Enter into a great room which includes a large sofa/love seat with a sofa bed from which to enjoy a 60' TV and a fireplace. The great room also includes the dining area for 6, and is next to the kitchen breakfast bar with 3 high-top stools so it is easy for everyone to eat together. The kitchen is completely updated with stainless steel appliances and granite countertops and has everything you need to create meals and snacks for your crew. All you need do is add the food and the camaraderie and have fun.
The king master bedroom is on the 2nd floor and has an oversized walk-in closet, 50' TV, private patio, and en-suite bath with a large walk-in shower and separate soak tub. The 1st and second guest bedrooms are also located on this floor and each have a full-size bed, TV, private patio space, and ensuite bathrooms with standing showers. The 3rd guest bedroom is on the first floor which includes twin bunk beds, and adjacent access to the half bathroom. The 4th and final guest bedroom is a stand-alone bedroom that is accessed from the 3rd floor deck, and is equipped with a full-size bed, TV, and private lounge patio. The house was very comfort for a large family. Open and spacious great room. Master suite was excellent, other bedroom were small but adequate, comfy bedding.

We had a great time on our trip. The kitchen is beautiful and the location is great for beach, ferry and walking to restaurants. Overall a great house but there are some things that aren’t ideal.
The negatives are that the layout of the rooms is very odd. The rooftop bedroom has no access to a bathroom unless going into to someone’s bedroom on the second floor. There are lots of stairs to bedrooms (on second floor and third floor room you go down stairs to access) so just keep in mind for guests. Additionally, the downstairs bedroom has very small bunk beds without railings which isn’t ideal for anyone’s safety. The powder bathroom connects to that space so just a little odd. Lastly, although the house is pet friendly there is no enclosure or gated areas for pets. It’s open access from courtyard and front patio.
The living room TV does not work. Vacasa was quick to have someone come out to try and help but it never worked. The other rooms TVs were fine.
Wi-Fi downstairs is really bad so keep in mind if working during your trip.

Our family spent the week in this home and it was perfect. So many living spaces, no one felt like they were crowded. The rooftop space is an awesome getaway, and the location to the ferry was perfect. We'll be booking again in 2025!

Excellent home for large groups. We had 9 adults staying for a long weekend and had plenty of room for everyone. The home is very comfortable and clean. You can't beat the location - 1 short block from the closest restaurant, and another block from the market. The ferry to Balboa is a short walk - super convenient. We would absolutely come back for another stay.

First of all…. Balboa Island. Boooom. House was great. So many “hang out” nooks. Perfect for our family of 8 We had 3 month old and new mom loved cleanliness. Decor was cool and everything functional. Even did chef level dinner one night. Perfect.

The bedroom with two bunk beds doesn’t even have a dresser let alone a closet, and have to go inside a bedroom up a flight of stairs to shower. Another bedroom has no access to a toilet or shower without going outside and down three flights of stairs.
The refrigerator wasn’t on when we arrived, the dishwasher had to be hurt rigged closed to run and the dryer didn’t work.
Three other bedrooms nice, great master. Super location.

Also, hot water was sporadic. Vacasa wouldn't believe me. Plumbers found the problem on our LAST DAY! We expect an apology and a refund for this inconvenience. Communication with Vacasa is poor because they insist on texting and a different clerk is on the other end each time, often out of state. They don't bother looking at previous conversations to see what's been discussed. Customers are not allowed to communicate directly with the local Vacasa representatives. A poor system! Very frustrating!

While this property boasted beauty and an ideal location, I have serious concerns to share. We endured a ten-hour journey, but our excitement waned when we were told on the morning of check-in that the water heater and refrigerator were both out of order.
What's troubling is this wasn't an isolated incident; a review from another guest in June echoed the same issues, with Vacasa offering apologies but no lasting fixes. This suggests a recurring problem that property management might be neglecting.
To address our refrigerator problem, Vacasa supplied two tiny "dorm-style" fridges for our week-long stay, totaling only 9 cubic feet—insufficient for a party of 10. Dining out became our only option, straining our budget.
Upon arrival, I spent the first 2 hours trying to reach property management to resolve these issues, even offering to pay for a plumber to fix the water heater.
My recommendation for anyone considering this property is to confirm in writing in advance that the refrigerator and water heater are working. Communication with property management appears lacking for urgent needs during your stay.
Balboa Island offers a fantastic vacation potential, but caution is essential to match your expectations.

We have rented many times in Balboa and were impressed with with the cleanliness, amenities and design of the house, plus a roof deck! . For 2 people, we had plenty of room to roam. This would be a great house for a large family getaway.
Unfortunately, our short 4 day visit was "invaded" by an early version of the dreaded "June gloom", forcing a bit more TV. I know this is a FIRST WORLD problem, but, can rental houses please provide a systematic, coherent printed directions on "how to manage and use" the 3 remote controls necessary for TV viewing? This house had none.

