THIS IS IT!!! Perfect for those who want more house space. At 5860 ft.², this house (4241 E. Broken Rock Loop) is one of the largest homes in the Continental Country Club area. Sitting high atop the cliff, overlooking the Aspen Valley golf course at hole 14, this house is absolutely the perfect place any time of the year! There are seven bedrooms, 4 full bathrooms and 2 half bathrooms. The house is built on three levels with bedrooms on all levels as well as four living room/spaces. 2000 ft.² of decking and a breathtaking views of the golf course is what makes this home the perfect combination of in-town convenience and absolutely gorgeous outdoor use and privacy! Recently added: recessed and new lighting fixtures throughout the entire house so this house is lit at night!!! Two separate dining areas, well stocked chefs kitchen (Viking appliances), and plenty of gadgets and kitchen tools to make your cooking experience that much easier! Entertain with a foosball table, dartboard, arcade games, pool table, plenty of TVs and a large yard for the kids to play will give you the vacation you were looking for!! And don’t forget your early morning walk on the private golf course trail!(Spring, summer and fall) DON’T miss out on this gem!

We stayed here for a long weekend for a break from the heat. We had plenty of room to spread out and really enjoyed the view of the golf course from the decks. One thing that should be noted is that although the house is listed as having AC, it is not central AC. In the master and a couple of the downstairs bedrooms there are portable units, or window units. The master unit dripped water (condensation) all night long. We woke to a very large wet spot on the carpet and soaked towels. If we had filled all the bedrooms with family members there would not have been enough portable AC units for everyone to be comfortable sleeping. The living room area is very, very warm as there are no shades on the upper windows to filter in the heat and light. We spent as little time as possible on the main floor once the sun came up - until it set at night. Some of the electronics weren't working and there were no clear instructions for what remotes to use for what electronics, too many remotes, etc. There is an extra fridge in the garage, which came in handy. We wished the wine fridge would have been working to alleviate some room in the main fridge. And, for a house that sleeps 18 people, there was only 1 wine glass to be found. The game room and pool table room were a nice hang out area and we spent the majority of our time there. We would come back for another stay, knowing what to expect and in the cooler months so the AC wasn't as much of an issue.

Beautiful home and very spacious. Love the gathering spaces on each level. Unfortunately, the upkeep, maintenance, and general cleanliness need some serious attention.
There was no hot water on the bottom level, two of the bed frames were broken (one was held up by a rusty paint can and the other was propped up on bricks and missing a support), mattresses were torn and badly stained. Fire pit knob broken which owner was aware of but did not mention it until we asked about it. Spider webs and spiders inside the home. Several remote controls but no markings to determine what device they went to. Some of the ceiling fans didn’t work. Refrigerator was not very cold. Owner did bring a smaller fire pit that did work and reset remotes for a couple of the tv’s and sent someone by to look at refrigerator but he was not able to slide the refrigerator out to check it. He also sprayed outside for bugs which did not help inside. Kitchen dining room table and chairs need to be replaced. Could be a fantastic place to stay if it was kept up. We have stayed at other vacation homes and this is the first time we have been disappointed.

Nice layout and great place for a larger group. We had 12 teenagers and two adults and there was plenty of room for everyone. We would definitely go again.

Plenty of space for a large group - with multiple gathering areas. Home was clean and well-equipped (the only thing we couldn’t find was a broom). Beautiful area and convenient location. Owner was very easy to work with, and when there was a delay in providing check-in information to me, she was very apologetic and even provided an extended checkout!

Our 2nd visit to the home--very disappointed and not worth the price. Checking in was easy and host responded quickly, but that is where communication ends. Beautiful views. One of the bedrooms had a leak and there were dryers in it with the carpet pulled up. Tried to contact the host about it - NO response! In the two bedrooms with King beds - their is no ladder to gain access and the beds are 42 inches high. Climbing in and out of bed was a challenge. The mattresses are so worn and soft you end up in a dip and have trouble trying to turn over. Chairs in the main living area are broken and unusable. The kitchen table laminate is peeling off and splintering. You have to be careful to avoid splinters. Kitchen items were dirty or worn to the point they were not usable. For a crowd, cooking kitchen essentials were lacking and I'm glad I brought my own. Kitchen and downstairs bath faucets leak constantly and the water is either too hot or too cold. The younger kids had to be monitored because they couldn't find warm! Game room is not heated. Host stated we were to receive a credit for our second stay, still not received. Son left something at home, inquired within an hour of checking out with NO response and still haven't heard back. We left in a blizzard or would have turned around. Having our family in one house was great, but this home needs to be refreshed. Pictures don't always tell the truth! Home was unsuccessfully listed for sale.

