Ottimo letto
Climatizzatore un po’ di rumore

Polite staff and clean room
Size of the room. The oven should have tray, we bought frozen pizza and left it in freezer cause we couldn’t bake it. :(

The owner was really friendly and welcoming. The bed was big and comfortable. Everything was clean and breakfast was delicious. Parking was nearby. There is also A/C.
Wireless was out of range/reach for our room, we were lucky we didnt really need it.

Central position, close to restos. Clean and tidy and great value for a road trip stop over

Very friendly and helpful host
4.1
Cleanliness, location, beds, bathroom. Good breakfast. Free parking and WI FI.
The size of the room - a bit too small.

The facilities are pretty bare bones. But the owner was extremely helpful and obliging. I had some difficult things to arrange which he stayed with until he got them arranged. So he was very hospitable and conscientious. And the room had air conditioning which is unusual and a real plus in the hot summer
I stayed there only to be near the airport for an early morning flight. So I can't comment on the location. The room was very simple but it provided everything I needed.

The terrace was unkempt.

Great staff and very good location. Good for one night
There is no parking space and the place could be cleaner

Very clean and comfortable room. Amazing breakfast!

- the check in was quick and easy, the host was nice
- the triple room was clean and comfortable
- in my opinion the room 1 (double room) should not be rented out to tourists
- the room 1 is on the street level, separate from the hotel, this is not known at the time of booking
- the room 1 is terribly noisy because it overlooks the main road
- the walls are wet and you can feel it in the air
- next to the room 1 there is only one door separating it from the next apartment, where there was movement all night we could hardly sleep at night
- the room 1: there is no window to see out

It's really a nice place with a great location for people who need to catch an early planes at the nearest airport. The sheets and the towels were clean and the house owner was really friendly and polite.
The bathroom and the floor were dirty. There was even someones trash in the room (bottle on the closet). We stayed because it was late and we had clean sheets and towels. But you have to take care of the bathroom (toilet and shower) and floor. We didn't want to walk barefoot and we were in our shoes all the time. You just need to take care more about it. We can't give you better rate because for 60 euros we do not expect nothing more than the clean room.

I'm 3rd Genius level, so been around:
- although breakfast offered on booking.com, there was no breakfast
- on 8th January, room was not temperated before we came. Cold as in a cave
- unaccaptable level of noise from the street
- noise from the floor above because poor/thin ceiling
- the tiniest possible shower cabin

Apartment building wall and the window are literally next to a busy and noisy road, which makes sleeping impossible. Entrance door also doesn't isolate the noise at all.
Furthermore, two apartments are divided by a thin door (and a foldable transparent cloak screen, the purpose of which is completely unclear), so the experience is as if your neighbours are in the same room. Once we laid to bed, we could hear them chewing food, let alone washing and drying hair, which for some reason continued until 2 AM).
Front doors have a large glass window, and there are no shades on the windows either, so the street lights and lights from the cars and trucks was also keeping us awake.
The room also looks much better in the Booking pictures, in reality it's pretty worn out. It needs lots of sound isolation to be usable, and ideally also some repairs in the bathroom.
Our idea behind renting this room was to get some rest before a flight from the Trieste airport, but we kept waking up every hour for the entire night.

Cosy. Lovely staff. Very convenient!
One thing to be aware of: it's on the main road, so can be quite noisy...

Proximity to where we needed to be (Fogliano, Gorizia and Slovenian border).
Strong wifi
Easy, no fuss check in/out
Very pleasant and helpful staff, easy to reach via phone
Spacious room
Aircon
We had a back room, it was quiet (no road noise)
Curtains were sufficient to keep light out in the morning especially being on ground floor and facing a courtyard where the sun doesn't shine until later in the day.
Comfortable bed (firm)
Use of communal kitchen on ground floor as soon as you walk in (large fridge freezer, microwave, coffee machine , cutlery, plates, glasses, no oven or hob) to leave perishable food while you are there and to prepare snacks.
Breakfast over the road at Osteria Rosie's was delicious and until 11am (a bonus while in holiday). We asked for ham, cheese etc and it was no issue.
I am sure it is temporary, however, we would have appreciated being informed of the presence of builders in the courtyard literally in front of our room backdoor. Luckily the first morning we were there they didn't start until 10.30. However, the second morning they started at 8am, but as we knew there might have been a chance of them starting early, we went to bed early the night before. Also, this meant having quite a bit of white dust on our floor (inevitable). And finally it meant we couldn't open the back door to the courtyard to let air and light in. We did have a bathroom window and another bedroom window that you could ooen. Once the work will be completed, it will be a nice room with a patio.
We are light sleepers. The 7am church bells (not a fault of the property in any way shape of form) did wake us up rather violently on both mornings. The bells go on relentlessly for a good min so unless you are a heavy sleeper, you may struggle to have a morning rest.. The second night we were there we went to bed early knowing the "alarm" would have us brightly awake at 7am.
The property would benefit from a laminated A4 notice left on the kitchen table downstairs to remind guests not to talk loudly, drag kitchen chairs, go downstairs heavy footed and slam the entrance door at 6.30 am. Though it is common sense to know this as a guest, guests may still benefit from being reminded that noise early morning is disrespectful towards other guests who are still sleeping.

The owner was really nice and friendly. Thank you for picking us up from the airport
Then clenliness of the room could have been better. The rest all was well.

Terrace view should not be this bad.

Very friendly host, nice and clean room, cosy, in walking distance to the monument and other historical locations, really good breakfast arrangement with the adjoining restaurant
Of course the street is right close to some rooms, but you know that before

Everything exclude Face wash basin.
Face wash basin because it's too small in our room.
