First level: Parking is under the home with 4+ private spots. Walk up the stairs to enter the home.
Second Floor: When entering you will find the w/d and an exit out to the large first floor deck and pool. At the end of the hall is an in-wall bunk bed (sleeps 2), a large private bedroom with 2 full beds with gulf side views and private ensuite bath (shower/tub combo). Next to this room is a private bunk room with 2 sets of twin bunks that sleep 4. There is a shared hallway bathroom for the bunk room and the wall bunks. On the deck you will find the pool with waterfall feature, Lounge chairs, propane grill and a patio reaching each end of the house to provide the ultimate views and relaxation!
Top Floor: As you walk up the stairs, you are enveloped in nothing but gorgeous white sand and blue water with floor to ceiling windows. First you will walk into the large family room with oversized HGTV, spacious couch along with additional seating. On this open-concept level, you also have your dining table with room for 8. The kitchen is a generous size, with all the utensils a Chef would need and 3 bar stools allow socializing as you cook. Half bath is off the kitchen. The master is also on this level with gorgeous ocean views, a king bed and private master bath.

This house was even better than the photos! Great location, directly on a private beach. Shortest possible walk to the beach of any house in the area. The ocean side of the house had huge windows, so we had incredible views of the blue green water and white beach and gorgeous sunsets. I would definitely like to rent it again if I have the opportunity.

The house was perfect, everything was just as listed!! The owner was great to work with when we decided we wanted the pool heated at the last minute and aslo decided to stay anither day because we werent ready to leave yet!!!

Stayed with 4 adults and 6 teens in early March. House was spotless upon entry. Towels and bedding super plush. House came with 8 beach chairs and 8 beach towels, kayak, boogie and surf board. Views are fantastic. If you're coffee lovers there was a Keurig, drip and nespresso machine with 30+ pods and a nice gift waiting for us. High end stemware for wine lovers too. Only downfall was bottom freezer ice maker was very small so we were constantly heading out for more - even with coolers. Adding another full fridge or freezer in the garage area would be a great addition. There was also no food pantry but plenty of empty cabinets that worked just fine. All bedrooms except for the KING are on the lower level.
Note: The beach directly in front of the house is considered private, however you are directly adjacent to the public beach so you have to get your chairs out early. There is a 'private beach' sign that comes with the house but it's small, faded and basically ignored. Didn't hinder our stay at all - Inlet is not a super crowded beach like Rosemary or Seaside. We would rent again.

You could not get a better location!! It was so great. Jessica with management was sooooo awesome. The only thing I would say was not so great about the house was it really needed some updates. I feel like the pictures were not recent. Although the house needed some updates you just could not beat the location!

We had a great trip with our family. The sunsets are stunning, the beach was beautiful, and it was so convenient being on the beach with three kids! Not having to lug wagons and tons of stuff down to the beach each day since you just go down the steps and you're right there was awesome.
I don't want to be too harsh but the home needs some work, especially at the price point. Pool was only 2/3 filled upon arrival, dirty, even had a spoon in it. Wouldnt have cared but you can't get help after 5 on Friday so we had 2.5 days of no pool even though we paid $150 for it to be heated during that time. You are not able to turn on the water feature in pool that they advertise, very disappointing for us and we even asked but we're told the owner doesn't allow it! It's on a 1hr timer (per day!) at whatever random time they so choose. Kids were so sad. The grill was broken which was also disappointing after purchasing steaks to grill and getting all set up to find not working. Pool tiles missing and broken, deck tiles broken on back lower level deck. House needs paint and general maintainence all over. Looks pretty worn in certain spots. Sofa in living room upstairs is terrible.

We really enjoyed are stay at this wonderful beach home. You can walk out the back right into the ocean. The views are amazing. We were close to all the great shopping and restaurants. A little advice, close the living room drapes in the afternoon to keep the room cool in the summer. We opened them back up for the incredible sunsets. Really enjoyed the pool.

Great home right on the beach! Everything was amazing. The only thing I would change is I would not rent the golf cart. Wasn’t needed if you rent a home directly on the beach.

Beautiful location and Great Property - Pest problem
This property was beautiful and located in an AMAZING location! The first night we were there we noticed some roaches in the kitchen. I immediately called the after-hours number and left a message as well as emailed.
I received an email from the manager the next morning that someone would be by to handle it. No one showed up and no one called all week even after multiple calls we made. I was disappointed with the results from mngmt and the lack of communication, especially based on the price we paid for the week.

Fantastic
The home was amazing, in an amazing, quiet area with everything we needed just a short car or bike ride away. The views are something you would think only belong to the rich and famous! We paid to heat the pool and it was very worth it. Seemed to be heated to around 97/98 degrees. Absolutely everything you need to have fun at the beach. We absolutely loved our stay and would absolutely return.

