About this house rental
Welcome to our Pet and family friendly home:). We know how hard it is to travel with your furry friend because we have dogs too. We welcome well behaved, non barking, potty trained pups. There are 2 dog doors for both big/small dogs to use. The backyard is fenced in all the way around and unless your dog can jump a 6 foot fence there is not any escape route that we are aware of. In the kitchen you will find a water/food bowl so you don't have to worry about bringing your own. If your pet has a cozy bed they love please feel free to bring that with you. There is also turf grass and some shaded areas for them to stay cool on those hot sunny days in the summer.
Take a short stroll to the park just 2 blocks away. Here you will find a playground, tennis/pickle ball courts, basketball courts, work out machines and a great grassy area to walk your furry friends.
The property boasts 3 cozy bedrooms that sleep 8 people. There is also a cot if you have an additional guest( we do charge an additional fee if you have over 8 guests)There is lots of extra bedding and blankets for everyone to stay comfy and cozy.
A cozy living room with a comfortable sofa and flat-screen TV, perfect for relaxing after a long day of exploring the city. There are also lots of fun board games for all ages and a reading nook with a fireplace to enjoy your favorite book.
The ensuite master bedroom has a Queen size bed, cozy chair, large walk in closet, and a beautiful full bathroom with fresh towels, and all the essential toiletries you need. The walk in closet has plenty of room to hang all your belongings.
The orange room has a bunk bed that has a twin and a full bunk bed and a Trundle bed that has a twin bed. We also have a pack and play with a changing table, crib, bassinet, and vacuum.
The green room has a Queen size comfy bed, a desk and chair and closet. This room overlooks the backyard and has great lighting throughout the day.
There are 2 full baths that have shampoo/conditioner, soap, and lots of other items you may have forgotten to pack. Help yourself to any of these items. There is an additional closet between the 2 rooms that has additional bedding, towels, blow dryer and a first aid kit(hopefully you won't need) for you to use.
A fully equipped kitchen, complete with a gas stove, oven, microwave, and all the cookware and utensils you need to prepare your favorite meals. We have a Keurig fully stocked with coffee, a coffee press(if you prefer), Brita, toaster and all the cooking accessories you need to cook a meal. Beside the stove we have a variety of spices, oil, vinegar, and cooking sprays. The fridge has your basic condiments such as ketchup, mustard, mayo...etc. Save money you and cook at home! There is a propane BBQ on the patio too!
Colorful, artsy, fun backyard with an array of outdoor games and bikes for both adults and the kiddos to enjoy(Bikes are older so please practice safety when using them). We are not responsible for any injuries incurred while using the bikes.
Our cozy and well-appointed home is centrally located to great restaurants, shops, and attractions. You can hop on the light rail here to Union Station downtown or you can take the light rail( G Line) from the airport to downtown(Union Station) and transfer to the Sheridan stop which is a few blocks from the house.
If you are traveling with your pup please make sure they are not barking persistently in the backyard area. If a neighbor complains about a dog barking persistently in the yard you may be asked to vacate the property and forfeiture of your payment for the remaining days of your stay. Please keep your pets off the furniture(extra blankets to cover the furniture are provided if needed).
Please clean up after your pets in the yard. I have provided a bucket and scooper to clean up the messes. A FINE of $100 will be charged if pet waste is found on the property. If cleaners report the presence of unapproved pets, guest will be FINED $250 and/or forfeiture of security deposit.
There is fake turf in the backyard please do not have any flammable materials anywhere near/in the grass. (Please do not smoke or ash in the turf). If you burn the grass or start a fire in the backyard you will be charged for the assessed damage.
• QUIET HOURS: Please be mindful and respectful of my neighbors. A FINE of $400 if the neighbors complain of excessive noise. Noise ordinance is enforced and the house quiet hours are 10PM to 8AM. Excessive noise is subject to cancellation of your stay without refund and/or deposit forfeiture. City noise ordinance is strictly enforced. All guests need to be inside and not on the back deck past 10PM
• NOISE ORDINANCE: A FINE of $1,000 from the City if the cops were called for noise and/or disturbance. You will be asked to VACATE the property immediately without a refund and security deposit will be forfeited. Excessive noise is subject to cancellation of your stay without refund and/or deposit forfeiture.
