About this house rental
The Beach House sits at the furthest point on West Beach, Selsey in West Sussex and looks directly out to the sea and the Isle of Wight.
Its unique position, with uninterrupted sea views, gives the most amazing sunsets, and for those up early enough the most amazing sunrises too. With West Sussex officially the sunniest spot in the UK according to the Met Office, with 1,902 hours of sunshine every year you will have many opportunities to enjoy them as you soak in the hot tub, swim in the pool, or just relax on the terrace.
Selsey is easily accessible and a great meeting place for people coming for many locations. It is only between 90 to 120 minutes drive from London.
The Beach house consists of the main house and separate annex making it a wonderful venue for any sort of gathering; a perfect getaway for both winter and summer holidays and celebrations. It has a total of six double bedrooms and one single bedroom along with two bathrooms and three shower rooms, two kitchens, a games room, and a utility room. One double and one single bedroom and shower room are located on the ground floor of the main house. The bedroom in the annex has a double bed, a double sofa bed and a single sofa bed. Two large cots with mattresses, kept in the main house master bedroom, are available free of charge but there is a small charge for bedding and linen.
The hot tub and swimming pool are in the large patio styled garden which is secured on three sides by a six-foot wall with a side door that leads directly to the beach via steps or a slipway. The pool is approx 1.4m depth and the width and length at the widest and longest points are 5m and 8m.
The hot tub can be heated up to 40 degrees year-round whilst the pool which looks over the sea is heated via an air source pump. As the heat is drawn from the surroundings the temperature will vary according to the ambient temperature. It will continue heating to about 26°C to 28°C but when it is cold it takes longer to heat up and cools down faster so in cooler months this temperature may never be achieved. As a general rule the pump will heat the pool to about 10°C higher than the surrounding temperature in the Spring, when the ground is cold and 12°C higher by the Autumn when the surrounding ground has been warmed over the summer months. It is available for use anytime but is only heated from mid - April to mid - October.
By mid-April the weather will be between about 8-12 °C so should heat the pool to about 18 - 22 °C. Apparently, the minimum for comfort of lap swimmers is about 22 °C and David Lloyd clubs heat their pools to this temperature.
There is also plenty to do in the house; it has a games room with a pool table, darts and football table. We also have Netflix, Sky Cinema , Sky Sport, BT Sport, Kids and all other sky channels and of course wifi.
There are two kitchens one in the main house and one in the annex. In the main house there is an Aga and a large american style fridge freezers and an under counter fridge in the annex kitchen. Additionally in the annex games room there is another large American style fridge and an undercounter freezer meaning there is ample space to cater for a large group.
The front door is wide enough for a wheel chair and just has a shallow step of about 10cm. The driveway is pebbled so not particularly easy to manoeuvre a wheelchair and although their is a downstairs shower in the mainhouse it would not accommodate a wheelchair. In the annex there is a downstairs bathroom; slightly larger but it would still be difficult to accommodate a wheelchair.
There is a double bedroom on the ground floor and the double bed in that room could be taken out and put in the single bedroom, and the single bed in the single room could be put in the double room; this way there would be space for the wheelchair in the bedroom. It would mean though that the single room could not be used.
We realise this is far from ideal and we are planning to renovate the property in the next couple of years and will make sure it is designed so that a wheelchair user can move around independently on the ground floor, with self access to either a shower room or a bath and able to easily bring a wheelchair into the bedroom
The number of cars that can be parked rather depends on their size, but you see from the aeriel view on Photo 37 that there is plenty of space to park on the driveway area and there is also plenty of space outside the house. The driveway also benefits from a Tesla electric car charging point.
Well trained and well-groomed pets are also accepted in the uncarpeted areas of the house. In consideration of future guests, we request that dogs be kept on a leash at all times whilst in the gardens to ensure that they do not mark territory.
The fee shown is for one pet only. If you would like to bring more that one please contact us when booking..
Over a weekend the minimum is usually three nights and an additional night's booking is required for each bank holiday day. Check-in and check-out can be any weekday except when it is a bank holiday or during the summer holidays (from late July until early September) when check in and check outs can be either a Monday or a Friday.. Winter holidays are usually a minimum of five days unless pre-arranged for a shorter period.

Email at the time of booking to arrange.
The house itself which sits on West Beach Selsey, West Sussex has direct views to the Isle of Wight and Portsmouth. It was built on the footprint of an old fisherman’s Cottage using locally sourced and reclaimed materials so retains a quaint and characterful charm.
It is in the thriving village of Selsey with a population of about 12,000 residents and is home to one of the last remaining fishing fleets on the south coast. It is widely accepted that Selsey has some of the best seafood in the world and local pubs and restaurants are happy to promote their local suppliers. Being rich in wildlife makes it a popular place for photographers looking to take snaps of rare birds and sea life such as seals.
Selsey offers many activities for all the family from a private cinema, leisure centre, mountain biking, as well as fishing trips; only 9 miles away in Chichester there is the famous cathedral, shopping, theatres, and Roman remains, Goodwood house with racing and Weald and Downland living museum.

