About this villa rental
Wake up early to catch the morning sun as it hits the mist in Mediavalle del Serchio, turning the entire valley gold. You’ll have quite the view from this ancient hilltop Palace 25 mins drive from Lucca centre. When the mist settles, set out to explore the hamlet of Pescaglia and olive groves. Then, drive into town for breakfast. And, make sure to pick up some Sangiovese Wine for later.
PALAZZO GIUSTI it is located into the centre of the old hamlet of Pescaglia with a shared pool in the front and a second private swimming pool located on a private garden just 1 min walk away from the Palace, this lovingly-restored 1500’s ancient Palace has been updated with a state of the kitchen, original furniture, heating and the highest-end electronics and appliances.
On the ground floor of the Palace, there is a studio with a double bed, a small kitchen area, and a bathroom with a shower. Additionally, there are two master bedrooms with ensuite bathrooms and kitchen corners, each with private access from the exterior of the building.
On the first floor, you'll find a grand kitchen, a dining room, and a living room, along with one master bedroom with an ensuite bathroom. There is also another master bedroom connected to a twin-bed room, both sharing an ensuite bathroom featuring a bathtub and two showers.
The second floor boasts another grand kitchen, dining room, living room, and a charming covered terrace. This floor also includes two master bedrooms with ensuite bathrooms—one with both a bathtub and shower, and the other with just a shower.
Staying true to its roots, PALAZZO GIUSTI also boasts a private courtyard an infinity pool and fireplaces in each living area. Dine outside among the mountain views. Make that home-cooked meal extra-special and get the concierge to book an in-house Italian cooking lesson. The professional kitchen is the perfect place to learn how to hand-made pasta and combine fresh local produce. When the party inevitably moves to the terrace, cool off in the swimming pool, or sample the finest local wines around the alfresco dining set.
Rather dine out? Drive into Borgo a Mozzano, Pascoso, Loppeglia or to Ponte a Moriano with its vibrant food scene that features some of the best restaurant in the Lucca area including Michelin Starred Ristorante Butterfly. Drive to Lucca and wander within the historic city walls, where high-quality restaurants, bakeries, and gelato shops line the streets. Take a day trip to Pisa, Cinque Terre or Florence and explore the museums, galleries, and churches of the ancient Renaissance city. And wine tours of the World-famous Colline Lucchesi Vineyards are a great way to see all the different areas and landscapes of Tuscany.
The park-like front garden (about 80m from the Palazzo) has a pool (1400×400 cm), a changing room, bathroom. The villa has two 75' Tvs with Netflix free of charge.
Guests are kindly requested to separate their waste according to local regulations. For those who do not comply, a fee of €100 will be charged to cover the cost of the fine and proper disposal. Thank you for your cooperation in helping us keep the environment clean!

Proximity to Lucca, Barga, Pisa, beach and Florence. Half an hour to Lucca. Local hikes off single lane roads. Lovely to have two living, dining and kitchens to dissipate guests. House manager Olivia was charming.

My friends and I had an amazing time relaxing by both pools, cooking and eating large family meals together at the two outdoor and two indoor 18 person tables. The town the villa is in is very cute and has a lot of character. We thoroughly enjoyed the ability to day trip to a variety of places including Florence, Cinque Terre and Vineyards around Tuscany. The Villa was clean, beautiful and the host Oliwia made sure we had everything we needed to have an amazing week. We would definitely recommend this beautiful villa!

This villa was absolutely perfect for our 10 guests and was very charming, clean, and beautiful. The second pool that is a short walk from the villa is FABULOUS and the views are stunning. We met the owners, who were so pleasant and kind. We had a great time. Negatives would be that it was not advertised the steps/walking to get to the villa. My nearly 80-year-old parents were troopers, but this proved difficult for them. I would not advise for anyone with mobility issues. We went in August 2023 and the rooms were just TOO hot. Even with more fans being brought in. I do not suggest booking in August. Lastly, the property manager (not the owner, the manager) was rude. She started off by getting into an argument with our driver, never would respond promptly when we had concerns about the number of fans, and was very rude when trying to communicate with us regarding garbage sorting etc. She really was not nice. I also think the massage person we hired through the villa manager was very nice, but we all agreed she was not a masseuse. She basically just poured oil over us and patted it in for an hour, lol. These are minor items, and truly the space is wonderful and it was a magical time overall. I do recommend hiring. private driver, the roads are steep and it was a good call on our part to have one for the group.

