Pros: Location.
Cons: The hostess. Here are just a few things that happened to us in two days:
You can't put your belongings in the closet in the room because it’s filled with the hostess's fur coats and overcoats. When we asked her to remove them, she responded, "Where should I put them?"
There's no refrigerator in the room, even though the photos and description show one. There's a tiny fridge in the hallway for everyone to share, and it freezes everything so much that our yogurt and milk turned into ice.
The hostess prohibited using the air conditioner for more than two hours and said she would check. And this was in 38-degree heat.
Children aren't allowed to do anything—walk, talk, or even breathe. As soon as we stepped out of the room, we were immediately threatened, even though my kids were so scared they were behaving like mice. We sat down for breakfast, took out the frozen milk to make them cereal, and the children were sitting silently at the table. The hostess immediately said, "Keep an eye on your kids; this isn't a summer camp!" When I asked why she was saying this, since they were sitting quietly, she replied, "Just in case."
She asked us for payment a couple of times, forgetting that we had already paid in full upon check-in.
Laundry is charged. There was a washing machine in our friends' room, so we used it. The scandal was incredible. Apparently, neither we nor our friends were allowed to use that machine because it belongs to her son. After that, she forbade us from even washing clothes by hand, saying that if she saw laundry on the balcony, she would charge us for it.
Now, about the room. Everyone talks about the antique furniture and paintings. The furniture is not antique, just old. Everything creaks horribly, and the springs poke into your back. It all smells of age. Under the beds, there are boards and old carpets.

The place is really in the center of the city, so location is great. Paintings all around the place are nice too.
The room windows are straight at a heavy traffic central road: prepare to wake up every 30 mins because of bikers. Even closed windows will not save you.
Beds are literally falling apart, my brother left the hotel to find another one at 3am, as he couldn't sleep at all
Everything is from the Old Soviet style: shabby, old, uncomfortable
Breakfast is poor: fruits and buckwheat my kids couldn't eat
The main problem is the owner (a 80+ year old lady). She asked my 9 year old son (without asking any permission from me or my wife) to go and buy her some food on the streets of Tbilisi. We were lucky to find him fast before he got lost. We told the owner that this is not acceptable, and the son was in real danger. In response she called the police(!) The police quickly understood the situation and helped us to return money back, as we wanted to leave immediately.

Run by a lovely hostess, the simple accommodations at Gutsa Artists mini-hotel were comfortable and clean. Great location.

I had a lovely time at this quaint guesthouse. The owner, a very friendly and talkative elderly lady, was very accommodating. Mind you, we spoke Russian, so no idea whether you'll be fine in English. That being said, I read reviews from non-Russian-speaking customers saying they also found her charming and delightful, so I would go ahead and book the place. My room was big and comfortable, I had three beds (a double bed, a single bed and a sofa bed) all to myself, and a small bathroom. Breakfast is not included per se, you can get tea and biscuits but the owner makes no mystery of it not being part of the package. And speaking of the owner, she loves to talk and regale you with stories and fun facts. She is very knowledgeable about Georgian history, loves to learn about other countries and is an artist at heart, as evidenced by the paintings in her home (many of which she painted herself). The location is perfect, too, as you're right on the main street. The entrance looks unassuming but I found that to be the case about many Georgian establishments, so don't be out off. Noise-wise, you're good. The rooms have double glazing.
Nothing I can think of. You have your own independence and can have a cup of tea (and company) at will, what else could you possibly ask for?

The location is good and the grandmother who lives there is an artist. If you speak Russian or Georgian language, you could gain a lot from her but not for English speakers.
There's no breakfast, only tea/coffee. The maintenance is just ok. I was charged for one full additional day, for checking in 8hrs early! The artistic pictures are slightly misleading. It's not as good as in picture.

Perfect tea and coffee for the breakfast ! 2 mins from the metro station. Historical building in the city center. Very nice stuff! I would recommend this place 100%!!!

If you are into art you will definitely find this property interesting. The location is really good, within walking distance to the city center and you have whatever you need very close ( as in supermarket, center, cafes etc). Breakfast is simple, but good enough. The owner is a very sweet lady, she is living in the property she is very open to discussion, but she does not speak English at all. We sorted that out with Google translate though.
Nothing bad. Would be good to have someone there that speaks English, a little bit at least.

Such a unique, comfortable, and friendly place to stay! Our host was so sweet and happy to chat through a translator app. Every wall is covered in her beautiful paintings. She upgraded us to the available Junior Suite which had a view out the courtyard and big lofted ceilings. Great hot water and pressure for the shower and working heat to stay warm in the room. She even changed our sheets and brought us new towels when we extended our stay. Superb location well connected with public transportation and near many restaurants, bakeries, and markets. Don't miss staying here when you're in Tbilisi :)

The host was so lovely, we talked through google translator, she shared the stories behind her paintings with me. We spent a wonderful morning together. The place is full of history, it has a lot of character. I would certainly come back

The place was really classy. The owner lady was helpful and generous. We had nice breakfast and company. Room was big and clean. A lot of paintings made by Mrs Gutsa which made an amazing atmosphere. Highly recommend:)

It was super comfortable, centrally located and the lady was super nice, in spite of our language difficulties. I loved my stay. No complaints.
The only thing I can give some feedback about is that a little more English knowledge would be appreciated (I know I'm foreigner, but English isn't even my first language, I'm just saying, if you run a hotel, you could make an effort too). Thankfully, thanks to the owner's broken French and my little Russian, we found a way.

I like the host and specially her commitment to work at her age.
99% of people live a retired life but she is still energetic and welcome her guests with smile and serve them to the best she can do.
