About this house rental
Lovely Ranch Style home, completely redone, just down the road from the Silos, just a few blocks from I35, easy access to the Waco Surf and Cable Park! It's just a half a mile to Valley Mills, where there is all kinds of Eateries, Bars, Shops, Malls, Fast Foods, Etc. This home has lots of space and plenty of beds for overnight guests! It is HANICAPPED accessible, going in the front door and from the back door and NEW WOOD DECK , taking you to a huge fire pit! The back yard has a huge Pecan Trees that provides tons of shade, and has a charcoal grill as well! Inside you will love the rustic décor and hardwood floors, and two large bathrooms! One bathroom has a walk in shower, great for wheelchair use. Four of the bedrooms are nice in size and have their own new Flat screen TV's. One bedroom is small but has its own TV as well! Kitchen is large and has a island for extra working space and a 6 person eating bar done in a creative rustic fashion with a rustic pendant light above! The dining room table will also seat 4 guests. The home has motion night lights through out the home, for night passage and safety, and charging outlets for easy charging of your cell phones! I named the Home , The South Fork Inn, because I sold a home in South Fork, Colorado, and brought a lot of my chairs and décor here to add the Old West, ranch style charm here! The utility room is huge, and also has an extra daybed there, and it's close to the kitchen! The front porch is completely enclosed and has its own mini split AC unit, as well as an electric fireplace, with wood logs, that looks and feels like an actual wood burning cast iron stove! This room contains 2 daybeds with pull out trundles, this room will sleep 4 folks! FLAT SCREEN TOO!There are lots of nice dishes, utensils, small appliances for you convenience as well!It has a toaster oven, crockpot, sandwich maker, and so much more! Don't forget to try out the Custard Shop, Katie's, around the corner on Valley Mills! Pets are welcome apon approval, must ask in advance. Fees are 40.00 a night per pet, no cats. are allowed , and all other pets must get approved!Please note, there has been some buckling in a couple of areas on the floors due to past spring rains! These will be repaired once the ground drys up. shoukd not impact your stay, but wanted guests to be aware of it.Thanks for considering the South Fork Inn!

Very bad area AC didn’t work. Home Owner gave us the wrong code to get him and failed to respond when we did get in. It was 80° in the house. We did not stay and did not get a refund. Home Owner seem to not. Care

There were dead flies on the window seals dead scorpions under the furniture dead roaches in the kitchen. I say this because they either sprayed chemicals or had a fumigater come in and we weren't told because we had older folks & a new born with us. No basic things like soap in the bathrooms paper towels and the bath towels were just crusty gross

Original impression was this was a cute rental because the owner has invested in cute decor, but as we started to unpack it became apparent that this place had not had a good clean in awhile, at first I thought it might have sat empty because their were bugs, debris and cobwebs everywhere. I reached out to the host and she was very responsive and even had the cleaner contact me. I made the mistake of limiting my concerns to 4 areas when speaking with the cleaner and that is all they took care of.
This house had broken glass globes in the ceiling fan, rotting grease/with eggs under the decorative wooden cover on the stove, the only smoke alarm in the house was disconnected and sitting on a side table, and the wood floor planks were separating between the kitchen and living-room. There was also opened a partially used bar of soap in the shower.
The host was really nice, if she committed some resources to really cleaning and fixing the hazards to this home it potentially could be a great rental.

We stayed in this house this past weekend. Would not recommend. House was not very clean and had safety issues. The fire alarms were not in the ceilings. The grass was knee high and very trashy. The chairs on the patio were torn and unable to sit it. Lots of trash in the backyard. The steps going to the grass weee wobbly and rotten. Many more issues than I can list.

Property adequately accommodated my family and me. House needs to be cleaned better before guests arrive. Neighborhood is very rough... We kept the doors locked. It is located on a very busy street... Can hear large trucks passing throughout the night. Aware that some of this is out of the owner's control, but would not return unless the cleanliness is addressed.

We loved staying here for homecoming. We are all BU alumni and enjoyed being so close to campus. We used the fire pit both nights we were there! There’s plenty of beds and the property is super close to H‑E‑B.

This house is conveniently located and was close to all of the things we had on our schedule. It is an older home, but is very charming and had plenty of room for our group to spread out. Debbie was very responsive when we reached out with questions, before and during our stay. Thank you Debbie.

Sistercation
Had a great time in Waco!! The house is older so needed some maintenance. It was very comfortable and cozy! Decorated so cute!!
Location was perfect for us we were no more than 2 miles from everything we wanted to see and go to restaurants in Waco!! House was big enough for all of us to have a bed and be comfortable. We had a sistercation that was out of this world! The property manager was very attentive and responded to us immediately if we needed anything! Thank you Debbie for that! Beds were comfy we all slept good. Believe me we needed it. The back porch was perfect for coffee in the morning and evenings. The kitchen and bar area was great and found a leaf for the table so we could fit all of us at the table to eat and play games! The kitchen had everything we needed to do what we needed plus some snacks and staples. The bathrooms were clean and had all the towels and wash rags we needed plus extras. The living room was spacious and with us older sisters we could dance to our oldies, Christian Music and our country! That was a blast!! The place had some damage to a floor between the kitchen and the living room. A little play gun display. I put that back in order my ocd kicked in!! 😂 leave a place better than you found it for the next guest is what I alway tell my grand kids! There was some street racing on Saturday night but the police took care of that! LOL thank God for our finest. Shout out to #Georges #Vitek #Health Camp greatest food and service! Overall great time in Waco! Definitely would stay again!