• PARKING: 2 to 4 cars in the driveway. This is a shared space and we will be using one of the spaces. Please park in driveway, or in front of home. Do not park in front of the neighbors’ houses. NO RVs, trailers or busses are allowed to be parked at the property.
• NO PARTIES: Absolutely No Parties or Events. Please let me know if you plan to have extra visitors coming by other than the stated guests. No additional guests are permitted to stay in the house without prior arrangement. Extra guest fee of $20 per person per night will apply. If cleaners report evidence of a party, a FINE of $500 per party/event will be charged and you will be asked to vacate immediately without refund and/or forfeiture of deposit.
• NO SMOKING: If cleaners or host report evidence of smoking/cigarette/marijuana smell indoors, you will be fined $450 and/or forfeiture of security deposit. Any items damaged with smoke smell will be charged to guest at replacement value.
• CHECK OUT: Check out is strictly enforced at 10AM. This is for cleaning and maintenance purposes. You may request late check out and I will do my best to accommodate you. $50 to request late check out. $150 fee for late check without advance notice. If the guest is more than two (2) hours past check out time (10 AM), then the guest will be charged $199 as the base rate for remaining day, but the guest is still required vacate immediately. If the guest stays for any un-booked/reserved nights there will be a $500 per night charge to their credit card and VRBO account.
• CHECK-OUT INSTRUCTIONS: Check out is 10AM. If guests could bag up trash, load the sink/dishwasher, and gather used towels together and put them in the washing machine and start it(detergent in laundry room). Property is cleaned between stays, but cleaning supplies can be found under the kitchen sink if you need them during your stay.
• EXTERIOR MAINTENANCE: During times of heavy snow, guests may see workers shoveling to clear walkways. Guests may also find snow shovel at the property. During the spring/summer months, guests might see workers mowing the lawn, weeding, or testing sprinklers. Should we need to access the interior for any reason, the host will message the guest first.
• SURVEILLANCE: There is video surveillance devices outside the property. Guests will also find nightlights and motion sensor lighting on the property.
• TOWELS & LINENS: Please ensure all towels and linens remain at the property. Please use grey or blue washcloths in vanity for makeup. Do not use white towels for makeup or hair coloring. Depending on the item, host will charge $20-$30 for each missing or damaged (if we need to replace) towel, pillow, blanket or sheet.
• WIFI: The home has high speed WIFI available. For everyone’s comfort and entertainment, please do not unplug the modem. Unplugging the modem will cause internet service interruption and there will be no Wi-Fi or tv streaming. If you have issues with the Wi-Fi, please contact host for troubleshooting.
• PLUMBING: Please do not flush baby wipes, cleaning wipes, feminine hygiene products, paper towels, tissues, trash of any kind. All toilets are checked to be in working order each turnover. If you have problems with the toilet, you can find a plunger in the property. Guests assume any responsibility for cost and coordination of rooter service.
• SAFETY: Please do not tamper with or remove smoke detectors, carbon monoxide detectors, or fire extinguishers. Notify the host immediately if you have a problem or concern with any of these items. Tampering with smoke detectors will result in a $100 FINE when reported by cleaning crew.
• REPAIRS & MAINTENANCE: Please notify me if anything is broken during your stay or when you check in so I can replace them for the next guests. If you move any furniture, please put them back. Please understand that furniture is replaced as needed and might not match the original professional photos exactly. Guests will find signs of the age of the home, but notify me if there are any repairs that need to be made. If there are emergency maintenance issues, I reserve the right to enter the property. I will call or text before entering. When leaving the property, please return the key to the lockbox for emergency purposes.
• I am not responsible for any accidents, injuries, illnesses, or the loss of personal belongings that may occur while on the property. By accepting this reservation, you agree to comply with ALL House Rules. It is also agreed that all guests expressly assume the risk of any harm arising from their use of the premises or others whom they invite to the premises. Should you leave anything behind, notify me immediately and I will do my best to recover the item.

