This property is available to be rented by adults over 25. Families with guests under 25 are welcome provided two adults 25+ are present.

Newly remodeled and Directly across the street from the beach (Beach Access 95). 4 Beach chairs and a wagon are included at the property! Partial water views from the master bedroom and 3rd-floor balcony. Please ask if you have any questions.

Pet Policy: 2 Dogs under 25lbs permitted. No Pit bulls. Dogs must be kept on a leash at all times outside of the home. Dogs must be crated if left unattended in the home. No dogs on beds or furniture. Nonrefundable $150 pet fee per dog.
This charming four-bedroom 3 bath coastal cottage has a gulf view from the second and third levels and right across the street from beach access 95! Please ask if you have any questions!
LOCATION Perfectly located on the west end of Panama City Beach with an easy drive to Pier Park (7 miles) or 30A (3 miles) for shopping, dining out, and outdoor activities in our area. Walking distance to the nearest grocery store (half-mile). You are just minutes from Camp Helen State Park (1.7 miles) and Lake Powell for kayaking and paddleboarding. The area has many hiking trails.

Sleeps 12 – 4 bedrooms (K,, Q, Q, Q, T/T bunk, T/T bunk)
On the 1st Floor, you have a spacious living room, dining room, kitchen. You also have the first bedroom with a queen bedroom and full bath. There is also a laundry room with a washer/dryer on the 1st Floor.
On the second Floor,
-One large bedroom with 2 Queen Beds (Shares Hall Bath with the Bunk Room that has Tub / Shower)
-Bunk Room with 4 Twin Beds
-Master with King Bed and private bath with tub, shower, and private balcony.
Parking UP TO 3 cars in the driveway depending on the size of vehicles.

Damage and Capacity Restrictions: Our properties are inspected before and after each reservation guests agree to pay for any flagrant damage to the units, excessive cleaning required at check-out, missing or damage to the units’ contents, or any other accidental damage to anything within the rental unit during the rental period. If any damages the Renter authorizes any said damage or missing items charged to their credit card identified above. The listed maximum capacity may not be exceeded during any time for the duration of your stay. If it is exceeded then Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected. No smoking, or parties of any kind are allowed at this property.
Terms include a No Tolerance Policy regarding excessive noise, parties, or disturbing neighbors. Please make sure you are comfortable with our Terms as they are strictly enforced.
RESERVATIONS: All Reservations are subject to Management and Property Owner approval. Online rates are subject to change without notice. Should there be ANY issues with the reservation, you will be notified.
PROPERTY: Guest rents, for vacation purposes only, the furnished real property and improvements described.
ARRIVAL & DEPARTURE: Check-in time is no earlier than 4:00 PM on arrival date. This time may be delayed should unforeseen circumstances arise. Check-out time is NO LATER than 10:00 AM on the departure date. Early Check-In and Late Check-Out options are not available during Peak Times. If Early Check and/or Late check out are approved, you will get an email confirmation from the reservation team.
PAYMENTS: ALL PAYMENTS ARE NONREFUNDABLE. Outside 30 days of arrival, Deposit Payment is due to reserve property. Balance Payment is due 30 Days before Arrival and will be charged automatically to same credit card used, unless communicated otherwise. Within 60 Days of Arrival, Total Cost is due to reserve property. ALL Payments are NONREFUNDABLE. We offer Vacation Rental Insurance
CANCELLATIONS & REFUNDS: If Reservation is cancelled inside of 30 days of arrival, Deposit Payment will be forfeited, and Guest is released from financial liability on remaining balance owed. Outside of 30 days deposit will be refunded to the card charged only minus all transaction costs.
UNAVAILABILITY: For any reason beyond the control of Management, the Premises become unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest.
STRICT NOISE ORDINANCE: We have a strict noise ordinance that must be followed. No loud noises, music, load vehicles are allowed between the hours of 10:00 pm and 7:00 am. Please note if the these are followed you can be fined and asked to vacate the property.
APPROVED GUESTS AND USE: The Premises are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Premises are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Premises or be removed from the Premises; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected.
OCCUPANCY: Approved Guests are persons who will occupy the Premises. No unlawful activity or any other activity that constitutes a nuisance is permitted on Premises. Approved Guests take full responsibility for all lost or broken items, and any damages to the Property of any kind.
SECURITY DEPOSIT: A Valid Credit Card to be kept on file is required upon Reservation. Should a Security Deposit not be collected or damages cost are above damage deposit amount, any charges above the amount of deposit, the Credit Card on file will be charged for any of these costs. Guest hereby grants consent to charge Credit Card on file for any damages, missing items, excessive cleaning, fines, and, if necessary, cost incurred to remove Guest from property.
CLEANING: Premises will be delivered to Guest in a professionally cleaned condition. Should Guest's use and activity require more than regular cleaning services, Guest will be charged for associated excess costs.
PETS: If this is a non pet friendly home then Pets are NOT allowed. If unauthorized pet is discovered on Premises, Guest will be asked to leave without refund as Guest will be in breach of this Agreement.
NO SMOKING: No smoking is allowed on the Premises. If smoking does occur on the Premises, (i) Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (ii) Guests may be required to immediately leave the Premises, or be removed from the Premises; (iii) Guest is in breach of this Agreement. Guest will also be responsible for any losses incurred if following reservations are unable to occupy the home due to smoking smell or damage

Everything turned out to be great!From Communication with owner to checking out - it was easy process!
The only thing we found different was the bunk bed room was really small and we didn’t expect to hav rear door neighbors as close as they were. But we totally enjoyed our stay. Easy access to beach directly across the street.
Additional info you might could add for future guest is grocery stores close by. Close at 10. Needed to know if there was a beach chair rental available.
And maybe suggestions on places to eat near by.
Overall we had an awesome stay! Thank you and we would book again.

My family from NY and I came to visit my family from Alabama that we haven’t seen in about a year. Had a great time. This is perfect size for us, 7 adults one 2 year old and room for others. Very clean and well maintained. I will definitely stay again if it’s available next time we visit PCB.

We had a great time and this house was perfect for our group that included several children. The beach access was directly across the street. Would love to stay here again!

This property was just like the listing pictures, had a great location , plenty of room for all 10 adults (could have taken a couple of more with us if needed ) and the proximity to the beach was awesome. They were very attentive and helpful through it all ! Definitely would recommend staying in this home!

The location was perfect and the house was spacious and clean. We loved the color choices. The only complaint was the master king bed needs a new mattress. We will definitely recommend this house to there and be back ourselves.

The location of this is superb! It’s close to 30A without the congestion (claustrophobia!). The beach access is wonderful! Although you do cross Front Rd to get to the beach, that was never an issue or dangerous.
The home was fantastic. All the amenities we could have asked for and more. The furnishings were beach and comfortable.
Literally an excellent stay. Thanks to Todd, his assistant and the homeowners! (Oh, we loved it so much we extended our trip twice!)

We had the best vacation of our lives and we’ve been all over! First of all, Todd , the property manager addressed the single issue we had upon check in quickly and efficiently! In all honestly, on future trips to the area we will definitely find one of his properties!
The location of this is superb! It’s close to 30A without the congestion (claustrophobia!). The beach access is wonderful! Although you do cross Front Rd to get to the beach, that was never an issue or dangerous.

Our vacation at this property was amazing. The house is located across the street from a beach access which is amazing. There are also two grocery stores within a quarter mile of the house which was super convenient. In addition to these points, it is an easy drive to Rosemary Beach and Seaside which are wonderful towns. A++++ stay!
