About this house rental
This recently renovated (2021/2022) iconic Block Island property is just across the street from the Island’s first conservancy purchase, Rodman’s Hollow, and is situated on 2.6 acres. The property has a main house and a finished barn with upstairs living space. Appointed with today’s amenities, including AC/heat in both the house and the barn, an expansive yard, vegetable, herb, and flower gardens, and a spring fed swimming & fishing pond.
You will feel right at home the moment you enter the foyer, which leads to an eat-in kitchen and dining/living rooms. The large living room with wood-burning fireplace offers great views of the conservation lands, with ocean and wind turbines beyond. From the kitchen, French doors open to the patio. The dining room opens to a comfortable family room, perfect for movie nights. There is also a powder room off the foyer.
The first floor master bedroom has a king size bed and updated master bathroom. On the second floor there are four additional bedrooms (one queen, one double, one twin, one with two doubles), a full bathroom with tub, and a half bathroom.
A separate barn comes complete with a large living/dining room and kitchen. In 2022, we updated the ground floor to include a kitchen area, living space, and ping pong table. The barn has a small full bathroom with shower, a bedroom with a queen bed, and a loft area with three single beds. The barn is close enough for kids and parents to feel comfortable, but also provides everyone their own space.
Both the house and the barn have washers/dryers and outdoor showers.
Amenities include satellite television, wifi, air conditioning, kayaks, lawn games, and an outdoor gas grill. It's a perfect rental for a large families, or for multiple families who want to vacation together. (Well behaved dogs will be considered for an additional pet fee.)
Help yourself to flowers, vegetables, and herbs growing in the garden, and enjoy our kayaks on the pond!
The entrance to Rodman's Hollow, with walking and hiking paths down to the beach, is directly across the street from our home, as is access to Greenway walking trails.
Please note, the barn space is not available after October 20th. The max occupancy for the winter months is 9. The barn reopens in early to mid April.

The house is beautiful! The setup, with a main house and a separate barn, worked incredibly well for our group. The older kids all slept in the barn and didn't keep us up :). The lawn was perfect for volleyball, and my 12-year-old had a blast fishing and kayaking on the lake every day. What an incredible spot!

Visited BI every August for most of my childhood, and after a long (multi-decade) hiatus, returned with family in-tow. Property is literally at the trailhead entrance to Rodman's Hollow, there's a lovely pond my girls were obsessed with, the hosts are just great, and the house is large enough to comfortably accommodate a variety of ages. Make some memories and book this place!

We have rented on Block Island every summer for many years and this is the best place we have stayed in....hands down! The hosts were both easy to communicate with and welcoming. The place has all the amenities for a great family stay. One hundred percent would book again!

This property was absolutely perfect. The two structures make it ideal for two families or putting teens in the barn to give them independence. Both have stocked kitchens, full bathrooms, and A/C if you need it. We kept commenting on how the house had everything - BBQ utensils, kitchen appliances, outdoor gear, etc. Carolyn and her cousin were amazing - positive, plenty of hints and able to respond immediately when we had questions.

This home easily accommodated our family which included older teenagers, young adults and seniors. The backyard under the string lights was magical and everyone enjoyed the water toys on the pond. So much to do you don't have to leave. Everything is stocked in the kitchen even pantry items!! Beds are very comfortable and the home is beautifully decorated. Owner is VERY responsive. A small ocean view from property. There are blueberries, blackberries and apples that grow on the property and deer that run through often in the morning to head to Rodman's hollow. You rent two houses when you rent this home which means set up for two houses and take down for two houses - allow a little time. Very happy and would rent again

The property was beautiful; country setting; quiet; the pond a joy to swim in and kayak. The main house and barn decorated to perfection; comfortable; well equipped; all amenities present. It did seem a bit strange to have to makeup all of the beds and to unmake them before we left. Other than that “wow, but okay!”, everything was perfect.

