A stunning and immaculate 2 bedroom 2 bathroom new construction located in the highly desirable Breakwater Village in Point Judith, Narragansett. A private beach within a minute's walk from your front door. Amazing views all the way to Block Island. This well-kept home is move-in ready and is offered fully furnished and tastefully decorated! The house sleeps six with the pull-out couch, new windows, outdoor shower and everything is updated! A wonderful deck to relax and enjoy it all. Kayak, Swim, Fish or take the Ferry to Block Island for the day. All of these activities and more await you and your family for endless days in the summer sun! Saturday to Saturday rentals in the summer.

Lots of opportunity to improve including adding working doors for the "outdoor shower", get rid of the ant problem, fixing the door keypad & fixing the downstairs toilet so it doesn't run. Location & views are great & the home is nice but not as big as the pictures make it look.

Brad was a wonderful host and the community is very sweet and quiet. Wonderful private beach a short walk. Gorgeous sunsets! The view from the second floor master bedroom was beautiful and we loved that deck and large windows, nice shower. The downstairs is a little tight, but well appointed. Small 1st floor bedroom- Full bed a little dark but fine as you are only sleeping there! Very nice community- everyone so friendly. We had a great time biking,kayaking, eating and a day trip to Block island. All in all a wonderful vacation. Thank you Brad!

The cottage was wonderful! Decorated like a beach cottage, very comfortable and BEST place I’ve stayed in RI. I loved being able to walk to the beach and Breakwater Village was lovely.
Brad was very accessible when I had an issue with the air conditioner.
Only problem was having to leave at the end of the week!

Awesome quiet little coastal community. The house is a 2 min walk to the private beach and is very convenient when going back and forth with kids. The outdoor shower is a great feature for washing off sand and beach gear. There are many great shops and restaurants within a 5-10 min drive. The owner Brad is very accommodating and goes the extra mile to make sure that you have a great stay. The house is a little on the smaller side but has modern features. The balcony on the 2nd floor overlooks the ocean.

The kids and I have a great time at this cottage by the sea. The community was very nice and the evenings spent on the local beaches were breathtaking. The cottage was clean, safe, and absolutely perfect for a summer beach getaway. We highly recommend this place!

Breakwater Village is truly a special place- so quaint, quiet and beautiful with gorgeous sunrises and sunsets and cool ocean breezes. The property renovation is also really nice. The second floor is gorgeous. The first floor now also needs some updates, by way of more comfortable furniture for dining, relaxing and sleeping. It is quite worn and tired compared to the second floor.
The “full bed” in the first floor bedroom is very comfortable but the Queen pull out needs to be replaced. Additionally, almost all of the windows need privacy shades or coverings, which was a bit compromising, given how close the neighbors are and how bright it is in the early morning.
The patio outside also did not have a railing, which was a little nerve wracking, given the four foot drop, especially with our young child.
It was clear that the renovation was about 90% complete for our stay with these last few things remaining on the to do list. Advance notice of the same would have been appreciated.
One last suggestion would be to consider providing linens and towels and a few more replacement trash bags, laundry pods, etc. for the weekly rental cost. This nominal investment would make for a more convenient and relaxing stay for guests.

Narragansett cottage
The cottage looks just like the pictures ,,, small but comfortable and cozy .
The shower is small as mentioned in other reviews , so ladies bring a shower cap if you want to shower and not get your hair wet .
The porch furniture was replaced with new , very nice .
The best part for us — Loved the private community and their beach (half block walk) not crowded like the local beaches , although we were there before the busy season began ,,, close enough to visit beautiful Newport and block island ferry very close . . Owner Brad was very responsive and pleasant .
We would stay there again .

Perfect Little Paradise
It was my birthday wknd and my other plans fell through, I found this little cottage and messaged Brad last minute and was so excited it was available! From the moment we pulled into the area I was in love. The cottage was adorable and looked better then the pictures inside and out! You can see right to the water from the deck and the neighbors in the area were so friendly. We chatted on every walk we went on. My family stays in RI/Narragansett/Newport/Little Compton often and I'm so glad I found this cottage. You can walk to the beach which is private, Point Judith lighthouse, and also a super short drive to a few restaurants, ice cream spots, and more! Brad was so nice and very responsive he's a wonderful host! Cottage has definitely been renovated and sleeps 4 very comfortably, there is a loft for 2 more ppl to sleep but it is a bit of a climb up a ladder, if your adventurous. Better for older kids. The inside was new and comfy and open and spacious for a small cottage. I will definitely be back to this cottage!! A+++😊😊

Great Getaway!
Home was quaint and just right for my wife and I to get away and celebrate our 25th wedding anniversary. Host was communicative throughout. Great location to enjoy the local fare and close to the ocean. Enjoy!