Perfect in every way!
We were an extended family of 17 persons aged from 8 – 78 years who rented Palazzo Giusti for 10 days. We had a happy and relaxed time at the property, and it catered for all the different needs of the group. The palace is a very charming historical building which is modernized and well kept, clean, spacious and well equipped. Both pools were in frequent use by large parts of the group and are also well maintained and clean. The internal backyard is perfect for both breakfast and evening meals. The barbecue area by the one pool is also great and well equipped. The location is about 30 minutes from Lucca and the area is beautiful. The altitude of around 500 meter above sea level provides some respite from the July heat. Evenings were very nice, and the rooms that needed it in the house had fans that made the nights comfortable. Nearby restaurants provide a wide variety of good options for meals and there are sufficient possibilities in a reasonable distance to do necessary food shopping for a large group. Pescaglia is a very picturesque, friendly and quiet village. There is only one small shop, but it offers an impressive variety of groceries. The bar next door to the shop is perfect for an afternoon aperitivo. We also visited Lucca, Florence and Pisa during the stay, which is easy from this location if you have a carby train from the station about 10-12 minutes by car from the palazzo. We also went for a river trekking in the nearby Lima valley - very popular with the young ones as well as adults. (Rockonda.it ensured a nice cool day in the river). We would also like to mention the service provided by Oliwia on our arrival and during the stay. She was positive and helpful with tips locally and quickly solved the minor issues we had during the stay.

Highly recommend Palazzo Giusti!
Palazzo Giusti is stunningly beautiful. The photos simply don’t do it justice. There is plenty of space and it accommodated our group of 15 without an issue. We would love to stay again in the future. Oliwia, our hostess, was incredibly kind and accommodating.

Wunderbare Tage im Palazzo!!!
Der Pool im Grünen ist eine Wucht - welch ein Ausblick! Auch die Großzügigkeit des Palazzo ist beeindruckend. Die Küchen sind mit Ausnahme der Messer und Töpfe super ausgestattet.
Prima wäre eine Unterstützung bei der Müllentsorgung. Auch die vielen Fliegen in der Küche waren lästig. Auch sind die Zimmer von sehr unterschiedlicher Qualität. Aber das sind Kleinigkeiten im Vergleich zu den Vorzügen des Palazzo.

Luxurious home in remote Tuscan village
Stunning old building, beautifully renovated and with chic yet cozy interior. Lots of space for bigger groups or families, given the different floors, two fully equipped kitchens, terraces and access to two pools. Loved the view over the valley.
Given the upper segment (vacation home) pricing though, we had very high expectations but a few things let the property down... The village feels like an open-air museum with its small alleys and partly abandoned houses; charming on the one hand and a little sad on the other. Quite a contrast... Also, you had to pass half-broken houses and concrete mixers to get to the Palazzo itself. Then again, very authentic, right. While the house was well cleaned, you do find some cupboards filled with old clothes, cleaning products and other items. Would have expected these things stored away from guests. The garden pool is super beautiful with its wooden decks, garden kitchen and views - however, you do need keep the 100m walk in mind (esp. when with small children). Same for car parking, be ready to carry your luggage over the cobblestone. Also, no aircon and it does get quite warm in most of the bedrooms. There some fans and two (little efficient) mobile aircon units for the 3rd floor.
The agency could unfortunately not reply all our inquiries.. Upon booking, we had direct contact with Roel/ owner who quickly and reliably replied to all our questions, and acted swiftly when needed (dishwasher broke down and got replaced the very same day!). However, we had the feeling that Roel had gotten tired of this project. Luckily he had put us in touch with Ilhem & Michael who cooked for us delicious Italian meals at the house a couple of times and provided top-notch concierge services (reservations, activities arrangements, etc) that gave the 5star feeling such a luxury vacation home needs. Wonderful energy & fun to have around!
Overall, the house is not yet at the level you would expect from seeing the pics and given the price level. It takes a little more to transition from a B&B to a luxury house aiming for a certain clientele. Wishing Palazzo Giusti and also the village Pescaglia all the best!
