This is a lovely oasis away from the hustle and bustle but just minutes from the downtown plaza. The casita is small but ample for a couple, the bed is super comfortable and supportive, and the authenticity of the space is utterly charming. Word of caution though--it is not designed for people with mobility issues, there is no dishwasher, and the bathroom is a very small space. It would be uncomfortable for a large person.

This is a lovely little place to stay, had everything we needed. Only a couple things I let the manager know, the chairs you see in the picture...one was completely broken and there were some tiles missing on the counter. Otherwise super cute place to stay, very quiet and secluded.

The casita was an traditional well decorated adobe at the end of a private road. Plenty of parking with a nice walled outdoor area. It was clean but soft furnishings seemed a little worn and dirty including upholstery in living area and bedspread. Would be nice if some firewood be provided. Two great restaurants just down the street!

Great, quaint, and rustic casita. Quiet and private, too. On hill just above The Tesuque Market and the restaurant El Nido.Close to Santa Fe. Stayed two weeks and wished I had booked a month. It's a fantastic place and everything about it exudes " Northern New Mexico." Would book again in a heartbeat.

Awesome little rustic villa!
We stayed here over Christmas for 3 nights and had a great time! Overall we'd give it 4.5 stars. I'll start with a few quirks about this place that previous reviews had mentioned as well. For starters, the amount of creaking the bedroom/floor puts out is almost comical. You can't even adjust your position in bed without waking up your partner, it's that loud. We still slept well, but definitely woke up our fair share each night, so be prepared for that.
There are two bathrooms on the property, but one is only accessible by going outside and using a key to unlock an exterior door. We never used it because it's not exactly convenient. The main bathroom is off of the bedroom and isn't the most private. There's a little gate like door that doesn't really close all the way.
I thought the listing mentioned a dishwasher, I know the checkout instructions do, but there isn't one. So be prepared to hand wash everything. Not a huge deal.
Some folks had issues with having to pickup/drop-off the keys in Sante Fe, but it's less than 15 minutes and didn't bother us. Personally I think they should just add a lockbox to the place for more convenience, but perhaps they have their reasons.
Other than these "quirks" the place is fantastic! We truly enjoyed our stay. The kitchen has everything you need to cook your own meals. My wife made prime rib with lobster tails
on Christmas without issue here. It's a fully stocked kitchen, even down to a potato masher!
The fact they permit dogs allowed us to have our whole family with us for the holiday. So that was nice. The entire place is old hardwood or tile, so it's no surprise they don't mind our furry friends. Just pick up your dog poop! I know I picked up some other people's dog waste upon our departure bc I didn't want to get dinged for that. Just be a good dog owner and it works out for everyone.
I recall some people having a hard time finding the place, but we didn't. Just drive to the restaurant El Nido and drive behind it up the private drive, stay to the right. The welcome packet you pick up with the keys outlines this clearly.
Speaking of El Nido, I would make a reservation there during your stay. We ate there for Xmas Eve dinner and it was fantastic. A bit spendy, but seriously good food and only a short walk away. There's also a little market just down the road with food and a bar for drinks.
If the bed weren't so creaky, this place would get 5 stars easy. It's a nice, private little getaway!

Great central location, and one of the most charming character packed vrbo homes I've stayed in!!! Excpet for the creaky bedroom floor! Lovely courtyard with lounge chairs nice in the morning for coffee and wnd of the day relaxing spot for a glass of wine. We truly enjoyed our twn nights at this casita!

Wrong choice
Disappointed with location- narrow dirt road with trailer park at bottom , rear view of a business back lot- unsafe walking anywhere in the area- property VERY secluded (quite for sure), on arrival the stinch of rotting garbage was hard to stand while unloading vehicle- the property try’s to maintain historic value but missed simple luxury of a mattress that wasn’t comfortable and make weird squeaky noise every time you moved killing any sound sleep- lighting in master and bath was none existent- toilet seat was broken- kitchen door under repair and with 90 degree temp the rooms were unbearable with the two stand up circulating fans- property manager did not even contact about repairing toilet seat or removing old trash
We checked out after second day forfeiting a night stay- the 5 mile drive into Santa Fe got to be old after the second trip- property may be best during winter months

We really enjoyed our stay at this beautiful home. It was beautifully decorated, full of historic charm, had a lovely and large garden, and was very private in a quiet neighborhood. It was a wonderful oasis to return to after a day wandering around Santa Fe. Highly recommend!

Great place just outside of Sante Fe
The location of the property was great, just a 10-15 minute drive into Sante Fe and walking distance to a market and restaurant. The house was charming and clean and the property management company provided plenty of towels and toiletries. As other reviews stated the floors in the bedroom are very creaky and every time a slight move is made in the bed it can be heard which can be difficult for a light sleeper. Fenced yard was great for our pup.