Perfect Beach Vacation
We thoroughly enjoyed ourselves during our stay! The property is beautiful with full, tall windows everywhere, so you’re always able to take in the view. We appreciated all the amenities the home had to offer: a storage closet (with plenty of nice beach chairs, umbrellas, shade tent), fire pit supplies, and bikes. Inside the house: the kitchen was nicely equipped with anything you needed (seriously, anything, there were four different coffee makers for however you like to make it), the grill by the pool seemed new and was very enjoyable grilling while looking out over the ocean, and we heated the pool on the colder days of our trip and it was really warm!
Past visitors mention private/public beach, we did not experience any issues with this. We set our chairs out in the morning by 8am, but even then, there would not have been much of an issue. The beach was beautiful!!
We rode the bikes to Rosemary Beach/seaside/Alys downtown, easy fun ride!
My only complaint would be some cleanliness, it seemed like we kept finding hair that was definitely not ours (we have blonde hair and the other hair was black).
Overall, great experience, check in was easy, responses from the manager were quick, check out easy, I would definitely recommend staying here!!!

Paradise-Spectacular views
This house allows us to spend a wonderful week. Location is great, and being on the beach was unique. The beach was quiet specially in this week of August. Views are amazing from the house. I will come back again and again.

We stayed here for a week. We had a great time. We were expecting our beach to be more private but because it’s right next to the public beach access it was not at all. That was a big disappointment. Some of the locals got mad and told us that the beach was public not private. The sheriff even came out and told us there was really no way he could enforce anything without the homeowners there and said the locals can be kind of bitter about it if you ask them to move or leave the space. I think at one time it may have been a public beach area but became private when the property was sold and Estate homes were built. It wasn’t worth the fight to so we just left it alone. If your expecting a private setting that will not be the case from our experience. We tried to use the private beach sign but people ignored it. Several times people tried to park in our reserved spots. I think it was mostly locals because they must use it when no one is renting the property. They moved when they realized someone was staying there but were not happy about it and acted rude to us. All and all the home was great. You have several huge balconies and with really amazing views. Sand and beach very clean. On our stay we caught a jelly fish, saw a sting ray and a shark on the very last day. Lots of activity. It was cool because I’ve never seen that before. Beds are comfortable and it was clean. The home is decorated really cute. Our kids loved playing in the dipping pool. They also had tons of sand toys and floats. They had a giant crab float and we left a huge tiger float there. There were plenty of beach chairs however we used a company that came and set up chairs and umbrellas for us daily so we didn’t have to worry about it. We decided that was the best way to hold our beach spot since so many people were using the private area. The appliances are not the greatest including the bbq grill. Took an hour and 15 to grill hamburgers and the propane was filled. Took an hour and a 40 to cook brunch eggs in the oven at 375. Also took 40 min to cook a tostino frozen pizza that usually cooks in 10 min. Microwave was not that user friendly either but it worked. Refrigerator was not very cold and we tried several times to change the temp with no luck. It was set at 44 degrees so beverages etc were not very cold. Ice maker worked great though. The home owner was very easy to get in contact with and was willing to help with any of our needs.

Great Views
Can't beat the ocean views from every room in the house! The only drawback is the public access right next to the home, lots of foot traffic. We had no trouble with other people setting up in front of the house, but we did get out there to setup by 630/7am each morning.

Family vaca
I’ve never stayed so close to the ocean. There were a couple of hiccups but the property manager handled everything promptly. It is close to the public access which was great people watching from a safe distance and most people abided by the private property sign provided so we had our own spot but if you want to be closer to the ocean get your chairs down early 😄. We had a great time.

Summer stay
We have stayed in this property over the past few years. The location and scenic views from the house are priceless. The house is right on the beach, and you can see dolphins in the water from the living room. The kitchen is well stocked with dishes, pans, and appliances. The knives were a little dull and could be replaced or sharpened. There were plenty of beach towels and bathroom towels for use. The closet with beach supplies was great! The chairs were very nice and similar to ones you would get with rental service. The umbrellas were adequate. The inner tube floaties were fun for kids to use. The boogie boards were too small but there was one board which was adequate for use. There used to be a refrigerator in the beach supply closet which was handy to put drinks and snacks when you were on the beach but it’s gone now. I hope it could be brought back. The house is starting to show signs of wear over the years, but I can tell some updates have been made. The wood floor has been scratched up from all the sand that likely comes in with frequent guests. The lock to door on pool deck is broken. The lights over the stove were out with only one left functioning. The couch in the living room is somewhat odd. It is a large couch, but the seat is too wide so when you sit down, you are almost slouching to allow you legs to hang over the side. I’m short, but this was also the case for my husband who is almost 6 feet tall. I had a small issue with toiletries which were quickly resolved. Property management was very responsive to texts and requests so that was nice. A few things could use improvement. There is some wear and tear noted within the house but nothing that would keep me from staying here again. Overall, the stay was wonderful mostly due to the location, well stocked amenities, and the panoramic views from the house.

