It’s practically perfect in every way.
This stunning house is newly built, completed in 2020, with all the space you need, rooms with a view and a location that’s close to the beach, the park, the marina, shopping and entertainment. There’s everything you need for you and your family to create lasting memories.
Easy living
The main area is bright, spacious and comfortable with a gas fireplace and lots of natural light. Have a seat and take in the ambience and panoramic view of the Pine River Channel and Lake Michigan. For the techsters who can’t let go, “Alexa” is always at your service. After a long day of strenuous vacationing, get a sound sleep on new memory foam mattresses in the three bedrooms (also with “Alexa”) that fit 10 comfortably in beds. There are three full baths, no waiting. The energy efficient central air and furnace ensure the perfect temperature inside regardless of the weather outside.
Cooking with gas
Like a home-cooked meal? Go to it in the modern kitchen with gas range, granite counters and stainless steel appliances. Or just fire up the natural gas grill on the patio. No need to fiddle with heavy propane tanks or messy charcoal. Enjoy a burger, salad or beverages on the private patio. There’s even an outdoor shower to rinse off after a day at the beach or a morning run. Handling laundry during your stay will be both easy and convenient. The full-size front-loading washer and dryer are located on the second floor.

Wave to the passing catamarans, cruisers or passengers on the ferry as it leaves to Beaver Island. To get to town, head east along the channel path. It’s just a 10-minute jaunt to Charlevoix’s business district. Super comfortable house perfectly situated a short walk to downtown Charlevoix. House was clean (we enjoyed watching the roomba). Kitchen seemed well stocked although too many good restaurants in Charlevoix so we didn’t cook much. Will definitely book here again next time we come to northern Michigan.

Amazing views of channel and water. Very short walk to town and mushroom houses. We felt completely at home during our4 night stay. Well stocked kitchen with great appliances. Beds were comfortable and the home was exceptionally clean and well maintained . Lovely back yard with fire pit, although we weren’t there long enough to enjoy it. The host was great and responded immediately when we had some difficulty with door code. We had just not seen one like it, and once we were told it was easy. My only caution would be that all the lovely bedrooms are all upstairs and the stairs are steep, so this could be challenging for some. I highly recommend this home and would definitely come back.

Stayed here with my fiancé, grandparents, and parents as well as some of bridal party for my wedding at castle farms. From the moment we pulled up, we were blown away. A welcome basket was awaiting us, host gave all necessary information prior to check-in. Seconds to the beach; property was well equipped and very clean. You can tell that the host has been doing this for a very long time, as everything was simply perfect. WOW! Thank you for helping make this life celebration so much better with this amazing property. Would rate 12 out of 10 stars and recommend to ANYONE!

Visited Charlevoix for a wedding at Castle Farms. The Palmer house location had a water view out all front windows plus the sidewalk along the channel allowed easy walk-ability to town as well as guests who may be staying at the hotels and condos to walk to our rental.
The house is clean and comfortable, open floor plan on the first floor, large deck in the front and large patio in the back. The owners are not new to renting as everything is easy to use and to maintain cleanliness.
The small parking lot between the house and water does have lights at night but can easily be blocked with the bedroom shades. The lot also adds extra parking and room to the rental.
This rental met all expectations and helped us have a great wedding weekend.

We couldn’t have been more happy with our stay. The location was beautiful with great views of the lake. The home was decorated so nice with everything you need for a comfortable stay. We loved that we could relax, make dinner and enjoy a beautiful bonfire after dinner. It is walking distance to town and very clean. Thanks to the owner Tim who was always very responsive.

We have been vacationing in Charlevoix for thirty years.
It’s become our home away from home. Our family has outgrown the hotel we use to stay at. We found this Vrbo and it was spacious, clean, quiet, steps from the beach, and within walking distance to restaurants and shops. Tim was very quick in responding to any help we needed.

This was our second time staying at Tim’s beautiful home! The home, layout and location are perfect! We had a fabulous time staying there with our four children! We especially appreciated the very well equipped kitchen, extra beach towels, beach wagon, high chair/pack and play and shampoo/body wash in the bathrooms. Tim is a fantastic host and his communication is excellent! He promptly addressed our questions and we appreciated that so much! We hope to be back next year!

Overall a very good experience renting with Tim and staying at the Palmer House. The Palmer house location was superb overlooking part of Lake Michigan and the channel leading into Lake Charlevoix. The place was as described! And when there was an issue with the door Tim was very quick to resolve.

We thoroughly enjoyed this beautiful home on Lake Michigan and the adjoining Lake Charlevoix! Home was perfect and just gorgeous. The location was amazing as we could walk to everything we needed along with a short drive to area towns (Petoskey, Bellaire and Traverse City). Tim was very courteous and prompt in his hospitality needs or checkins. Views were even better than pictured. We will be hopefully be back soon!

The house was absolutely beautiful. A nice welcome basket was provided when we arrived. Very clean, spacious and had anything you may need. Great location, less than a 3 minute walk to the beach and less than 5 minutes to downtown. Views off the front porch looking out to the lake we’re amazing. We will definitely try to book again.

The Palmer House was the perfect place for our family. Tim was a great host - the welcome basket and "welcome to the house" message were so thoughtful - gave me peace of mind that if we needed to reach him for any reason, he would be available. This house has a beautiful and spacious front porch - a great place to hangout and watch the boats on the canal - we could even see the large boats from inside the house! The house had everything we wanted - the main floor has a well-stocked beautiful kitchen with counter bar and stools. The door from the kitchen goes to the backyard grilling and dining space with plenty of seating around the fire pit/chimney. The spacious dining area is open to the large living room with very comfortable chairs and couches. We even turned on the gas fireplace on one of the cool nights - worked perfectly. We loved having a full bath on the main floor near the kitchen and back door - very convenient for a large group. The layout of the second floor was perfect - the three large bedrooms (very comfortable beds/bedding and large closets with shelves and plenty of hangers) are spaced out down the hall with a laundry closet and two full bathrooms. All of the bathrooms were fully stocked - from soap and shampoo to plenty of fluffy towels. Two of the bedrooms have sliding doors that open to the second floor balcony - a beautiful spot to sit and watch the boats coming and going.
This wonderful house and ideal location in Charlevoix make it the perfect vacation rental - we look forward to staying here again!

Amazing Vacation Experience!
This vacation home exceeded our expectations! The house and grounds were spotless!! Both had everything we needed. But it was the little touches that made it nice. From having enough hangers in every closet to having a wagon to pull provided beach chairs to the lake...convenient and appreciated! Large screen, smart TV, gas fireplace, fire pit in lighted backyard and all high-end appliances and bedding made this home the best ever!