This property was as stated as far as size, beds and rooms, and it is a nice location with a lot of parking. BUT....This property has issues to be sure. When we arrived, the air conditioning was not working--and apparently the owners were aware that it was out the prior week and did not follow up to see that it was repaired correctly. So, we had no air from Saturday the day of arrival until Tuesday at 6:00pm I understand it was a holiday weekend, but it was the hottest week of the year and the main floor where the kitchen was, was 90 degrees and almost unuseable during the day. The dishwasher latch was missing and was never fixed the entire week. The pack and play that we had inquired about was not there as promised. The waffle maker plates fell off. The other issues we encountered weren't horrible by themselves, but when you add everything together, it made for a very interesting and stressful stay Basically, all the furniture is starting to come apart,broken,torn and should be replaced, the banister is starting to wiggle, the main kitchen table laminate is coming off so you can't really wipe the table off very easily without particle board coming apart. The owners need to come and spend a little time and update the whole house, it could be an amazing property if it were taken care of. I don't really understand the previous "great" reviews. Just as a side note to to VRBO users--Air conditioning issues are NOT considered major issues by VRBO--so beware in hot climates!

There were three levels each with a large patio, but we spent most of our time at the one on the top floor overlooking the golf course. There was plenty of seating for us to eat and mingle. We ended up not grilling and ordering in pizza instead but it was nice to know it was an option. Several of the bunk beds were full size which was also helpful. Because we spent most of our time on the patio, we didn’t opt to use the pool room and the game room, but they are impressive! Very nice place for a large group.

This home was the perfect location to host our extended family of 17. Plenty of space for everyone to be comfortable , and the game room was perfect for our teens to hang out. We spent our mornings on one of the decks , taking in the serene views of the golf course. Lovely outdoor space, even had deer visit! There was one slight issue with the AC which we were notified of on arrival and it was remedied right away. Felt very safe in this neighborhood. I would highly recommend this beautiful property and attentive owners.

We had a great time. Loved the three living rooms because we had a large group with kids of different ages. The only problem is the AC is only on the top floor and we were there on the hottest week of the summer. the host says they will be fixing this. Make sure it is fixed before you book for a summer trip. It made the middle floor useless during the day and the majority of the bedrooms were saunas even into the evening. The hosts were extremely apologetic and helped us get fans to try to offset the heat, but ultimately it just needs AC.

Everybody absolutely love this house. We went up with a group of moms and teenage boys. The boys had plenty of space to roam and thoroughly enjoy the game rooms and the gym equipment. The moms left sitting out on the patio at night with the firepit. This is one of the best, Vrbo‘s I’ve ever rented, and I’ve rented a lot!

A large group of us stayed here while we were in town for a wedding. We had 12 adults and 5 kids (ages 2-11). Plenty of room to spread out, and the kids loved the game room. Plenty of parking space, nice big kitchen, and nice decks. We enjoyed our stay.

Took a school group here for 4 days, 3 nights in flagstaff. The house slept 15 easily. The kitchen was open and dining areas nice to accommodate everyone. We spent the mornings and late evenings at the home. Otherwise we were in flagstaff doing a variety of activities. It was a convenient location. It was quiet and nice views.

Beautiful house and well stocked. Very clean and in a beautiful and quiet neighborhood. There was a group of 17 of us staying in the house with 4 young children and 4 teens and it felt like we were all staying in separate homes! There were so many things for the kids to do they were never bored! Thank you!

My family just spent 6 nights at this amazing home. The views were amazing! Each level of the home had its own deck or patio to walk out on. The game room areas were such a bonus. We had a fantastic time and would stay there again.

Plenty of room and great golf course view/accesss
Home had plenty of room for all 23 of us to spread out. Kitchen was well equipped (ran out of dish soap). Great decks and view of golf course. Golf cart path in the evening was very enjoyable. Had some issues with fans and A/C and a broken bed, but other than that very nice home.

great location but the house needs some TLC and work
Location could not have been better but almost every room in the house needs to be gone through and tweaked. The fan in the master worked occasionally, in some showers, the handle didn't work properly, no AC vents in some of the lower rooms. Mostly good but needs someone to come through and bring it up to speed. Holly, the owner was great and since she recently acquired the house, I'm sure she'll get it done.

Perfect for our large group
The house was perfect for our large group of 16, with more than enough room to roam. The kids absolutely loved the game room and each night after arriving back at the home after a days adventure it was a great place to keep them occupied. The house location was perfect for us to easily travel into Flagstaff and to all the surrounding areas. The kitchen was a dream - large pantry, large frig, drink frig, double ovens, and every appliance you can imagine. We used the decking extensively, which provided lots of outdoor evening time for our large group. We were grateful to have a large recycle bucket, basketballs for the kids (young and old) to shoot hoops in the driveway and so much more. The large washer and dryer for our dusty clothes after a days adventure were very much appreciated. We have stayed in lots of homes all over the world, and appreciated being in a neighborhood with such a pretty view over the golf course and great amenities. There are many things to like about this house, and we highly recommend it to other large groups searching for a great place to use as a home base in the Flagstaff area. Thank You!

The house and the surrounding area was more than we could have hoped for. What a perfect place to stay for a large family. Our four teenage girls had so much fun in and outside the house. The coziness from the fireplace, to the spectacular windows, with beautiful outside views, was a perfect way to celebrate Christmas morning. I have no doubt this house will be perfect for families anytime if year. Thank you so much for sharing such a wonderful house with our family.
