. The 4 star rating is only down due to the slightly inflated electricity prices one will be charged after check/out and that there was construction on both sides going on which would have been nice to be made aware of. Otherwise a great place to be.

My family and I had a perfect stay in this beautiful Tuscan cottage. It's extremely clean and well equipped, Stefania was a great host, very helpful and always on hand - thank you!
The location was great and easily accessible with a car to visit towns such as, Lucca, Pisa, Florence, Cinque Terre, Bagni di Lucca, Devils Bridge, Montecarlo and Collodi.
I would highly recommend and hope to come back ourselves in the future.

The stay at Stefania’s holiday house was everything we hoped for - and more! The house, the pool, the pergola, all of it fantastic, authentic, clean and we couldn’t think of anything missing in terms of appliances, utensils etc. We had everything we needed to have a wonderful vacation as a family.
Stefania was and excellent host. Helpful, structured and informative, and she took actual concern in our wellbeing during our stay.
Thank you Stefania. You have our warmest recommendations, and we hope to stay with you another time.

A really wonderful experience
My husband and I couldn’t have been happier staying at Stefania’s house outside of Lucca. Everything worked out perfectly for us for our week’s stay. The location is great. The house is in a very residential and quiet neighborhood, but an easy drive to all food stores and services you might need. And only about a 15 minute drive into Lucca, where you can park just outside the walls and walk all over that lovely city. Plus of course Pisa, the sea, and all the other delights of visiting Tuscany.
The house itself is charming, with an open plan living room/dining room/kitchen downstairs and the bedrooms upstairs. Everything in the house is nicely decorated but it’s also very comfortable. The living room seating is comfortable, with good reading lights, the bed and pillows are super-comfortable (we slept so well) and the outdoor chairs for sitting in the garden are also comfortable for relaxing in the late day sun after a day of sightseeing. Which brings me to the garden, which is pretty much the highlight of the property. The grounds are beautiful with space to sit in the sun or shaded under the pergola where there is a dining table. There is also a lovely pool, but it wasn’t the season for using a pool when we were there in April. I imagine the pool is a huge benefit for people who stay in the summer.
And finally the owner, Stefania, was really great. She was very helpful before we arrived with advice on restaurants and even made us reservations. And she checked on us regularly during the week to make sure everything was going well. And it always was, because her place is so well maintained and instructions very clear. You can’t go wrong renting this home.

Amazing stay - beautiful cottage and fantastic host
We couldn't be happier for having chosen to stay at Stefania's beautiful traditional cottage in Capannori . We stayed for a month for a working holiday and found it very comfortable with all amenities available - kitchen, wifi, bathroom, heating, etc. The garden is an absolute dream, even though we stayed here during winter... imagine in summer!! Stefania is a very welcoming and responsive host, and did everything to make sure we had an amazing stay - thank you! She also made a very valid recommendation regarding our means of heating the house in order to manage the cost, which we found very helpful - we definitely recommend making the most of the fireplace as much as possible! The location was just right for a quiet holiday close to the city (10-15 mins from Lucca and close enough to other great places which we had the privilege of visiting, including Chianti, Florence, Prato, Pistoia and others). Baker, butcher, supermarket are only a short drive away. Staying at the Pennecchio was a dream and it was a pity we had to leave, but will definitely highly recommend it and hope to stay here again some day :)

The house is very cosy, you have all the things you need in the kitchen. It is perfect to enjoy breakfasts outside on the terrace and the pool was super for the kids and they could also play table tennis, frisbee, soccer, .... If you have a dog you do not have to bother because the whole garden (is is rather a parc) is perfectly fenced. Communication with Stefania via WhatsApp was really good. Thanks for this beautiful week.