Very comfortable for the whole family. It was tailor-made for our pup and she was so relaxed there. The deck is great for family dinners or just relaxing. The communication was excellent. The property manager responds almost immediately and is extremely helpful. Highly recommend this property.

This was perfect for our graduation weekend in Denver. A wonderful house if you have a doggie in your family!

We stayed for a weekend with our 6 year old, almost 2 year old, and 5 month old. Everyone had a great time. The weather wasn't amazing, so we didn't get to use the outside area much. However, we are looking forward to staying in the home again and using the outside space. The inside was clean and a great size for our family of 5. It's two blocks from a really nice park for kids! We come to CO a lot (5+ times a year) and it was the best rental we've stayed in yet for our small family with young children.

The home was exactly as listed and was perfect for our family + 2 dogs. The dogs loved to run around the backyard and there are several dog parks nearby. Really close to Denver and Golden. The home came with a lot of amenities including coffee and shower supplies. The home was super neat and decorated well. Nearby so many activities - we got the City Pass and went to the aquarium, nature and science museum and space and flight museum. Also went to Red Rocks Park. Close to everything. Check in was easy and we even met the owner and had a puppy play session. Great home - would definitely stay again.

Pet-friendly but very clean. Friends were able to visit with their pup and it was so much fun.
Host is very accessible and extremely helpful and personable.

The house was perfect! I loved the cheery decor. The dog door and dog bowls were such a neat touch. Every cabinet was stocked with things you might need. The kitchen had everything you can imagine. We loved the Keurig. We have never used one! It was wonderful. The backyard was peaceful, quiet, and super comfy. We felt right at home.

Me and 3 of my adult kids and our dog Bonnie visited Denver and stayed at this I heart Colorado home. We enjoyed the house a lot and loved hanging out on the backyard deck every morning. The house was comfortable and the location worked out well for our visits to Dicks arena which is about a 20 minute drive. Our host made sure we had all the details we needed about the property and checked in with us to make sure all was going well. We definitely liked staying here and will definitely consider staying here again on our next Denver visit

We were in Denver for my son's wedding and stayed for a week. The house was perfect and had everything we needed. It was very clean and the kitchen was well stocked. We had 2 pups who thoroughly enjoyed the backyard and we also enjoyed sitting outside around the firepit. The location is close to lots of stores as well as Old Town Arvada which has great restaurants and vibe. Nysa was a great host and made sure we had everything we needed. I would highly recommend this as a great place to stay when visiting Denver.

Nysa was a great and very communicative host. The house was perfect for us and the location is great. Nysa has the house stocked with more than the minimum amenities. Ice cold bottled water, basic spices and condiments, all the cooking and serving utensils you could need. Plus the bathrooms were stocked with a first aid kit, headache meds, menstrual products, shampoo and body wash in each bathroom.
Plenty of linens and bedding.
We were traveling with our dogs, so it was important that we had outdoor space. Lovely backyard with everything we needed to keep our dogs entertained and secure fences
We stayed for 2 weeks, and would have stayed longer if we didn't need to get back home. :)
Arveda is a lovely town, and olde town had great restaurant and taverns as well as a movie theater.
Would definitely stay with them again if we're back in the Denver/Arvada area.

Rented the property for a week. Each room was decorated to make you feel welcome and home. It has all the kitchen items you need to cook meals. Pet friendly and the backyard was perfect for my fur babies. Location is close to major highways and dining options are abundant. Property owner was kind and most helpful. We had a great stay with Nysa as she was very easy to work with us, the place was very well equipped for a several day stay, the bed comfortable and the yard was great for our pups. There is also a park only a block down the road and lots of restaurants/grocery stores, etc within 10 minutes from here.
I must give an extra shout out to Nysa as we were here during some renovations and she went above and beyond helping us out. I would definitely stay here again.

Nice neighborhood, very clean house equipped with everything you need- including good cookware! Perfect backyard for dogs and entertaining with plenty of privacy. Great communication from host. Would stay again and recommend to others.

We had a great time staying at this dog and family friendly home. It had everything we needed and more to have a relaxing and comfortable stay. The home is centrally located in quiet neighborhood. Will definitely consider staying here again on future trips.

My wife and I enjoyed our 1-month stay in Arvada. The house was close to be both the mountains and the city. The kitchen was well-stocked. The host was very responsive every time we had a question. And the back yard and pet door were very handy with our dog. The nieghborhood was quiet, with a nice park about a block away. I'd definitely stay there again!

A Must Stay When in Denver Area!
I traveled into the Denver area with my teenage daughters, husband, and two small doggies. Nysa's I ❤️ Colorado home is so much more than we expected! Great neighborhood, so clean and cozy, close to downtown Denver, Red Rocks, Estes Park, and old town Arvada. We enjoyed BBQing and sitting in the backyard while the dogs ran around. My family and I were there for 6 days and could have stayed longer.