A great place for a family holiday, run by a very helpful and communicative host.

Brilliant property. Weather let us down -a bit so we hope to be back

Great place to stay with a group of adults or a large family gathering. Plenty of room to sleep 13 comfortably, with great spaces to relax, eat and swim. Plenty of spaces to park including electric car charger. Host was incredibly helpful, and accommodating. Even managed to help us out with an early check in and late check out which was really helpful. Couldn’t recommend a better place to stay

We as a family of 13, ranging from ages 84 - 10 months, chose this house as it met everyone’s needs. My elderly grandad was able to have a beautiful bedroom on the ground floor near a shower room and the kitchen, where he could then sit and watch the hustle and bustle. We have a 12 yo autistic child so we stayed in the studio apartment above the garage to allow them their space which worked perfectly with its own kitchen and bathroom. The rest of the family then had beautifully spacious bedrooms with stunning views of the sea. It met everyone’s expectations and more. The games room was very popular for the teens and adults, as was the hot tub. The lounge offered enough space for children to play and the switch was an added bonus. Plenty of secure parking, well equipped kitchen, we couldn’t think of a sign thing missing throughout.
Our only downside was the weather the first few days and the pool not heating up as it’s heated by the air outside but that was Mother Nature who no one can control.
We are hoping to return next year for another family getaway. Thank you!

This house was perfect for hosting a hen party. Great size for our party of 13. We set up karoke, used the lovely big dining table for dinners and craft activities and were lucky with the weather to use the hot tub and very briefly the pool. Would love to stay here again.

Lovely property, right by the sea. Clean and well equipped, friendly host, would stay again.

Great property for family gathering.
Had issue with Garage/games room door. Fob stopped working and we had to get housekeeper to come and get it . Only access to games room was through garage door , so when inside the only way out was to open electric garage door . Felt anxious about family being inside especially after the door failure.
The kitchen could be a bit better equipped. Shortage of roasting/ baking tins. The can opener did not work so we bought a new one. Only one wooden spoon and no serving spoon without drain holes.
Could do with a few more dish cloths.
Annex - kitchen was not equipped at all. So had to take cups spoons etc from main house to make tea/coffee.
There was no cover on pool?
No firefighters or matches to light wood burner. So we had to buy.
Little things but thought you might like to know.
Beds and bed linen very comfortable.
Family really enjoyed hot tub once it had reached temperature .
Great location for walks
9.30 very early to vacate as I had to strip all the beds and
Follow departure instructions. No time for breakfast!

Spacious home ideal for multi generational family. Beach pebbly. Real treat to sit in jacuzzi and watch the sea. Gorgeous sunsets. Friendly owner. Big screen for games. And places to walk and cycle in nearby RSPB reserves.

We had a lovely stay at The Beach House with family for my husbands birthday celebrations. The house was well equipped and spotless. Great communication and very helpful having Sue available for any concerns as she was very responsive and reassuring. Great location on the beach and easy access to the town. We all had a great time.

Property was ideal for 14 of us and in a great location. Well equipped and the swimming pool is a great attraction and well heated.
Strong south westerly winds are difficult to escape on the terrace and a safety glass windbreak could be a good investment . Everybody had fun!

A lovely house that perfectly suited our multi-generational family. We stayed for a long weekend in early May and despite the mixed weather we made good use of the outside space, particularly the pool, hot tub and beach. In times when the weather was less pleasant, the house itself was very comfortable. The garden was mostly paved with plenty of outdoor furniture. It reminded us a bit of a pub garden – not a bad thing. It could do with a bit better outdoor lighting.
We really appreciated the EV charger, especially after travelling a long distance to an unknown area.
However, we found the rules and regulations excessive. Maybe put a bit more trust in your guests to act responsibly. On the other hand, the manager, Christine and housekeeper, Sue were very helpful and responded promptly when contacted.
We hope to return.

Great for a break for a large family. plenty of room for 12 of us to sit together and eat. Ample private parking. Vehicle charge point is a bonus and worked on an Audi. The locally based cleaner/caretaker is exceptionally helpful.

A perfect house for a family Easter break. There were 12 of us in total of mixed ages (Grandparents to toddlers) . The house is in an ideal place and there was plenty to keep all entertained. Only downside was the beautiful swimming pool was far too cold to use. Really needs heating.