Traditional Renovated Tuscan Cottage
We had a brilliant stay in this, well-equipped , traditionally renovated Tuscan cottage (brilliant, new fridge-freezer). It's extremely clean and we appreciated the enormous, well fenced, secure garden for our dogs, who loved it here. You do need a car but it is very well situated to visit Lucca, Pisa and Florence. Stefania is very friendly, easily contactable, extremely efficient and an amazing host. Nothing was too much trouble, which was especially invaluable in these Covid times. The house is in a small hamlet but the neighbours are very friendly. We stayed during the winter period and made a lot of use of the wonderful log burner. We were in lockdown for some of the time so it was useful to have plenty of walking straight from the house onto the Route de Ville, which had some beautiful houses to admire. We would highly recommend the villa for a peaceful, relaxing holiday. We hope to return very soon. Grazie mille Stefania, a presto.

An amazing house with garden
Stefania was an amazing and very helpful host throughout the whole trip. The house was equally great and very enjoyable: the garden with the olive trees was the highlight: perfectly fenced for dogs and beautiful to look at, while snacking on olives and drinking in the shade of the pergola. Highly recommended.

The house is located in a quiet area with a beautiful, well-kept garden with olive trees and a swimming pool. The 5000m2 garden is completely fenced. It was ideal for us and our two dogs.
Stefania the owner is a wonderful person. Always helpful and friendly. How nice that this still exists. We would love to come back here again.

Lovely old fashioned villa with great views
Stefania is a fantastic host kept us informed throughout, the whole process was very smooth, the house and garden are great everthing you need ,there are lots of books and info on surrounding places to visit, you definitely need a car as nothing in walking distance, its very quite and peaceful and relaxing, beds are comfy lots of extra bedding and quilts if needed, it was nice to sit out under the pergola and eat with a few drinks, even when it was raining. Altogether its a lovely villa and grounds would definitely recommend it to anyone wanting to visit Tuscany and the surrounding areas.

Amazing week away!
Sefania has made this property so beautiful and pictures do not do this justice.
The garden and views are amazing and the house was exactly what we needed.
Peaceful,l and quiet location but with great access to all areas we needed.
Stefania was a fantastic host!
The only down side was the weather which was it of anyone’s control!
I will definitely be coming back to this fantastic find!

Picture Perfect in Tuscany
We had a beautiful week in Stefania's lovely holiday villa. Everything was as promised. It is a great place to relax and from which to take day trips, which we did about half the time. We loved snipping rosemary from the bushes and adding it to our omelettes. Other foods were readily available at the Esselunga (supermarket). We were glad we had GPS for navigating, although after a few days we sort of had a feel of which way to go when. We had planned on having two full bathrooms, but the shower in the ground floor bathroom was really too small to turn around in, so we all used the bathroom upstairs for showers. Since we could only shower one at a time anyway (there was plenty of hot water, and water pressure was good, but the water temp would change unexpectedly if a second faucet was in use), that was okay. And we were unsuccessful in using the outdoor grill, but agreed with Stefania that we probably should not have tried to use charcoal left by previous tenants, since it probably had too much moisture from all the humidity. (So -- get yourselves a fresh bag of charcoal!)
A real highlight for me was just walking around the expansive grounds, viewing the olive trees and, through the fence, the next-door vineyard. The mountains and sunsets were stunning too. Stefania keeps the property and the house in beautiful condition, and she is very accommodating in answering questions and providing what you need -- she is a fine host.

Wonderful
We stayed for four weeks. The property is comfortable, well equipped and pleasantly presented. It is also very well kept. The area is very tranquil, and allows the sort of relax one looks out for his holiday. The views are brilliant, and we enjoyed our sunset dinners looking at fascinating colours and views. The owner, Stefania, lives nearby, and is very helpful, efficient and welcoming with her friendly approach. One couldn't ask for more. Capannori is also ideal to discover the region, the nearly magnificent villas, the world famous versilia coast, and of course Florence. But we enjoyed immensely discovering Lucca, beautiful, full of surprises, and makes for excellent shopping and dining out. For dog owners, the huge garden is a haven, absolutely safe and escape proof. Wonderful for the peace of mind of dog owners. Brilliant. A presto Stefania.