Great stay
Really enjoyed the stay, house had great amenities like a grill and fire pit in the backyard and a well stocked kitchen. Living room was also very cozy and a great place to gather despite the house not having a dining table. Wifi was fast and reliable, host was very responsive to questions. Only downside was that some parts of house weren’t thoroughly cleaned (found used qtip in a bedroom)

We enjoyed 3 nights in a very comfortable and clean home. All necessities were easily located. We had 2 dogs with us and they enjoyed being able to go out or in through the doggie door. We would highly recommend this place to other travelers

Cozy, calm, and healing vibe
Half the reason I picked this place is because of the yellow arm chair with the furry blanket on it. I think I spent 70% of my time there while sitting in front of the fire. The place envelopes you in an aura of calm. Nysa has an extremely good sense of style that I loved. Enjoy!

Came to Denver to visit family, and decided to try out this funky little house based on really good interactions with the host while we were deciding where to stay. Nysa was always very prompt and helpful (and didn't take offense to my own procrastination in replying). Though we don't have a dog, I thought it was a good sign that she was so welcoming to guests with pets. We also wanted a place that was friendly to 420 in outdoor areas, which Nysa was happy to offer.
As to the house, it was very clean, you couldn't tell that they host dogs regularly. I liked all the decoration and color - it was just like in the listing pictures. The kitchen was really well stocked, tons of kitchenware, tableware, glassware, cutlery, etc. I especially liked that they had both ceramic and plastic options, made it a breeze to feed our kid. As for the kid, his favorite thing were the miniature mugs, probably meant for espresso shots, which he used for tiny servings of hot chocolate from the Keurig. There were also a good amount of pantry staples, condiments, and even some quick foods, like canned soup and microwave popcorn.
As for the bedrooms, beds were comfy, innerspring full size mattress in the green and yellow room, memory foam for the queen in the master. The water pressure was amazing, and we enjoyed quite a few long, hot showers in the ensuite master bathroom. Towels were fuzzy and plentiful.
The gas fireplace was easy to use and really nice to have on for a bit of extra heat and cozy atmosphere. The master bedroom is across from it, and the bedroom is maybe a degree or two cooler than the rest of the house. Which I actually prefer, but it's easily remedied by leaving the door open and fireplace going in the evening before bed if you don't. The thermostat is a modern, nest type one, but wasn't too hard to figure out (even for those of us used to an ancient mercury thermostat at home). There were also trunks and closets full of blankets of all types, so despite the comfortably warm temp when we arrived, there are plenty of blankets if you need more. Did I mention the fairly thin, but warmest comforters I've ever encountered?
Outside in the back, there's a nice sized yard, lots of seating on the deck, a grill, and a fire pit. We didn't make use of anything other than a few chairs, due to visiting in January at a time when there was quite a bit of snow. There is a nice little playground two blocks away.
Overall wonderful, would stay again.

Great home, wonderful host
Came to Denver to visit family, and decided to try out this funky little house based on really good interactions with the host while we were deciding where to stay. Nysa was always very prompt and helpful (and didn't take offense to my own procrastination in replying). Though we don't have a dog, I thought it was a good sign that she was so welcoming to guests with pets. We also wanted a place that was friendly to 420 in outdoor areas, which Nysa was happy to offer.
As to the house, it was very clean, you couldn't tell that they host dogs regularly. I liked all the decoration and color - it was just like in the listing pictures. Relaxing stay
My husband & I stayed with our dogs. The yard is spacious enough and completely fenced in. I was very surprised at how well stocked the home was. Usually we end up going to the grocery store because we needed an item the place did not have but it had all we needed. Very cozy home. I would recommend renting.

Nysa has everything in the house you could possibly need unlike other places I’ve been where the cabinets are all bare. My dog loved the big backyard and the park right down the street. Nysa even had a dog door and dog bowls in the kitchen. Finding a place that caters to dogs like that (especially for a big dog like mine) is hard to find so I loved that. The location is great, you’re so close to everything in multiple directions and the downtown Arvada area is the cutest. We didn’t have any issues, Nysa was very communicative, sweet and even left us a list and brochures of things to do in the area. We plan to come back in a few months and stay here again! I would 100% recommend this property to anyone❤️

One of my best vacations
Nysa was a great host! This was my 2nd time in Colorado but I ended up staying longer than I expected. I loved the city and hope to move there this year! I have a 14yr old Yorkie so the backyard was a wonderful addition. This is the only pet friendly place I found for my specific search dates and it worked out very well. LOVE the fireplace and the master shower.