The house was absolutely perfect.— beautiful and clean. The area is quiet so we had a wonderful sleep yet it is only a horrible walk to all the adorable little shops on the island.
We cooked breakfast most days and appreciated that we had everything needed (utensils, plastic wrap, ziplocs, spices, etc). The great room was lovely for hanging out but it was especially nice to have breakfast on the roof deck.
Only thing to caution was that we used the washer and our “cold” wash was actually hot water (not sure why).
Overall amazing stay!!

Our family of 9 stayed for 5 nights in this modern and beautiful home in Balboa Island. We rated it 4 stars as there were a few issues. The bed on the third level is very thin and uncomfortable to use, it should be replaced with a better-quality bed. All propane tanks were empty so we could not use the outdoor area first night; however, after we placed a service call, they came and filled them, and then we were able to use them. It is a well-designed beautiful home.

We have been renting houses on Balboa Island for over 25 years and this one was a very nice option. It is nicely appointed and in a great location. Just a few houses to the sand and a couple blocks to the ferry in one direction and Main Street in the other direction. There are several outdoor spaces to relax and read a book, sit by the fire pit, or enjoy the rooftop deck. The open concept living space is great for large families to hang out and enjoy. One suggestion we have is to upgrade the cable TV to include ESPN. We wanted to watch sports, but ESPN was not an option. Some additional pots and pans are needed as well for those who enjoy cooking. We love to cook dinners on vacation and it was difficult to cook for a large group with the pots and pans that were available. Otherwise, the house was fantastic and we really enjoyed our stay. We will rent here again.

This house is perfectly located on the island with easy access to the ferry for crossing into Newport. The house has a good floor plan and very spacious common areas. The gentleman Taz that managed the place was very responsive and pro active with any requests we had, additionally the place was pretty clean upon arrival.
The areas for improvement were maintenance items. For example there was some minor water damage on the ceiling near the skylight, large cracks in the master bedroom ceiling, deferred maintenance on the rooftop railings and railings off the master balcony, and numerous areas that could use some touch up paint. Water pressure and time for the hot water to get to the showers definitely could be improved as well.
Overall this is a nice place and we would stay here again. I think Taz and his team are on the right track.

This beautiful home is really really well located on Balboa Island. We loved our one week stay and loved walking the charming streets with beautiful holiday lights. Have rented before with Vacasa - they have a lot of wonderful houses. Shout out to the property manager Taz - A+ responsiveness and professionalism!

This is the perfect house for entertaining a large group. The downstairs area is open and quite spacious. They have plenty of dishes, cups and silverware. Got to love the roof deck. The only note is that other than the master bedroom, the other bedrooms are quite small. There is one bedroom that you have to access off the roof deck - fun space but no bathroom up there. They have to come back down the stairs and either go through one of the bedrooms to access a bathroom or go downstairs to the ground floor.

My family and I absolutely loved our time here! The home was clean, spacious, and conveniently located to the beach, ferry and Main Street. The beds are so comfortable and the rooftop view is stunning. We had a great time and would definitely come back.

However the property was dirty upon check in; required swiffer cleaning. 10 swiffer sheets were BLACK! Bedsheets were stained (these were replaced thank you) washer was filthy (have a pic) Wi-Fi and cable did not work well. Overall disappointed.
The consensus from my family definitely not worth the expense.

BBQ not working. Notified agency Saturday night. “Local staff” came buy on Sunday and again on Wednesday. BBQ still not useable. BBQ replaced on Thursday. Response and solution VERY slow. Kitchen was the most non equipped of any vacation house I have ever rented. No measuring cups or spoons. No grater. Not enough silverware for 10 people.

The property is as advertised. The only issue is the fifth bedroom not having a bathroom attached. This is basically an overflow room on the roof and anyone staying in this room will need to traverse the roof downstairs to the second floor to use a bathroom. The location is great being minutes walk to the ferry and approximately a 10-minute walk to the downtown shops. The fact that the living room opens up with a wall of doors into the front patio is a real bonus. Plenty of outdoor space and eating areas. The biggest drawback was the fact that the unit is somewhat run down. There is obviously not been a significant amount of restoration performed and a little TLC would go a long way. The rental manager did respond promptly with issues including a bed which fell apart and was in need of repair. We also had an issue with the instant hot water for the unit which would at times not heat and require recycling the system to have it turn on. During busy seasons I foresee an issue with parking as on-street parking can be challenging. The unit does offer two enclosed spaces but this is quite tight for two vehicles. Finally I was surprised to see the unit was anything but spotless. In this day and age with covid I would expect the cleaning to be much better. Overall I believe this unit is a good choice as a rental as long as expectations are tempered.