We had a marvellous weekend. I can recommend the property.
4.9
Stunning location. Bedrooms & Living room light & airy. Heating broken in master bedroom & en suite. No heating in downstairs bathroom. Some photographs & descriptions need updating. Swimming pool was a hazard as there were no safety features whatsoever. No pool cover, cover for filter was missing so it was a trip hazard, no lifebelt, net or pole. One 5yr old fell in but as children were not allowed outside unattended, he was quickly pulled out of the deep water.

We had a great 4 nights here with 2 other families. Great location, spectacular views overlooking the sea.
Hot tub was a hit and there was plenty of space in the lounge for all.
Seafood from Julie’s went down a treat!
Great place for adults, teens and children.
Communication from hosts was very thorough too.
Highly recommend.

Lovely property, very clean and well presented, friendly owner and housekeeper. Lovely location and we were very lucky with the weather being able to use the pool at the end of October. The only downside was that the hot tub needed cleaning after a couple of days and we didn’t have any cleaner.

Excellent position & facilities for the enjoyment of all.

This house is amazing. Right on the sea. Roomy and comfortable. Well equipped for all our family, including games for children of all ages.

This was a wonderful way for all the family ( 16 of us) to get away to celebrate our 50 th anniversary. There was plenty for all ages including the pool, hot tub, games room and Nintendo. We were very luck with the weather and the pool was much appreciated.

Stunning location
Booked this for my 40th birthday and was great, we had everything we needed for the weekend in one place.
Though we never did work out how to cook with the aga!

AMAZING!!!
The house was the perect size for my hen group of 12, the views across the garden/sea are beautiful. The house had everything we wanted and we couldn't have had a better weekend. We're already talking about coming back again xx

Had the best time ever staying at the Beach House. It had everything you needed and the view is amazing.
Communication with the owner and Sue the cleaner excellent.
My family and friends were so impressed we will be booking again.

We thoroughly enjoyed our stay at this property for a long weekend. There are a few things that can be improved of course but not significant enough to mention here or spoil our enjoyment at the time.
However... BEWARE... you may find hidden costs that you did not budget for are added once you have left.
For example... We got permission to take our dog... we had the privilege of paying an additional £250 for this... only to be charged an ADDITIONAL £150 for "checking the garden for dog waste"... £150!!!. (Bearing in mind that the main gates were left open when we arrived and there were plenty of other dogs in the area.)
An very elderly relative had accidently stained a single duvet cover, for which we were chardged £40 and an additional £50 for forgetting to strip some beds before leaving. Very petty when paying literally £000s for the weekend.
So... Whilst we had a great time at a lovely property... BEWARE of these additional money-making charges. You have been warned!

Fabulous time having a belated 60th birthday weekend with 8 girlfriends. House was ideal for us, spacious and had everything we needed, wished we’d booked for longer! The sun was out so we had fun using the jacuzzi and pool and lovely walks along the beach. Shops and pubs a short distance away. Would highly recommend and would love to come back again soon.

14 of us stayed at the Beach House this weekend! We loved the house. The kids loved the games room, pool and hot tub were well used by all of us even though it was freezing outside!! Beautiful views, great location. Kitchen brilliantly equipped. Annex was a great benefit for our family of 4. Would have loved a shower hose in the annex bathroom, otherwise brilliant ! Great Comms from both Christine and the ever-helpful Sue! We will be back again for sure! 🙏🤞❤️

We were a group of 'Mother and Daughters' Celebrating a Birthday. House was great for what we wanted. Clean and spacious. Hot tub was well used and location is a short walk into Town where there are lots of places to eat and drink. Too cold to use swimming pool but still a lovely back drop.
We cooked a large meal on the Sunday and did struggle a bit with kitchen supplies, such as sharp knives, large dinner plates and roasting tins but most people eat out on holidays anyway.
A fantastic time was had by all. Thank you

For a weekend to re-energise before Xmas, five friends and I - all ladies of a certain age - came to the Beach House for a break.
The house is beautifully decorated and clean as a pin. The space is really relaxing and the rooms big and airy.
It was fun to sit and chat in the hot tub; easy to wonder into town for some great food; and go for walks along the seafront.
Highly recommended - and we're tempted to return in the summer to see it all with fine weather!

12 of us stayed and used all bedrooms , so lucky with the weather , facilities at the property were great and we didn’t have any issues, and as football lovers were so happy finding sky and bt sports . Location were superb and thinking of coming back in the summer to experience the pool, one thing I would suggest is outside lighting especially around the bbq area , we managed with lights on our phone , and didn’t poison anyone , all in all a brilliant weekend away
