francesca is soooo nice, we were received with a lot of tips about the surroundings, and we laughed so much together. she is a great host who really takes care of the visitors and has attention for them. exceptionel.

I have read a recomendation from an extensive german tuscany guide ("mein tip") and booking com reviews. From all that, I can mainly confirm one point: The owners really care for you to give recomendations and explanations and tips and help you with anything. If you want a personal exchange with your hosts you will be happy there. The setting is in the woods, it is quite silent and pleasant. Breakfeast is good. Parking is free and safe. You are very close to many intersting places in the region; so it is strategically located. It is more economic than some other high priced accomodations. The room was spacious. we had no issues with mosquitos end of september with open windows and not using repellent.
Main point: matrass not really good and a bit short (it is still ok for 1,73 person). The room climate is ok but not outstanding (end of september, without using aircon or ventilator, just opening windows). As a result, sleeping quality (which is a key requirement for an accomodation) was just average. The breakfeast consists mainly of sweet stuff and lacks healthy options. Allthough the room was large with extra beds that we did not need (we actually had booked another room), it lacked cabinets for clothes (we did not need it but some people may miss them).

The owners is a very friendly family which puts all their heart and love in the B&B. The whole area is created and decorated by themselves. We felt warmly welcomed from the first second.
The breakfast is delicious and we could even eat it on our private terrace.
It also has a separate dog area, which makes it to the perfect B&B to stay with your dog(s).
The B&B is located in a very nice area about 10min by car to the (dog) beach and to San Vincenzo.
All in all I can only recommed to book your room there.

We stayed here during August and it was very hot (even during the night); there is a ceiling fan in the room but it doesn't really help. A small air conditioner would increase the room's confort a lot.
