As you enter, the stunning common area will capture your attention with its beauty and elegance, featuring high-end furnishings and tasteful decor. The three full-size couches are arranged perfectly in front of the gas-burning fireplace, creating an inviting atmosphere that will make you feel right at home.
After a long day of exploring the area, you can sink into one of the plush couches and feel the stress of the day melt away, or relax in our new 6 person hot tub. You'll love the warm glow of the fire and the soothing ambiance of the space, which is designed to help you relax and unwind.
If you're in the mood for some entertainment, head down to the finished basement, where you'll find an impressive array of games to choose from. Whether you're a pool shark, a ping pong pro, or a foosball fanatic, you'll find plenty of options to keep you entertained. Outside, the home sits on 82 acres of wooded land at the end of a 1/2-mile-long driveway, which provides ultimate privacy. The large deck is the perfect spot to sit back, relax, and enjoy the sounds of nature while grilling on the BBQ, using the smoker or lounging in our brand new hot tub! Be sure to bring your fishing poles because you can walk right out the back door and down the marked path to the creek. Catskill creek also runs through the property, which is great for fishing, swimming or lounging! And when it's time for some s'mores, sit around our large outdoor fire-pit under the night sky.

• Cleanliness is a priority, so please remove shoes when in the home.
• The house uses well water, while it is safe to drink, people may prefer to drink bottled water. We recommend stocking up on bottled water from the local store.
• There may be some canned goods and other imperishable foods in the kitchen pantry which you are free to use as you wish. Always check the expiration date before eating anything. We always make sure not to leave expired food in the house, but oversights may happen. We believe in the “Leave what you can, take what you need” idea.
• There are designated trash disposal areas. Please refrain from throwing any trash, such as bottle caps or cigarette butts on the property.
• Please be sure to separate the recycling from the garbage (see info sheet in binder). There is a one disposal bin for each in the kitchen. When you leave, please put them in the appropriate cans outside near the garage.
• Garbage pick up is on Wednesdays. Please make sure you have garbage outside in the cans.
• There is a folding table along with folding chairs in the basement closet next to the stairs if additional seating is needed.
• Never leave children unsupervised at our property without any adults, especially at the creek.
• Please make sure the children toys are cleaned up and put back where they were taken from. Be mindful of small pieces.
• Please make sure pool table, ping pong table and foosball table are put back the way you found them, and all pieces go back to the correct spot.
• Please do not move the furniture,
• Please be sure to ventilate the kitchen while cooking anything that could leave a strong smell behind. The stove uses propane which burns different than gas and tends to lead to burnt food. We recommend putting the stove on medium and not high.
• Be careful not to wash food remains down the drain. Please throw any kitchen scraps into the garbage cans. Be sure to wipe any grease from the pans to prevent it from going down the drain.
• To help the environment, please only switch on the dishwasher when it’s full and use the eco-program where possible.
• To simplify the inventory process, please return any kitchen items back to where you originally found them.
• Cleaning products are located in the kitchen closet near the bathroom. If any products run out during your stay, please let us know so we can replace them for the next guests.
• Please do not overload the washer/dryer.
• The optimum temperature for the thermostat is between 70-75°F in summer (for air conditioning) and 68-72°F in winter (for heating).
• The AC units are turned off from Nov. 1 – April 1st. If it gets too warm in the house, please open the windows.
• Please make sure you switch off lights, fans or any other small electrical appliances when you go out. The same applies to air-conditioning and heating – we’re an eco-friendly home!
• In the unlikely case of a power outage, the house has a generator that will start automatically.
• No compensation will be given for any temporary outage of electricity, gas, water, cable, or telephone service.
• Please dispose of garbage and recycling in the proper containers.
• Please do not flush any sanitary products down the toilet. We provide a bin for this in each bathroom.
• Please do not move any furniture from one room to another, this includes outdoor furniture.
• No bathroom towels are to be removed from the property.
• BBQ is located in the rear of the home on the ground floor. Be sure to turn on the propane located in the white box mounted on the rear of the house.
• Please clean the BBQ with the provided cleaning tool when done. Be sure to cover the grill with the provided cover once the grill has cooled down and turn off the propane (located in white box on the house).

Beautiful home
We fell in love with this property. The home was very clean and well appointed. The kitchen has just about any utensil or kitchen equipment you could possible want to use. Plenty of room for my family. We really enjoyed the pool table and ping pong table. My granddaughter loved the playroom!

Really spectacular property
We really enjoyed our stay. The house had everything we needed and is set on a beautiful and very remote plot of land next to a big creek. We would definitely stay here again if we're ever back up in this area.

Our family really enjoyed the Fun House on the Catskill Creek! The space is very welcoming for a large group and the wooded setting feels quite remote, even though town is just a short drive away. Kim was very responsive to our questions and requests!!

Great for multigenerational family group
The house was comfortable for three generations of a family group staying for a long weekend. The game room was popular, and the grandparent appreciated a ground-floor bedroom and accessible bathroom. There were plenty of comfortable places to lounge and visit with one another and also to have individual space as needed.

Post-Vacinnation Family Reunition
The home provided an excellent venue for the first gathering with all of our adult children, since December 2019. I especially appreciated the very well-equipped kitchen that had everything needed to prepare a celebratory dinner for the family.

Great Getaway!!!
This property exceeded our expectations! We had a great time and were able to make wonderful memories. The house was clean and had many needed items such as detergent, paper towels, cooking utensils, pots. pans, etc. We really didn't need to bring anything. It was far enough away to feel secluded but not too far from the supermarket for any last minute needed items. The surrounding grounds and creek were amazing!!! We will definitely be looking to book here again!!!!
