1. The property is on the ground floor.

1. The mattress of the sofa-bed needs a replacement badly. It has lost all consistency and it is very uncomfortable. Other than that, it is a good sleeping solution for such a tiny apartment.
2. The kitchen needs some permanent humidifiers as we found mold in several kitchen tools. Perhaps it requires a deep cleaning, too.

Very clean and close to all amenities in Hay. Had everything we needed for a comfortable stay. The parking space was appreciated too. We stayed one night and it was more than adequate. Internet connection was good, tea and coffee was available which was really nice.
I don't have a bad word to say. It totally had everything we needed for a great stay and I would recommend it.

Location was great -- just a few minutes' walk to downtown Hay. Flat was serviceable with everything I needed.
Nothing wrong with the flat per se, but note that Google maps is NOT accurate... it put me on the adjacent street. I got very lost and finally phoned the number that had been sent to me, and the woman helped me find my way. Once I found it, the location was obvious, but still, it can be a bit tricky to find at first. Definitely try to arrive during daylight!
Also, I hadn't realized the bed was a pull-out sofa. It was easy to operate, but I had expected a bedroom. The bed was fairly hard but there was a lovely mattress topper in the closet, which made it very comfortable.

Good directions, but hard to see the sign for Frank Lewis House in the dark… perhaps suggest driving through the gate ahead to the right in the instructions (I was tired after a long drive in the rain!)

Everything was immaculate and very well laid out and considerate. Sylvia has thought of everything and gave detailed explanations whenever assistance was required.

Dedicated parking was clearly signed. Key access via the key safe was easy with the code provided via email beforehand. The "apartment" was spacious and very well stocked with all that you would need for an extended self catering stay. Helpful tips were posted all around. The sofa bed was straightforward to set up and surprisingly comfortable. Shower was adequate. Wifi was good for standard email etc (I didn't try streaming movies over it). A 10 minute walk into central Hay-on-Wye.
It took a while to find the entrance to the property - although the official address is St Mary's Road, you can't actually get to the property from there. Access is actually down Union Mews off Gypsy Castle Lane. Then once in the car park the entrance is the obvious "front door", not the "back door" - i.e. opposite to what the instructions say - I suspect the instructions refer to a former front door that possibly faces St Mary's Road but since you can't get to the property from St Mary's Road, it's now a moot point. I recommend that the 'joining instructions' are modified to reflect all the above.
The courtyard was not particularly appealing and despite the lovely weather, I was not tempted to sit out there. Also, the apartment itself had a definite musty odour to it, especially around the entrance.

The flat was cosy, clean and close to everywhere we wanted to go. The owners had left tea and coffee etc and thought hard about the design of the flat to meet your needs. Lovely place to stay!

It was in a lovely quiet location on the edge of Hay-on-Wye, but also easy to access the town. It was a relaxing enjoyable stay. Thank you.

Great location, very clean and the kitchen is stocked with essentials like cooking oil and salt and pepper. Plus tea and coffee. A spacious little apartment in a lovely house, well worth the money.
This is our second stay in flat 2 and last year we found the sofabed uncomfortable (we have old bones and creaking joints). This year we brought a YAWN sofabed along. The apartment was spacious enough to accommodate the sofabed and all other furniture comfortably and we slept brilliantly this time. Perfect solution for us!

I have to admit we were dubious about it being a sofa bed, but it was so comfortable and easy to use. The whole apartment was spotless and had everything we could possibly need. Perfect location as well, just being a short walk from the centre. Would definitely stay again.

We only stayed a night but would definitely book again for longer.

The room had everything you need for a short stay. It was very clean, pretty and well located. It was quiet and warm. There was tea and coffee etc in the cupboard, though we'd brought our own supplies.
I would have liked to sleep in a bed rather than a sofa bed so wouldn't book the flat for a long stay. I did however realise it was a sofa bed before booking the one night stay.

It was perfect for our needs. Comfortable and central providing towels, shampoo, tea and coffee.
The flat was spotless apart from the shower which really needed a good clean. The glass, surround and tile grout were all very dirty and black in parts.