Our family of five (including three teenagers) enjoyed a truly wonderful vacation in this exquisite and charming villa set in the scenic, mountainous heart of Tuscany, near Lucca and at comfortable driving distance to e.g. Firenze, Pisa and the beaches of Viareggio/Torre del Lago. The house itself is well equipped, immaculately clean and satisfying in every respect. We cooked in a lot and found the kitchen facilities meeting our every need. The terrace immediately adjacent to the house became the natural center for all our meals, for relaxing and reading in the hot afternoons; a real sweet spot! We also found the BBQ very useful. The swimming pool was clean, refreshing and of generous proportions. The house comes with a fairly extensive and very well kept garden allowing for 100 percent privacy (in spite of neighboring houses rather close), and a ping-pong table which came to frequent use.
Managing expectations in advance we had two concerns; 1) would we miss a closer proximity to the ocean? 2) would the supermarket in nearby village Marlia satisfy our needs? Having arrived we could instantly assess we had not needed worry about any of the aforementioned. 1) For anyone interested in exploring the beauty, historical and cultural sites of Tuscany, this is it! We went on day cruises by car to nearby i.a. Lucca, Viareggio (beach life) and by train to Firenze (from Lucca; very convenient to buy train tickets and tickets to the Uffizi Gallery in advance over the Internet). A few minutes’ drive from the house we enjoyed a great evening, breathtaking views and a wonderful Italian family style dinner at Osteria Giamo. Don’t miss! We could never have wished for more. 2) The Supermarket Essalunga in nearby village Marlia is large, well stocked and will accommodate the needs of most people.
Charming and considerate hostess Stefanie Petroni provided us with a hearty welcome, immediate and crystal-clear information and was keen to help out. With access to Google Maps, finding the destination among the winding roads of Tuscany proves a cake walk.
We are immensely satisfied and recommend with all our hearts.

Lovely house in great surroundings, large clean swimming pool, good outdoor eating area.
Our stay was spoilt by the weather. Only 4 days of sun in 2 weeks. Owner very easy to get on with...happy to help at all times.. definetly need a car as no supermarket or small shops to hand.
Kitchen could better equipped with more bowls and mugs. All pillows rather hard and we felt each bed should have at least 2.
We enjoyed our stay..visited the hills, lovely Lucca and by train to a very busy Florence .

Wonderful views and a lovely garden perfectly located for trips to Lucca and elsewhere
We spent a very happy week at this charming property at the beginning of September. The owner, Stefania, gave us a warm welcome, showing us round and giving us lots of useful tips - she'd also been great about answering questions by email before we arrived. The spacious garden, large swimming pool and generous outside seating area are truly exceptional - and, for us, a perfect setting for a sunny, Tuscan holiday. Thank you, Stefania, for everything - we'll be back!

Beautiful Tuscan Villa
We had a fantastic time in this beautiful, traditional villa. Our children loved playing in the pool and large garden. We had lunches and dinners out in the pergola and enjoyed the wonderful views over to Lucca and the mountains. The highlight of our trip was the restaurant Stefania recommended about 5 minutes drive from the villa - fantastic food, great value and breathtaking views. We will definitely be back again!

We had an excellent stay in this rustic Tuscan house close to Lucca and Pisa. We were 5 persons enjoying the views of the Tuscan scenery, and all of us enjoyed the the garden and especially having your own pool as it was quite hot during the days - up to 35 degrees! All three bedrooms are air-conditioned making sure that we could sleep well although the hot weather. The garden is big and private - an excellent place for a relaxing holiday completely without stress!
Also important, Stefania is an excellent and very friendly and customer-oriented owner/host who made sure that we had an excellent stay. The house was very clean and well prepared for our stay. Also, Stefania makes her own home-made organic olive oil - dont forget to buy some!
If you are going to Tuscany and look for a comfortable, relaxing and private place, this is it!