Nice week in Santa Fe
The property has a lot of charm and provided a nice place to stay with our dogs. it was fairly cold during our visit, but the house was very comfortable and had plenty of hot water. The only issues were 1) very squeaky wood floor in bedroom that woke the dogs up in the family room any time we rolled over in bed, and 2) internet/cable tv cable was cut by construction crew next door so we didn’t have tv or internet for a couple days. The latter wasn’t any fault of the property and the management company credited us for one night which I thought was fair.

A perfect getaway casita
Charming, in the style of old Santa Fe. Clean, bathroom amenities nice, no hairdryer if you need one. Nice sized refrigerator, and other kitchen appliances. I enjoyed the courtyard where I could sit and watch the hummingbirds. This area could use a little TLC with water to help the wilting plants, and the solar lights need replacing or new bulbs. Perhaps a movement triggered light would be helpful from the outside in tot he property so that entry into the courtyard isn't so dark. Courtyard area so clean and grounds exceptionally tidy. The bathroom is fully serviceable, a bit small, but everything works beautifully, and the water pressure and temps are nice. The screen door in the kitchen needs an interior hook lock so that the wooden door can be left open. The house needs additional ventilation. There are two pedastal fans which I found to be necessary for air movement and temperature comfort in the casita. The problem is that there are not enough outlets to accommodate the fans nor general electronics, and no extension cords or additional plug outlets were on hand. This would have been helpful for me. Generally, the furniture was comfortable, keeping in style with the casita. Some of the corners behind the sofa, large chair and in kitchen needed a good dusting and vacuuming. The cluster of electronics adapters on the floor of the cottage close to the window in the room needs a good cleaning with the cobwebs and matter caught in them.
I would have appreciated and really enjoyed the ceramic pottery ourside with planted flowers. It wouldn't be difficult to set up a simple drip system. I love the old wooden doors, the adobe walls, the old pinon wood fence, the rusted door trimings and the tiles used in the home. I enjoyed the wood bench and table on the front patio. Having the outside shower around the house was a nice addition. I was suprised by some of the "add on" fee that I was charged which significantly increased the final payment. I understand the taxes and appreciate the clarification, but the owner fees, other assessment, and other charges not included in the rental payment room fee were surprising. I did include that I was traveling with a pet and assumed responsiblity. What I was not charged was a pet deposit, and I am unclear if this is a cleaning fee or deposit of $150 to protect for any potential damage. I am a responsible renter and I duly cleaned up my pet's droppings. I would like to know if that fee is refunded to me.

Door openings short. Bed squeaks with every movement. Closet step down is dangerous without warning. Otherwise very quaint and pretty. Access not designed for large vehicles. Very narrow driveway and hard to find. Need to put location sign at bottom of driveway.

Charming property but not without frustrations
The house was a charming old adobe house that was tastefully decorated with a basic but adequate kitchen. The bed was comfortable and the bathroom was small and basic but adequate. There were several problems, starting with the lack of an "owner's manual" for the house. I have never stayed in a rental property before without a document explaining all of the amenities of the house. In particular, the TV could not be paired with the remote due to some unusual wiring, meaning (among other things) to change the volume one had to use the volume control on the TV. The worst part of the visit for me were the short doorways in the house (5' 8" and 5' 10"), resulting in a scalp wound from several late night encounters with the door frame to the bathroom for this 6' 1" person. A warning would have been nice.
There were problems finding Kokopelli Properties in Santa Fe, who had moved but not notified their Florida affiliates who sent me the wrong address. All of their literature provided to us still showed the incorrect address on Old Santa Fe Road. Renters should be aware that the keys are not guaranteed for pickup in Santa Fe before 4 pm. Once we got to the property the driveway was blocked by movers from an adjacent property, meaning we finally got into the house after 5 pm (after getting up at 5 am to start a long travel day).
Having to return the keys in Santa Fe when checking out was a hassle. Why couldn't a lock box on the property be used to pick up and drop off the keys, since Tesuque is several miles north of Santa Fe?
Written directions from KoKopelli for finding this house were totally inadequate and confusing. It took us quite a bit of trial and error and time to find the property. Even GPS has problems leading you to this property.
Finally, renters should be aware that the rental contract is draconian and renters should be prepared to surrender all of their rights when signing this contract, almost a non-starter for me.

This property is perfect for two people. I was alone,,but it would be great for a couple. It is in a great location just outside of Santa Fe. You can walk to the Tesuque Village Market for breakfast, lunch or dinner. It was clean and the decor was quintessentially Santa Fe. I loved it! The only draw back was that the pillows on the bed were terribly uncomfortable. They were very thick and not soft at all! They could use some down on the bedding.
