The location and the price! The beds were comfortable and the property was clean.
Generally the house was run down and needs a bit of TLC especially the bathrooms. Not enough seats for 8 to sit at the table and the front garden was a mess with broken garden furniture in it.

the location was great with only a short walk to the Hugh Street. The number of bedrooms was perfect for our group. The bedding was clean and good quality.
There were several signs of water damage throughout the property. Both bathrooms had black mould on the tile grouting. There were broken tiles in the en-suite bathroom. There was damage to the wall in the front ground floor bedroom and a hole in kitchen ceiling. The property sleeps 9 but had insufficient crockery for 9 guests. The WiFi information was out of date. The TiVo box was not connected to the new WiFi and we were unable to connect it as we only had a QR code for connecting. The bath towels were really disappointing. They were incredibly small, faded in colour and smelt of cigarette smoke. Much like the kitchen, the lounge was not suitable for our group to sit and socialise together as there were only 5 seats.

I didn’t like the fact that the landlord has kept the £250 damage deposit with no reasonable explanation given and no warning they were going to do so.
Yes one of our party mistakenly took the back door key home with them. We immedietly apologised for the mistake and posted the key back to the address the landlord provided. After no contact from them for a month I noticed that the deposit had not been returned. On querying this I was advised that they were they were not giving me the money back due to the issue with the key. I had not had any contact from them since the stay and they have not provided any proof of any costs incurred (£250 for a key!!). I’ve queried again but they have have just ignored me.
My recommendation would be to avoid this place at all costs! It a pity as the house is in a great location and could be a great place to stay if properly managed.

Location good for accessing facilities in the town centre. Comfy beds. Quiet area. Beds made up on arrival.
Poor maintenance of the property, poor cleaning, decor was shabby. Only one towel per guest. Could only park outside the house for a maximum of 2 hours 7 days a week- there is street parking 10 minutes walk away. The bathrooms are not up to standard.

The property is walking distance to the station , restaurants , sights and amenities . A quick drive to Warwick Castle.

Title - Basic but Functional
Lounge is too small to seat 8 people ; Not enough seating in lounge.
Lounge blinds cannot be drawn/ broken
Main bathroom is tired and needs renovating; stand in the bath to take a shower and you are standing next to a window with no blinds / privacy.
There is a backyard with small table and chairs, but has no appeal to want to use it; Sadly , a guest said it reminds her of ex student accommodation.
The parking info is a little outdated .
2 bedrooms do not have enough storage .
One bedroom had no furniture except the bed.
Plastic knife found in one of the beds!

The very comfortable beds...really lovely mattresses ( if you could let me know what mattresses they were I'd be grateful) great big tv, good selection of channels, good washing facilities. Well equipped kitchen. Very clean and nice towels.

Location was very good and the beds were very comfortable.
The floors were very dirty, clearly not cleaned adequately. Not enough towels, two towels per guests should be the norm. A hairdryer would have been a welcomed addition. The property would be a tight squeeze for 8 guests - not suitable for this many guests in the communal areas.

Close to town centre/park, lovely style/ soft furnishings, lots of mirrors, good lighting, comfy beds. Surprisingly quiet considering proximity to train line. Lovely to find table set and some good coffee!
Not enough seating in lounge area for all 6 of us (property sleeps 9), water pressure a little low (had to be careful with other taps when showering!) Kitchen a little low on some extra crockery (large serving bowls, jugs). Floors a little dirty wish I’d taken slippers as ended up with black feet!

The communal loiving area was small, and only seated 4 comfortably. The back yard was dirty.