Perfect Tuscan Holiday
Owner Stefania was really lovely and responded immediately right through the booking process. After a very warm welcome at her home we were then taken to the house which was only down the road. Stefania explained everything to us and the house did not disappoint. It has all the charm you would expect of a Tuscan house and everything you need for a perfect holiday. The weather was unusually hot and humid for the first 4 days so the air con in the bedrooms and the fan in the living room were a godsend!
We found the best things about the house was the outside space and the views. The photos do not really do it justice. There is a lovely gazebo idea for meals and chilling out in the evening and a huge garden (over 100m in length) which was very private and covered in lovely olive trees. Property access via private gates and plenty of parking for cars on the drive up to the house or in the little bush covered canopy area just as you come in on the left. Ideal for keeping the car out of the sun. The views over the Tuscan countryside and hills were stunning and made us not want to go anywhere! The pool is huge and very clean and we made good use of it. It is not heated but we found the water temp was perfect.
There is a large supermarket (Esselunga) about 10 mins drive which has everything you need. There are no restaurants, bars or amenities in reasonable walking distance so you definitely need a car. With regards to costs, as advertised, deposit is made via Owners Direct on booking with the balance to be paid on arrival. Cleaning, towels etc came to EUR160 and electric (paid at the end) was EUR70 but this will depend on how much you use. There was only two of us but we did leave the air con on all night in two of the rooms. Overall, we were delighted with the property and would thoroughly recommend.
Pisa Airport:
Point to note on arrival. If you have a rental car, when you exit the airport, do not wait for the shuttle bus to the car rental site unless you have kids and lots of luggage. We queued up for about 20 mins in the hot sun only to find out that the site was less than a 5 min walk along the road! We didn't make that mistake coming back. Pisa airport is small. cramped and not a lot in there so don't wait until you fly back to buy the family presents!

Comfortable villa in the Tuscan Hills
We had a very enjoyable and relaxing stay at Villa Pennechio. The house was very comfortable, and the garden lovely with beautiful views down to Lucca and of the surrounding hills. Our grandson enjoyed playing in the extensive olive grove garden. Well placed for exploring the area. We spent two days in Lucca, and could have spent more if we had the time. Lucca is a beautiful town, and we had great fun on our quinquecycle around the city walls. There are numerous palazzo style villas in the area, our favourite being Villa Reale di Marlia, a short drive away, where we were the only visitors on a glorious day. We enjoyed walking on the footpaths to the local country restaurant Canapino and to the hillside villages above the villa. The local supermarket, Esselunga was very well stocked.

Lovely family vacation
My husband, our two dogs and my parents enjoyed this lovely villa in mid-October. It was a great hopping off point for enjoying Lucca, the surrounding wineries, Florence and a day trip to Chianti’s vineyards. The house and property are just as beautiful as the pictures, and the kitchen was well equipped for family dinners. We are looking forward to returning soon!

Fantastic time at rustic Tuscan villa
We enjoyed the most amazing stay at this beautiful villa. It is has a lovely rustic charm and has all the mod-cons you need for a comfortable stay. The villa itself was perfectly clean and well presented. The garden, outdoor dining area & pool were also immaculate and looked exactly as the photo suggest! Perfect for whiling away time amongst stunning Tuscan scenery. The location is also excellent for day trips to Lucca & Pisa, and we also managed further day trips to Florence, Sienna and North to Manarola. Perfect in every way! Stefania the host was most helpful, taking us to get pizza for dinner on our first night despite it being late & raining heavily. She also gave us good directions to local amenities and places of interest. I hope we can go back someday (soon!)

Everything you could wish for in a villa.
The villa was exactly as described, very clean and immaculately maintained. It is in an enclosed garden which makes it ideal for a family holiday. There is ample parking and a locking gate. The pictures do not convey the full extent of the garden which continues away from the house into a small olive grove. The pool has an automated cleaning device so is pristine and the covered garden terrace is so luxurious. Hung with drapes so the sunlight can be controlled, it is furnished with a dining table and chairs, recliners and four deck chairs. The house has been restored and refurbished very tastefully, retaining most original features but also adding all mod cons. The furniture is almost all antique, and dressed with ornate dried flower arrangements. Everything worked which does not always happen in a holiday home! Stefania was delightful to meet and was very helpful. We drove to visit nearby Lucca and som coastal resorts. The house was so comfortable and easy we ate at home. I would wholeheartedly recommend this property to a friend.

