Literally a scam

SCAM PROPERTY. Dreadful host - took £200 security deposit off me, promised it would be returned to me in 6 - 8 weeks then ignored all my messages, had to go through booking.com to get it back nearly three months later ! Room smelt of cigarette smoke and was freezing cold. WOULD NOT RECOMMEND

Some positives, but we wouldn't stay again .

The location was great, an easy walk to the station and the apartment is in a very pleasant, quiet complex. The manager provided a lot of information about the area, Harry Potter tour etc.

Firstly, the level of messaging back and forth between us and the property manager was over the top. He said he needed to speak to me to ascertain how we wanted the room configured (2xS or 1xD) despite that I had already let the property know that upon booking, and had confirmation back that this request was acknowledged. Similarly, he wanted to know our arrival time, but I had stated that on booking as well. Then he started talking logistics about the Harry Potter studio tour- which would have been useful if I needed to know that, but I didn't, and it was very hard to get him off the phone. This was our 5th apartment rental in a couple of weeks and it required more logistics wrangling than all of the others combined. Not how you want to spend your holiday. The entire pre arrival process was overly wordy (many subsequent messages back and forth) and time consuming. The 12 page terms and conditions were over the top for a 2 night stay, and suggested that each booking is being treated (in a legal sense) as a short term rental rather than as holiday accommodation. The rules of the apartment block clearly state that 'no apartment should be sub let in an Air B and B type ' situation, so he's in breach of his agreement with the apartment complex. I wonder if that makes this property in breach of booking.com's Ts and Cs too? There was no lock box to pick keys up from or drop them off on departure ( despite what the sign in the apartment said) and despite us telling him we were leaving at 11am, he then said he couldn't be there for 30 minutes. We had a train to catch so arranged to meet him at the station with the keys. Again, a far too complicated process. The apartment was reasonably appointed, but there was no tumble dryer as stated on the listing- which for us was a massive inconvenience as we are on the road for weeks and had planned on doing washing here.

Great value

Very quiet and safe; good access to station; very pleasant outlook; spacious and comfortable; welcoming host; very good value for money.

Handheld shower (temporary?); noisy mattresses; uncomfortable sofa bed.

It served its purpose but I would not stay there again. Too much work.

Apartment was fine and the location to the train station was good. The area was nice and kitchen had what you needed.

The host was very friendly, but the communication was extremely arduous. In a digital age, it should not require so many texts and phone calls with the host. Also, I had to follow up to have my deposit returned.

The stay was nice and fulfilled our expectations.

The location was good, very close from the train staton and the bus stop where you can catch the bus to the Harry Potter museum. The keys from the apartment were in a locker located in front of the house, we had to call the owner to tell the code. No problem with this. The apartment is nice and clean, the hot water in the shower was not working but for 2 days stay we did not ask them to fix it.

We had problems to get the security depozit 200GBP back and had to ask booking for help. We got it back in about 1 month. We had to pay a security deposit before the arrival. The instructions came 1 day before arrival - link for payment by card was not working so we had to pay via bank transfer which usuallly takes a few days in international environment. So we sent print screen of the transfer to the property owner/staff which was accepted. I also had severar phone call with the accomodation in regards to this matted to make sure we will have the accomodation when we arrive. The person I spoke with was always nice so I do not know why we had such a problem to get the money back, they never replied, no apology.

The location is very good 6 min walk to watford train station and a nice safe area for walking to and from.

The beds were EXTREMELY uncomfortable Poor quality sleep. It took four weeks to be refunded deposit

Nice apartment centrally located

Location excellent for Harry Potter and in general. Very quiet area and neighbours friendly. Underground, locked parking.

Sofas a bit hard to sit on. A few minor things....shower not very powerful, radiator in bedroom not working (but replacement fan heater provided), broken drawer front in kitchen.

Proximity of train to London . Local shops, pubs and takeaways in walking distance. Parking good, flat clean. Would stay again.

Arrived in minus 4 degrees and would have been nice to have at least 1 of the heaters on on arrival. Took a good hour or so to warm up.

Lovely apartment, amazing location.

The location was brilliant and I liked the fact it was an apartment so had all the amenities I needed.

The hot tap didn't work very well, so had to wash dishes in cold water.

Great stay!

The location was excellent. Ten minute drive to Harry Potter Studios. Fifteen minute walk to Watford Junction for bus to Studios. Underground parking. Cozy feeling apartment. Beds in rooms comfy. Good shower. Would recommend Las Iguanas for food and also Tops Pizza for takeaway. Absolutely delicious pizza.

No negatives...apart from sofa bed in sitting room. Very uncomfortable. Staff have said they will remedy this.

Excellent stay in a lovely modern, clean, good sized apartment for 3 adults.

It was great to be able to cook ourselves a good breakfast before going out for the day.

A couple of pans possibly could do with being replaced.

The property was a great location, very close to Watford junction station for travel into London. Close to Harry Potter studios. Very quiet at night. Plenty of choice of eating places that also deliver to the property. Secure car park space. property had everything needed for a family of four.

I would have preferred to receive the security code for the lock box upon paying the security deposit as my phone ran out of charge and I had trouble calling for the code when I reached the property.

Lovely apartment in convenient location

Lovely apartment, nicely decorated and had everything we needed. Host was very detailed and explained everything we needed to know including information about the area and where best to eat and shop and also ways to get to Harry Potter Studios which is why we were staying.

Good communication from the host, easy to follow instructions, lovely apartment in quiet location, with underground secure car parking space & very close to Watford Junction train station (5 min walk). Very clean, comfortable beds & everything we needed was there.

Lovely buildings and setting on the old orphanage estate. All cooking facilities good. Nice for a group of 4 friends. Access to trains and buses easy.

No dishwasher. Mattress uncomfortable in single room.

Excellent apartment but in a walk-up building (one floor above the main floor).

The deco, size of the apartment and the rooms, the apartment was relatively quiet and a functioning washing machine really helped. Very responsive host and provided clear instructions. The apartment was practically spotless.

Having to obtain the key inside the garbage room. It was the only complaint really, the rest is good.
