About this house rental
3BR/2BA, Cozy and Charming Hamptons style bungalow with large deck directly on Peconic Bay in private, child-safe gated Southampton community. Location, location, location!
Located just 3 minutes from the end of Route 27 Sunrise Highway (the gateway of the Hamptons), you can beat the traffic and be sipping Pina Coladas with your toes in the sand or in one of our teak steamer chairs overlooking Peconic Bay while others waste precious vacation hours trying to reach East Hampton or points further east.
Our oasis has been in our family for four generations and reflects the charm and simplicity of a bygone era. Upon entering, you are greeted by an entertainment-friendly open floor plan with nautical-themed decor and walls lined with gorgeous Pecky Cyprus paneling holding sea charts of the area and trophy fish. Immediate views of Peconic Bay emerge as you pass through the living room into the kitchen. Take a good look inside the house, because once you venture outside, you will scarcely return indoors save to refill your beverages!
The outdoor amenities include a large deck that spans the full width of the house, with steps leading directly onto the beach. There are two picnic tables for waterfront dining and plenty of teak steamer chairs to watch the million-dollar Peconic Bay sunsets with a glass of Chardonnay. A large teak ice chest, Weber Genesis gas grill, and delightful outside shower round out the outdoor features.
The sandy private beach with small stones and shells offers breathtaking panoramic views of Long Island’s North Fork, Robin’s Island, and even the 11th fairway of the adjacent Sebonack Golf Club. If you enjoy long romantic walks on the beach, you can walk for almost four miles (round trip) along Peconic Bay past dunes and bluffs that conceal some of the most exclusive golf courses in the world. Once back at the house, enjoy Peconic Bay’s cooling breezes while you swim, fish, kayak, paddleboard, or windsurf (bring your own…we provide the water!). The gated community is also very kid friendly, offering an inviting place to bicycle, scooter, or jog.
This 3-bedroom, 2-bath property comfortably sleeps six, with two more possible on the queen-sized sofa bed in the living room. Configuration is two queen beds and a full-size. Both bathrooms feature stall showers, in addition to the outdoor shower. The home features window air conditioners in each bedroom and in the living room. Electric heaters are in each room for chilly mornings in May and September. Washer and dryer, dishwasher, refrigerator with ice maker, toaster oven and microwave are all included. Parking in the driveway for 4-6 cars. Street parking prohibited.
If you want to explore local dining, shopping or entertainment, this quiet bay beach property is only a short drive from Sag Harbor and Southampton to the east, and Tanger Outlet Malls in Riverhead or the wineries of the North Fork.
Suitability: Not suitable for multiple families. No smoking inside the house.

If you're looking for an impeccable, upscale Hamptons home...this is not the right fit for you. But if you're looking for an impeccable, idyllic, multi-million dollar Hamptons location...this is the place for you. The pictures of the home and the views are exactly accurate - the home sits right on the beach, just steps from the Great Peconic Bay. There were many days where we had the beach entirely to ourselves - it's a quiet, beautiful private location where my family enjoyed digging in the sand, swimming, boogie boarding, paddle boarding, fishing in the bay and enjoying late night smores on the beach. The neighborhood is lovely, safe and a great place to go for a walk and/or bike ride. While the home is not updated, it has all the modern conveniences you need - washer/dryer, dishwasher, wifi, etc. John was an excellent host who was very accommodating & was always quick to reply. Overall this was a wonderful spot for our family (we travelled with our 2 kids, ages 10 & 12) & we wouldn't hesitate going back again.

We selected this place on the Peconic Bay in the Hamptons, without too much knowledge of exactly where we would be. Bottom line, stay, location, experience could not have been better. From our arrival with a welcome gift from our very responsive host, to the dramatic bay views from the expansive deck (great sunset views) to the quiet beach (with our own awesome hotel quality umbrella) it was amazing. The location in a calm, private community made our visits to Sag Harbor, Montauk, East Hampton and South Hampton all very easy. The house came with everything we needed to cook, hang and relax. Enjoyed the awesome grill and teak recliners the best. The walks on the beach were picturesque with sneak peaks of both the Sebonack and The National Golf courses. And while we couldn’t golf on those, we did make it to the public course in Sag Harbor as well as a great putt putt course in Southhampton (twice). Almost forgot fishing from the beach - Poriges were biting all week. Perfect location to choose your own family adventure in the Hamptons.

Rustic beach cottage on Peconic Bay in Southampton. Beachfront right out the sliding back door. Safe private community great for children & adults seeking solitude. Amazing views, star gazing & wildlife sightings. Cottage is dated but was adequate for our party of four adults & one pre-teen. Would love to see this renovated but then again we might not be able to afford it if that were the case. Enjoyed our time there, taking advantage of sunsets with cocktails, grilling some lunches & dinners & great family conversations on the deck. Swimming right out the door was beyond perfect. The beach has small pebbles & shells so little ones might appreciate water shoes. Overall a great family vacation!

Relaxing Family Vacation
The property was perfect for our family vacation. The home was very clean and well stocked. We were greeted with a personal note and thoughtful gift basket. We ate most of our meals on the deck overlooking the water. The property has a gas grill and two picnic tables with umbrellas. We watched some amazing sunsets over the water while relaxing in the reclining deck chairs (which have brand-new comfortable pads). The beach is sandy with small shells and we enjoyed walking on the beach. The community is quiet with only a few other people on the beach. We observed wonderful fireworks over the water on July 4th from the deck. We used a local travel guide book provided to tour the area. We appreciated the board games provided. The owner was very responsive to questions both before and during our stay. Enjoyed our relaxing family vacation at this property.

Spectacular views!
My time spent at John's place was fantastic! My first impression was it was the quintessential beach house, very charming, quaint and homely. The place was clean and well-kept with all the offerings needed for a comfortable weeklong stay. The location was perfect. The neighborhood was very quiet and secure with nothing beyond a short drive away. The most important feature of the house is the views, which I can attest are far more spectacular in person. While my trip was marred with inclement weather, being able to enjoy the rainy beach at the dining table definitely made it worth it! Thank you for your hospitality, John!
