GREAT LOCATION! Minutes from the interstate and a short 10-minute drive from LakePoint. Fully furnished cabin-style two-story home. Quiet place, comfortable two-car garage home, all rooms suites, fully equipped kitchen, covered second story back deck, and a covered patio from master bedroom access. Smart TVs with Wifi in each of the three bedrooms and living room.
*This property includes all utilities, internet, lawn care, and pest services. Ideally suited for home sellers caught between properties or homeowners displaced by insurance claims. This property is for short-term rental (in daily increments for as many nights as needed). We welcome extended stays!
This home has a large two-story floor plan with 3 bedrooms and 2.5 bathrooms. The master bedroom has a comfortable king-size bed and a private master bathroom. The master bedroom has access to the back patio on the main level. The guest bedrooms each have a queen-size bed, fresh bed, and bath linens. The second story grants access to the covered back deck, with sitting furnishings. Private entrances,all-suite rooms, Smart TVs with Wifi. Close to the interstate, a 10-minute drive to LakePoint Sports. The home has a private two-door garage. The kitchen is fully equipped with cooking basics. We set out a variety of snacks, tea bags, and pods for the Keurig K Cups coffee maker available upon arrival. Pets are welcome, pet fees apply.

Early Check-In & Late Check-Out
Both alterations are based exclusively on availability. We require ample time to meet sanitation standards before each new guest. Please inquire about your date range, as there are no guarantees. There is an additional fee of $20 for every hour before or after standard time for each accommodated request. There is a 15-minute grace period after 10 am check-out, a $25 fee ensues every 15 minutes thereafter. If you need to check-in before our 10 am check-out time, and or need to check-out after our 4 pm check-in time; We require the additional night to be booked to accommodate your request.
Non-Smoking
This home forbids indoor/outdoor, smoking/vaping. Evidence otherwise will incur a $400 housekeeping expense for the additional sanitation time and effort to reinstate the listing.
Damages/Incidentals
You will be responsible for any damage to the rental property caused by you or your party during your stay.

Scheduling is arranged at your convenience, you do not need to present for the clean to be fulfilled.

Parties are prohibited. External CCTV access view of the entryway and driveway along with sound sensors will be set off should there be a prolonged noise disturbance. A gathering will be considered anyone additional to the number of guests listed on your reservation. There is an additional fee of $25 per extra person, per night for each additional guest beyond the property's bed count.

For the safety and convenience of our guests, we employ various smart home and security devices throughout each of our properties. They are categorized generally by their location as either an exterior or interior device. Items such as electronic door locks, exterior security cameras, and video doorbells are used to actively monitor audio/video on the exterior of a property. On the interior of our properties, we actively monitor temperature, humidity, and sound decibel levels. Each property may be equipped with Smart Home devices such as Amazon Echo (Alexa) for the convenience of our guests but these devices do not record or store audio. Amazon Echo devices are equipped with a microphone mute button as well. There are never any cameras or recording devices on the interior of any property. Guests are prohibited from tampering with, removing, or disabling in any way electronic monitoring devices.
Internet
Our internet service provider limits data consumption to 1.2TB a month. Designating a daily 40GB limit. Exceeding the amount based on your stay's date range incurs a $15 fee, per every 40GB beyond your stay's total allotted data usage. No refund shall be given for a number of devices, outages, content, or lack of content or personal preferences with regard to cable/internet/satellite service. Services are provided as a convenience only and are not integral to this agreement. No refund shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to service.
Maintenance & Landscaping
This property utilizes a septic tank. Our cleaning checklist affirms its functioning maintenance. Upon arrival inform us immediately should there be an issue. We ask our guests to be mindful of only flushing toilet paper. Evidence to the contrary incurs the plumbing cost onto your stay. The property's general maintenance & landscaping is handled by independent contractors. Should a work order be fulfilled during your stay, we will provide due notice and do our part to not inconvenience your stay.
Trash
All trash must be bagged, and placed in the garbage bin located on the side of the home. The trash bin is to be rolled to the curb Thursday nights for early Friday morning pick up. Failure to comply incurs a $50 fee. (Fee may vary depending on the amount of trash being hauled away.)
System Failures
In the event, the rental unit sustains a failure of a system, including but not limited to heating or cooling, water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub, or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, the Guest agrees to permit Manager or its service provider to have reasonable access to the property to inspect and make such repairs.
Unforeseen occurrences
Management will not assume liability for any loss, damage, or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommended that the Guest considers travel and/or rental insurance.
Personal property and injury
(i) Owner Insurance: Guest personal property, including vehicles, is not insured by Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to Guest, guests, or licensees due to any reason other than the condition of the Premises. (ii) Guest Insurance: Management recommends that Guests carry or obtain insurance to protect guests and licensees and their personal property from any loss or damage. (iii) Indemnity and Hold Harmless: Guest agrees to indemnify, defend and hold harmless Owner and Management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury to Guest or licensees or their personal property.

This property was as advertised and a very pleasant place to stay for 3 guys on a golf trip. Plenty of room for each of us and with nice common areas.

House is very well laid out, master bedroom on 1st floor and 2 on the second, kitchen is upstairs, plenty of room in the garage to park. Small back yard but clean. Kitchen has most essentials with a Keurig, needs a coffee pot. Neighborhood is older but several homes have been renovated. I would stay here again.

Kitchen has most essentials with a Keurig, needs a coffee pot. Neighborhood is older but several homes have been renovated. I would stay here again.

Great Home
Our grandson was in a baseball tournament and the proximity to LakePoint Sports Complex made this home perfect for our family. It was very clean and beautifully maintained.

This house was in a nice neighborhood and close to a lot of things. It was clean and nicely decorated. We had a great time. The only thing it could use is a grill.

Great location, quiet neighborhood
We rented this property for a baseball tournament at Lake Point Sports Complex. The property is close (15 minutes) , which made it very convenient. It was clean upon arrival and appears just as it is shown. The property manager was very responsive as we inquired about staying at this property again for another tournament. The house was stocked well, even had snacks, coffee, and laundry pods! I would highly recommend this property, especially for those baseball families traveling to play at Lake Point. We will definitely stay here again!

This is a newly renovated home in a very quiet cul-de-sac. The home had everything we needed for a week stay for a baseball tournament. We appreciated having a garage to pull our vehicle in. The air conditioner worked great and the home was clean. A few items to note: there are stairs that cannot be avoided, so this is not a good property if you have mobility issues or have small children. It is in a very wooded area and there are bugs. Not too many inside but definitely saw our share of spiders and other creepy crawly creatures. Some feedback for the owners: The shower curtains need to be larger, they don’t fit the openings. The patio furniture could use cleaning off. The area around the washing machine was very dirty.
We enjoyed our stay and would rent this home again in the future. Thank you!

This is a newly renovated home in a very quiet cul-de-sac. The home had everything we needed for a week stay for a baseball tournament. We appreciated having a garage to pull our vehicle in. The air conditioner worked great and the home was clean. A few items to note: there are stairs that cannot be avoided, so this is not a good property if you have mobility issues or have small children. It is in a very wooded area and there are bugs. Great house and location

New rental property
While the communication with the owner was good, the property was not ready to rent. It was a brand new property to the management and needed attention. The washer drier did not work and the dish washer was not functional. There was red dirt in the garage which had apparently washed in from a heavy rain. There were leftover household items left in the garage. The down stairs bedroom, which was the master suite really had no heat. I hope these items have been addressed, but would want some reassurance before renting.
