Master Bedroom: Enjoy a restful night on a plush King bed with access to the deck for tranquil morning views. The room includes a desk, chair, walk-in closet, and an ensuite bathroom for added convenience.

Ice: Please note that we do not have an ice maker available on the premises, we kindly request that guests bring their own ice if needed.
Winter time: Given the harsh and unpredictable New England weather, we do not guarantee that deck will be cleared off during the winter time. We're hoping for your understanding!
Please remember to bring your own beach towels if you plan to visit the beach, as we only supply bath towels.
Please pay close attention to the hot tub rules outlined in our property guidelines. Failure to adhere to these rules may result in a significant charge. Specifically, if the hot tub rules are not followed, there will be a fee of $450 or more to cover the costs of draining and rebalancing the hot tub water.
Use of any outdoor equipment is at your own risk, and the rental agreement must be signed prior to use.

We had a great time celebrating my daughter’s 13th birthday.
Close to the state park and concert venue!

The house is large, was clean, up to date appliances, although the stove top is very weird, and the hot tub is excellent. They didn’t provided a frying pan, which is obnoxious, or enough dishwasher pods, but generally we really enjoyed the place.

It was so much fun staying at sleeper hill! The house exceeded my expectations and the hot tub was amazing! Would definitely recommend and stay again!

We enjoyed the Sleeper Hill House that fulfilled our need for accommodation of a large family group of all ages. The house was clean and had all the amenities advertised. The younger group especially enjoyed the games and hot tub.

Great property with space for my family to spread out. Hot tub was excellent. Close proximity to all activities that we enjoyed doing. Loved everything about this place!

The house was very clean, hot tub, and deck were fantastic! The oven and stovetop were challenging to use, the manual for the stovetop helped a bit but oven manual not there. A bit disappointed in supplies... very few paper towels left on roll in kitchen, with no back-ups. Also no dishwasher soap. Two shower drains were clogged with slow reply but did eventually get repaired.

House is clean, comfy, well-equipped, and very close to town- shopping, dining, etc. 12 minutes to Gunstock. We had an absolute blast, and everything we needed was there. I can't speak highly enough about the communication with the property manager- very responsive, and enthusiastic about making sure we had everything we needed. The gift (wine and chocolate) was a very nice touch. Looking forward to going back!

This home worked out perfectly to house our family for our son's wedding which was just a short drive from where this property sits. Wish we had more time to stay and enjoy how thoughtfully the home was put together. It was well stocked and very clean. Would definitely recommend!