How is this place rentable?
I use the vrbo service frequently. We have enjoyed many wonderful places. Unfortunately, this property is not one of them. We all have the stories that start with-hey do you remember that time we stayed in that dump? This stay will live a long life in those highlight reels.
I rented this house even though it has a lower rating than I normally feel comfortable with. However, it had the appropriate number of bedrooms I needed and a central location.
The check-in instructions were never sent, and after an unanswered message, I had to call the owner to access the property. We were not early. Check-in was at four pm, and we did not arrive until 4:40 pm.
The front ramp was tiled with very nice-looking tiles at one point. Since then, many have broken and loosened, only to be covered by rugs. This seems to be the theme throughout the house. The showers and floors are littered with broken and loose tiles. The laminate flooring in the house's main area is bowed and sliding apart. The owner was kind enough to place rugs over a few of the spots, and a yellow x over the worst spot. The flooring sticks up far enough for even the non-mobility challenged to trip over. Think waves of the ocean in the middle of the living room.
Dead bugs, a few layers of dust, and things I am not sure I want to identify were strewn about the rolling waves of the laminated flooring. It matched the dust bunnies clinging to the ceiling fans and moldings. Oh and mold. Can’t forget the mold. Charging renters a $200 cleaning fee when they are the ones who end up being the cleaning crew, doesn't seem quite right. Deep cleaned and disinfected-not a chance of that.
If you enjoy being nose to knees, you will love the couch. It gives you a sink down, set on the floor while smothered by worn out leather feeling. The beds are in the same condition. Lay gently and have a friend help you get out.
The owner has a note pinned to the fridge with instructions to get the dishwasher to run 🤞🏻. The fridge is missing shelves but they left half a case of Yingling and a bag of chicken in the freezer. These offerings accompanied a mirage of rodent riddled dry goods in the pantry above the garbage can.
The electrical situation in this house is a nightmare of capped off exposed wiring, dead switches, and things that hum with an electrical buzz in the night.
Unfortunately for us during Christmas there wasn’t an option of moving to another place.

This house allowed our family and friends to stay together to help celebrate a graduation. It is cute and quirky but can certainly use updates starting with the flooring. The location to Baylor’s campus was fantastic but the neighbor itself did seem a little sketchy and run down.

We checked into the property to find That it had not been cleaned since the last clients stay. Beds were not made, garbage not taken out, dead roach on the floor, hair in the showers and defecation left in the toilet and ONE roll of toilet paper. The “cleaning lady” aka property owners daughters personal laundry in the washer. So I contacted the property owner who was apologetic and advised that her daughter assured her that things were squared away BUT I had pictures and advised that there were no cleaning supplies to even just clean it up ourselves because after 20+hrs of travel this wasn’t what we expected. She stated that her daughter would be over in the morning, we declined that offer and did it ourselves even buying our own TP. She offered to refund the cleaning fee….haven’t seen that. As for the property it is in need of some serious repair, the floor is all warped and marked with yellow tape X so you don’t trip, the doors don’t shut properly on the bedrooms, ceiling fans don’t work, WiFi did not work during our stay, advised owner and she advised me to take care of it….overall not impressed with the lack of resolution property owner provided in variety of aspects as above.

It's not guest worthy/ ready/ capable.It was a lot of little things that made the whole experience unfortunately, bad.No coffee pot.. (um... what?)The house has multiple sections that get different ventilation ratios (it's an old house, and heating / cooling is very inconsistent, so pretty much 1 room sleeps well, while everyone else doesn't).Was charged for additional guests over 4 even though the house sleeps 14?There is no large eating table.. yes... none. Just a small 4 person table that is uncomfortable, and too small even for just 4. Why have a house to sleeps so many, but have none of the house in any position to support that many guests. There are small plug in night lights everywhere... so you have to 1 by 1 unplug and plug them in during the day / night since they are old and 'always on' etc.There is no sink disposal... so you have to do all of it by hand... in a rental/ vacation property.. this is pathetic.Nearly all the doors dont properly close, such as internal bathroom doors, so you have to just tell people 'I'm going to use the back restroom please don't come into the room of the house'...The house is generally not kept up. The shower floors were gross, not disgusting, but gross. Like hair and some dirt marks. Again.. this is supposed to be a vacation home.. not just a house that we are using to sleep at.There were no extra rolls of toilet paper... again and again.. these smalls things on an individual scale wouldn't be a big deal.. but all of them together makes the entire stay really crappy. So I'll say it again, this property should not be rented out. It needs $20k of maintenance and upgrades, and a remarkably thorough cleaning and rearranging/ replacing of furniture, lights, etc.

Great spot for the price
We enjoyed our stay. The house is VERY unique so it was fun and different. The house does feel a little “lived in” for a bnb— owner’s food in the fridge and pantry etc, but nothing too bothersome. Something to be aware of— don’t get anywhere close to the guest count unless you’re bringing a bunch of kids because there are only 4 real beds, and the rest are small day beds spread around the house. Would go back!