Adorable Cottage in a Fabulous Spot!
The cottage was adorable and located in Breakwater Village Point Judith which is a fabulous little community in an awesome location. 5 minutes to the Block Island Ferry, 15 minutes to Narragansett (excellent restaurants!) and a 2 minute stroll to a private beach with beautiful sunsets :) Everything was clean and comfortable and Brad the owner was available for our questions. Would stay here again for sure!

Mother daughter weekend
We had an amazing trip. The rental was perfect. So close to the beach and activities. Could not ask for a better place to stay. The rental property had everything you could think of and then some. We had to bring our own sheets and towels. But with everything going on right now we actually appreciated this.

Quaint Cottage
Pictures show it all. Quaint little cottage. Steps from the beach. Great communication with owner. Very nicely decorated. Outdoor furniture could use some updating. Very difficult to shower outside with it not being fully enclosed as it just has a shower curtain that blew in the wind versus closed in gate. Other than that, it was a memorable trip with a great place to lay our heads at night.

Relaxing Getaway!
We had a wonderful experience staying at this property! The house was clean, well-maintained and equipped with everything we needed. The house was cozy and comfortable and in an excellent location - just a stone's throw away from the beach! We truly enjoyed our stay and look forward to our next vacation there!

Adorable cottage
Loved our stay! Beautiful cottage. Walks to beach with amazing sunsets. Was actually relieved that cottage is not right on beach but very close as we were buffered from some wind and chilly weather and spent lots of time outside on deck. It’s a perfect location for a nice relaxing vaca. Brad was great. All was easy and worry free. I highly recommend!!!!

Adorable little cottage
Brad was a wonderful host! Communicative, attentive and well-prepared. We'd never been to the area before, and he was quick to reply with recommendations for kid-friendly restaurants and activities, even hand-delivering a coupon for one. :-) The place is absolutely adorable; very tastefully designed and with amenities (e.g., coffee, dishwasher detergent, paper towels, etc.). We did move some decor items to keep them away from little kiddos.

Great Little Cottage
My husband and I wanted a quiet getaway close to the ocean! This place was perfect! Close to beach, restaurants and ferry... but still private. Would highly recommend!

The shower is very small, the dining chairs don't seem like they'd stand up to heavier weight, and the toilet is tucked into a small space. Also, the loft area would really only be practical for younger people who don't need to use the restroom at night because the ladder is very steep and the rungs are quite narrow. Overall a wonderful experience!

We loved the accommodations. It was a lovely place. Perfect for our getaway. Walking distance to the water and a nearby lighthouse. Plenty of beaches nearby as well. The property had everything we needed for our stay. Furthermore, the property owner was quick to reply to any questions we had and left us a very nice welcome gift. We’ve already recommended the property to close friends of ours!

Comfy place near beach
The property was very nice and clean, with a great beach decor in the house. The village it is located in is perfect to get away, it is right next to the private beach which has amazing views of the sunset. This location was ideal, as it is close to anywhere in the area you want to check out whether it be Narragansett, Matunuck, or a quick trip to Newport.

Relaxing and wonderful stay!
Brad has got to be one of the top hosts we've ever had at a vacation rental. His communication was super helpful and he went out of his way to make us feel comfortable and right at home. The cottage is great! Cute, very beachy, has full amenities and cooking equipment. One block from the beach and in a really nice, quiet community. Great for relaxing and unwinding, highly recommend!

Perfect RI Beach Getaway
We had a fantastic time during our stay at this adorably decorated beach property. The house was perfect for our family of four and our girls loved the loft for reading and relaxing after mornings at the beach. At night, we enjoyed sunsets from the deck. All the beds were comfortable and the kitchen had everything we needed. The location is fantastic; 3 private beaches are a 2 minute walk away and several evenings we had the beach to ourselves. Two of RI’s most iconic seafood restaurants that offer takeout and ice cream are a short walk away. We also enjoyed the short drive to Wheeler beach and bought lobsters and oysters from the fishing boats 5 min away to enjoy back at the house. Brad, the owner, was personable, responsive and accommodating. This property is truly a gem and we hope to be back next summer!

Beautiful break water village
Our family enjoyed the quaint village beach and cottage. My grandson did get some fishing in too! The owner Brad has a very clean cottage and is very accommodating- we have already booked a little larger place for next year!

Loved this cottage!
We just came back from a great week at this cottage. The private beach is awesome ... our kids had so much fun swimming and they loved the crabbing too! Brad was also super responsive and very helpful whenever we needed something. I would definitely recommend to any family looking for a fun getaway!
