In Newport Beach you are required by law to carry a bag or container for your dog nuisances at all times. Fines are $100 - $500 for dog nuisances not picked up. Please place your used dog waste bags in your own trash can (not your neighbor’s) or in the city’s on the boardwalk. The Association (not the city) provides dog waste bags at 16 dispensers around the island. Please take no more than 2 (two). Dogs are prohibited in the Balboa Island Park (on Agate Ave.) at anytime. Please keep them off the grass!

Smoking or alcoholic beverages are not permitted on the boardwalks.

There were 14 of us for nine days, including three generations of family. We rented both the upstairs and downstairs units and it worked out perfectly. We all ate dinner together upstairs. This was our fourth stay at this house. It is right on the water with a small beach ten feet away. The house is well furnished, with comfortable beds, plenty of common space, fully stocked kitchens and four washers and dryers. The place is immaculate and has all the amenities you could want. The owner is wonderful and very attentive, We will stay there again.

This was the second year that our family stayed for a week in Pat's vacation home. It is just the right size for our family...8 adults, 5 children and 1 small dog. We especially appreciate that since it is a duplex, we had two complete set-ups including 2 kitchens which are fully stocked. We love that it is located directly on North Bayfront as the children could play on the beach from dawn to dusk with us keeping an eye on them even when we were on our patio and not on the sand with them. Pat is a very responsive host; responding quickly and quickly taking care of any questions/concerns.

We live locally and wanted a place to have for our Family of 12, ages 24-86 for the Holidays. This place was perfect.
Location: Walk Balboa Island, Walk to Ferry and rent a Duffy from the Fun Zone, walk downtown, walk across the bridge to Pavillion's for last minute grocery adds. Or sit on the waterfront patio and watch.
Clean and Turnkey: Property is well appointed with what
is needed for a short stay. Owner has paid attention to details.
Functional for a large group: Upstairs kitchen was small and had everything one would need. Downstairs kitchen larger and allowed for cookie baking while dinner was being prepped up top.
Rooms: Bunk Room was fun for "young adults." Both Masters offered privacy and space for "older adults." Less street noise than other properties we have stayed in the area.
Owner very responsive to a couple of small things he was unaware of and immediately had them taken care of.

This was our third stay in this house. It is actually a duplex and you can rent the upstairs, the downstairs or both. We need both for our family of 12 ranging in age from 18 to 79. It is right on the water and very close to the shopping street. You can even walk to the grocery store. The home is inviting, clean and very comfortable with all of the amenities you would want. The owner personally is in contact to make sure your stay is just as you want it. It comes with a two car garage, beach chairs and beach toys and the kitchens are fully equipped. We love this place and have already secured it for August 2024. This deserves my highest rating.

We've been staying on Balboa Island annually for decades and this is our favorite home rental yet! Just steps away from the bayfront made for great fun with our grandchildren. The location and views are spectacular! Pat was a dream host - she texted us upon arrival to welcome us, answered texts promptly and made us feel at home.

Great beach home for our family reunion
Wonderful home right on the bay, with easy access to main street right on the island. Perfect place for us to get away before the holidays weekend, spend time with family, and enjoy the area. Definitely recommend this home, the entire place was very clean, had lots of space with both the top and bottom floors, and looked just like the photos. Pat was a fantastic host!

We rented both the upstairs and downstairs units and they homes were wonderful. Very spacious and clean and you just can’t beat the location. We enjoyed bike rides down to the beach and walks around the island to see all of the Christmas lights. Pat was very easy to work with and so welcoming to our family. Thank you for a great few days!

Family Thanksgiving
We brought our family here for a Thanksgiving getaway. The property was perfect! We had gorgeous views, easy access to stores and the most relaxing week! Plenty of beds and lots of space. We made a full Thanksgiving meal for our family and enjoyed so many special walks along the island looking at the beautiful Christmas decorations. We would come back in a heartbeat! Thanks for providing such a wonderful property and accommodating our big group! Pat, the property manager, was very responsive and accommodating. She checked in on us when we first arrived and was there to answer all our questions throughout the stay! I would recommend this place to any family or group vacation! Can’t get enough of the wonderful weather and perfect views!

Fantastic COVID stay-cation
Our group (2 adults, 6 kids) had an amazing 2 weeks on Balboa Island. The property was clean, well-maintained, and had a bunch of necessities on hand (beach towels, chairs, toys) so that we did not need to bring them ourselves. The location could not have been better as we enjoyed being on the north bayfront (central to Newport and other beaches) and a 1 min walk to the main downtown. Pat was available at all times to answer any questions and any time we had any sort of issue, she resolved it quickly and without hesitation. We look forward to coming back again.

We were so pleased with the location of the home. It's so close to all the action and easy to get to as well after crossing the bridge. Clean and ready for the next guests. The Property manager/owner, Pat is responsive as well. If you do rent the entire property (both units) like we did, then please note that there is not an interior stair way to connect them. The only way to access the downstairs/upstairs unit is from the 2 exterior stair cases.