Lovely villa in beautiful Tuscan countryside!
The villa is all exactly as described. It is comfortable with a rustic decor. We were a family of 4 (2 adults and 2 older teenage children) and so the 3 bedrooms gave us all our own space. The mattresses were comfortable and we all slept well (we had the air con on through the night, otherwise it may have been too hot to permit good sleep). The week we spent at the villa was preceded by a week of train travel and sightseeing in France, Switzerland and Italy, so by the time we reached the villa we were ready to just relax and spend time in the villa and garden. So it was vital that the villa, garden and pool were all as lovely as the pictures on the HomeAway profile indicated. We are happy to report that the pictures are accurate. The pool was big and clean. The garden is really as large as the pictures indicate and gives the impression of being even bigger, as it is surrounded by olive groves and vineyards. The view from the pool is of unspoilt countryside as far as the eye can see. There are serveral pool loungers and deck chairs available for use. We stocked up at a nearly supermarket (10 mins drive), as suggested by the owner Stefania, and then had breakfast, lunch and dinner at the villa on most days. One tip is that Esselunga, the local supermarket, sold prosecco for around 2.6 euros, so lunchtimes were very bubbly everyday! We did venture out for a day in Florence/San Gimignano (both around 1 hour 20 mins drive from the villa, although we drive to Florence, spent the day there, then drove directly to San Gimignano for an early evening stroll and dinner, before driving back to the villa). We also visited Pisa and Lucca one evening. All of those places are lovely and well worth visiting, but our priority was rest and relaxation, and the villa was perfect for that. Stefania was incredibly helpful and gave us loads of advice not only about the villa but also the surrounding area. We would suggest that it would be recommended to have the use of a car when staying at this property. The only change we would like to see is that a ceiling fan in the lounge/kitchen would make late evenings in the villa more comfortable. Other than that, it was a perfect stay!

Well placed for exploring northern Tuscany
We were looking for a small villa in Tuscany, suitable for ourselves and for our four very well behaved saluki hounds!
The large garden, set in an olive grove, is completely fenced and safe for children and for dogs.
Close to the lovely city of Lucca, the house is well equipped for a small family.

stayed at the villa for 10days with my family. pictures are accurate representation of the villa. the house is clean, spacious, huge garden, beautiful view from the top of the hill. the location is perfect, very close to Florence, Pisa, La spezia, Cinqua tere, Lucca, San Gimignano... Stefania is very helpful. She explained everything around the house and places to see and things to do and list of restaurants and local supermarket. She even helped us get pizza on our first late night arrival.
thumbs up!!!

Great Villa, views, gardens, pool and hostess.
Everything you read in the description of this villa and its grounds is true.
The house is clean, very well equipped and well maintained. The grounds and pool are fantastic with marvellous views of the mountains and toward the town of Lucca. Stefania, the owner, lives close by and nothing was too much trouble for her. She responded to any query within minutes.
We thought that this was a great base whether you want to go to the beach, a town or lie by the pool. I even managed to have a 400m long running course within the grounds which wound its way through the olive trees.
Lucca has many excellent places to eat and the local Pizza shop made fantastic take away food at minimal cost. We would return to Pennechio at any time of the year.

Had an Unbelievable Stay!
We absolutely loved the villa and the backdrop surrounding the house was breathtaking! The listing description was very accurate. The grounds were beautiful and well-maintained. The house was extremely clean upon our arrival and Stephania was very helpful, from thoroughly going over the house to offering extensive knowledge and travel suggestions throughout the area. She is so nice and hospitable and we were happy to meet her. There were four of us staying here-we had plenty of space. We used the pool everyday-due to the hot weather, the water temp. was very comfortable. We also enjoyed the patio and grill on several occasions. One of the highlights of our trip was having Carla, the professional cook, prepare a multi-course Tuscan meal for us. It was incredible and such a memorable experience! A car is necessary, as the city center of Lucca is about a 15-20 min. drive away, as well as large supermarket that has everything you may need. We took day trips throughout the week, including Chianti, Cinque Terre, and downtown Lucca which is very charming and laid-back. We would definitely recommend the villa to friends/relatives looking for the perfect Tuscan experience, especially those looking for a nice balance of relaxation and sightseeing. If you want a peaceful and serene atmosphere, this villa is perfect! Thank you Stephania!