Great views !
This house is a great house if you have children or family that needs to go in and out of the house throughout your beach day. The beach equipment is really a bonus. They umbrellas, beach chairs , floats and sand toys ! We were T a double red flag for three days out of six. So the pool was perfect. It’s still gave you the feels of being on the beach while watching the kids at the pool. I would highly recommend it !

Wonderful family trip
Beautiful views and the pool/spa is clutch when its cold and rainy. The major things you want when staying at the beach are all there! Other than some broken beach umbrellas and a bit of minor deferred maintenance, our stay was everything we could have hoped! Would highly recommend.

The property was amazing
Kelly was amazing to deal with and we had an amazing stay at this rental. Rosemary beach was a short walk down the beach and local places to eat in the area are amazing. About a 15 min drive to Dusty’s in panama or a 15 min drive to red bar. Get the blackened grouper on the grit cake. Key lime pie. We also walked down and ate in rosemary. Which has amazing restaurants and shops. This is an amazing location. The views are indescribable. Walk right out to the beach. Dip pool/jacuzzi was wild during sunsets. We will be back for years to come. Thanks again Kelly!!!!

Our family had the most wonderful 4th of July holiday at Gulf Paradise! The pictures simply do not do it justice. The location is perfect. You are literally steps from the beach. We usually stay in Seaside but the traffic is getting too crazy there! We loved this location a little off the beaten path. We will definitely be back!

Best property in Panama City Beach Area!!
This beautiful property is in a prime location between Panama City and Rosemary beaches. There are literally no houses closer to the beach / ocean then this house. It is on a dead end so you get almost no traffic and has over 180 degree views of the ocean. My family of six grilled out every meal on the second (pool level) and my two youngest were near impossible to get out of the pool. My two oldest loved skim boarding in the ocean and throwing around a football and frisbee. Beautiful house, beautiful white sand, and everything you needed to completely unwind. Our only complaint is that we had to leave after one week. I highly recommend to anyone looking for a place in the Panama City area!

Post Thanksgiving visit
Gulf paradise is indeed the perfect name for this property. We stayed the week of Thanksgiving with our 2 daughters and 2 friends and thoroughly enjoyed it. Point of fact, of over 21 years of renting/vacationing/owning on the 30A corridor, this home was the best of all of them hands down and there have been quite a few.
Location, condition, prompt owner/manager responses to anything we needed - all were a 10 out of 10 - ten being the highest possible. That’s a hard score to hit with us. So great of an experience and so great a place to stay at, it was very hard for us to leave - which is what a vacation should be.
30A fans: If you’re thinking of renting in the vacinity of Rosemary Beach, look no further! You deserve Gulf Paradise and the crowds are far less than anything west on 30A.

Best Vacation EVER July 2016!
We picked this house for the last week in July 2016 and had a Blast. I took me two years to get on the calendar because it stays booked up. Our family loves the beach and this house delivers the BEACH. There is no need to look for a better place. When you are in the Living room, dining room and kitchen you feel like you are on a private yacht because the water is all you see when seated or walking through. The beds are the best sleep you will ever get away from home. You can easily enjoy the shops and restaurants at Rosemary, Seaside, Watercolor, Alyce and Pier Park and not have to stay in tight quarters. You do not have to pack anything to walk to the beach. Its so close you could walk in get a drink and walk back. 30-40 steps to the ocean. We have stayed in MANY places and this is the first I intend on making a regular summer vacation. The safety features for small children are very well thought out. You do not have to worry about small children around the pool. The pool is quite the unique touch and was perfect to have after the beach. All of the controls were very easy to use. Our kids loved the jets, lights and the waterfall. The home was built in 2005 but has been so well maintained it has almost no wear. The parking will allow for 4 or 5 cars. 2 under the house and 2 or 3 in the driveway. The appliances are better than most people have in a nice home and these are perfect. We are buying a set of the Washer and Dryer for our new home and a Viking fridge just like what they have. They give you access to the storage room which has chairs and a large umbrella a cooler for the beach and a normal size fridge to keep drinks for the beach, extra food and ice. we used a chair and Umbrella service (there are plenty on the beach each morning), we had 4 chairs and 2 umbrellas for $200 bucks for the week (7 days). The chair guy puts them up and takes them down everyday. The owners have paid attention to every detail and have a well laid out book that explains everything. They texted us when we arrived and responded quickly to any question we had. We have a family of five and plenty of room for everything and closet space and towels and seats and televisions and Wi-Fi, BTW they have a very nice cable service with plenty of channels. I have been to many nice Hotels and have to say this was a new level of luxury. I recommend the Terrace Restaurant across the highway from the house, it does not look like much but its good. Best beach vacation our family ever had!