Black Rock Farm - an unmatched beacon of summer retreats. My wanderings have led me to many rentals, yet none have etched a place in my heart quite like this farm.
Our hosts, Carolyn and Annsley, were guides in our island adventure, sharing seamless communication and valuable insights, from food to day trips. They even arranged a fishing voyage with the esteemed Captain Bart - a true Block Island legend.
My brother's family found their own haven in the back barn - a quiet, comfortable corner of the sprawling farm. The week's humid Summer heat was eased by the indoor climate control, offering cool refuge and sound sleep each night.
Days were spent on beach escapades and trail challenges across the street, victories celebrated with refreshing outdoor showers. The property's hidden treasure, a bass-rich pond, hosted our twilight fishing battles, echoing childhood memories of casting lines with our father.
The heart of the farm was a well-equipped kitchen that called us home each night. The farm's charm often won over the island's call, tempting us to soak up our personal paradise instead of venturing out.
Strategically placed hammocks provided restful interludes, rejuvenating us for the next day's adventures. Black Rock Farm, with its blend of comfort and adventure, leaves us yearning for our return. Truly, it's become our home away from home and we count down the days until our next return! Thank you!

Fabulous property for family reunion
Beautiful property, very well maintained with lots of wonderful spaces and activities to enjoy on site. Many delightful evenings on the deck around the fire pit.
Definitely an advantage to have a car as it's about 2 miles to the Oar/Paynes (down Center Road) and a bit farther to town and/or the beach.
Communication with the owners in planning and with any questions on site was also excellent.

A classic
Our family of twelve had a wonderful week in this light-filled, spacious and comfortable Block Island house. We’ve rented many vacation homes over the past twenty years. We all agree that this house [and renovated barn] is as good as it gets.
The house and barn are very tastefully decorated—Someone has a great eye.
The superb kitchen for a family of cooks was thoughtfully stocked with everything we needed.
The many windows have screens. We opened them on arrival and didn’t close them until five minutes before checking out: We loved the cooling breezes on Block Island throughout our stay.
All of us easily gathered on the back deck during the evenings to watch the sun set and the stars come out.
The Vestaboard in the dining room was delightful.
An outdoor shower next to the barn has more than enough water pressure and hot water.
We loved the location of this gorgeous property [and its many shade-providing trees] on the relatively “quieter” south end of the island—all of Block is quiet—across the road from Rodman’s Hollow nature preserve. It’s a pleasant 20-minute bike ride into town. The six bikes that come with the house were a bonus.
Carolyn and Annsley were easy to communicate with before and during our stay.
This place is a classic! Our highest recommendations.

The property was beautiful. Awesome barn, fresh water pond and grounds. House was professionally decorated yet comfortable and fit BI well. Nice sunsets too. The owners are easy to communicate with and seem like they really want you to enjoy your stay.

Quintessential Block Island with Modern Amenities
This property was simply amazing! The historic house and barn had been thoughtfully remodeled maintaining all their original charm, but included new kitchen appliances, device connectivity, USB chargers everywhere, and air conditioning, as a few examples. There was plenty of space for everyone to spread out and relax. We especially appreciated the humidity control as it was 96% outside on the day we arrived. I didn’t even know what a Vestaboard was, but after seeing it in action I kinda want one! The kitchen was very well-equipped for our cooking adventures with every imaginable gadget (like a mandoline) and knives that were actually sharp. Pro tip: of the two outdoor showers, the one by the house had the best view, but the hidden gem by the barn had the best pressure. Another real plus was that all the supplies were stocked with multiple backups (trash bags, dish soap, tp, etc.), so there were no worries about running out of anything and no need to bring linens or towels. There were so many games, toys, bikes, kayaks, and the like that there was really no need to bring anything except a beach towel. I had packed some beach chairs – nope, didn’t need ‘em. The grounds were lovely, with a fenced garden, a private pond that had a swimming dock, hammocks/swings for hanging out, and lots of open spaces for yard games – all crisscrossed by the beautiful stone walls the island is known for. The quiet location across from Rodman’s Hollow was perfect to get away from the maddening Summer crowds in town and very close to a favorite trail run down to Black Rock. Carolyn and Annsley were both very helpful and responsive when we had questions. We’d come back in a heartbeat. Highly recommended.
