1/4 Acre Woods on Lake Waukewan! A truly Magical home with direct boating access to Lake Waukewan right in downtown Meredith!

Welcome to 1/4 Acre Woods, a stunning work of art with amenities that check all the boxes. Lovingly built in 2003, incorporating old world ship beams with modern amenities, and even more recent updates that leave you wondering what new surprise is around the next corner.

As you might have guessed, Acre Woods owes its name to the Winnie the Pooh stories where Christopher Robin and his friends lived and played. Although they frolicked in over 100 acres, this is only a 1/4 of those acres and, once you have been here, you will appreciate the similarities. Every detail of the home was centered around creating a comfortable playground to inspire adventure, playfulness and calm.

The oversized 4 bedrooms offer 3 master suite retreats, each with their own full bath, a large open floor bunk room that will easily and comfortably welcome your families. All these accommodations are in addition to the large second floor sleeping porch and an extra first floor sleeper sofa in a private area. There is central in floor radiant heat throughout. All baths, and the laundry, have tile or marble, upgraded vessel sinks and faucets, bead board wainscoting, quiet vents with heat lamps, and unique personalities. All other rooms have complementary ambiance, wood floors, bead board wainscoting, ceiling fans, cross ventilation for breezes, and are furnished with quality pillows, bedding, antiques, designer lamps, mirrors, rugs, and accessories.

Starting from the top, the 3rd floor boasts a recently renovated, relaxing, master bedroom with ensuite full bath, also a sitting area to unwind and enjoy the water view. Queen bed, a child's trundle bed and rocker for the young family to sleep. The remainder of the 3rd floor is opened to expansive views of the lake from a playroom/bunk room filled with games, toys, an air hockey table, 2 sleeper sofas, 6 twin beds, comfy and unique chairs, and a half bath with its own ships porthole with water view. This more than ample carefree space allows for all of the kids, big or small, young or old, to hang out, play, while away rainy days, tell secrets, forge lifelong friendships and, of course, to snuggle in and sleep comfortably.

2nd Floor: (1 King Master Suite, 1 Queen Ensuite, 1 full bath and laundry, 1 Full Futon Sleeping Porch)

On the second floor you will find the master suite sporting a king bed and full, serene, ensuite bathroom. The master suite is truly a private oasis with beautiful views of Waukewan from your windows, an antique grand armoire and writing desk, cozy sitting area for two, and plenty of space to catch your breath. On the second floor you will also enjoy a third, spa inspired, bedroom with ensuite bath, with water views, a queen bed, and a separate nursery area offering a full-sized crib and a child's bed. The second-floor landing offers access to the large children's bath and laundry center and a pleasant sitting area with the library fashioned from centuries old ship timbers.

The second story sleeping porch is fully screened and has a queen futon for sleeping and curtains for privacy. This porch connects to the yard via the outside landing with its custom-built curved bench. From here take the wide, sturdy, circular stairs which land at sliding doors. To top it off, the second story screened porch seating area offers a great happy hour spot, lake views, and birdwatching.

First Level: (Great Room, Lake Bath, Queen Pull Out Sofa*summer only). Approach the main level from the covered slate stoop lit by the custom copper forged chandelier, created by NH League of Craftsman Steve Hayden. Entry to the home is via the stunning stained-glass front door. The entry hall offers a coat closet, boot and jacket cubby, utility closet and antique pocket French doors.
The expansive great room enjoys long views of the lake, Swasey Park and The Rock. To help bring on the fun, the dining tables accommodate from 6-16, the huge comfy camp couch can easily hold 6 charade players at a time, there is a puzzle table, inviting wood burning fireplace and hearth, large canoe wine rack, oversized reclining leather chairs, and enough rug space for stretching out. We have even hidden a hydraulic lift large screen smart TV in the custom wall cabinet.

Also hidden is a private room with a full-size pull-out couch, that you will no doubt find handy should you have a family member that would rather sleep on the first floor.

In the entry hall, all have access to the lake bath which opens to the outside for swimmers and first floor convenience.

The kitchen is fully equipped with all new GE Caf appliances, a variety of dining, baking, drinking and serving dishes, lobster forks, picks and crackers, and all complemented with the exterior grill. A variety of grill accessories including hotdog skewers, fish and vegetable grill pans, and lobster/corn pots are also provided. High speed internet and a Bose Bluetooth speaker are included complimentary for you. From the Great Room and Kitchen, sliding glass doors lead to the expansive open deck with more seating, dining, and storytelling areas.

Step down to the beautifully landscaped yard that is a stones throw from the waters edge. Your outdoor adventures are safely tucked away here, with swimming, fishing (some fishing rods supplied),snorkel and discover Lake Waukewan, play on the small sandy beach area, dock for your boat steps away from the home, enjoy the use of water toys, hang out eating lobster picnic table, enjoy the use of the gas grill, in the evening make a smore around the fire pit, pick from the fruit trees, enjoy the use of the salad and herb garden,

Should you desire to go exploring Meredith, you can walk out the front door and take a right - it is a very short walk to downtown for great restaurants and shopping! This is truly a unique gift of a home for your family to experience! Linens and bedmaking are provided for you by Break Away Rentals. Just bring your own beach towels! Home sleeps 14.

We are three generations of family - 13 in all - ranging in age from 3 to 70+. The home is roomy, nicely decorated, comfortable and equipped with everything one could need. The location can't be beat - lakeside (keep your eyes on your toddlers) and a short walk to town. The view of the lake is beautiful. The neighborhood is quiet. We absolutely loved it.

This property had everything we could want. Well stocked kitchen, plenty of water toys including paddle boards and canoes, easy walk to all types of restaurants and shopping. Nice outdoor eating space and quiet in the evening. A very peaceful and relaxing spot!

Beautiful house very well equipped in great shape. Fresh tomatoes and herb garden! Even on rainy days the porches were so enjoyable. Very convenient location!

Amazing week at 1/4 Acre Woods on Lake Waukewan
We finally found a NH house that fits our family. I can't say enough positives about this house. The description you get is on point. There are certainly enough beds for 14 people. The house is decorated beautiflully. We always over pack for our week, but not anymore. This house comes incredibly equipped, just bring some clothes. The kitchen has way more than both of our families have at home. We usually bring kayaks, paddle boards, and floats. The house came with a double kayak, paddle board, and two canoes. We all had a fantastic week and will be booking this house again for next year!
