Gorgeous hidden gem in South Dallas! Close (5-6 miles) to everything-Zoo, Downtown, American Airlines Center, Uptown, Deep Ellum, Bomb Factory, Dos Equis Pavilion, Bishop Arts, Aquarium, Klyde Warren, Trinity Groves, and Katy Trail.
Modern smart home filled with luxuries: Hot Tub, 5 big screen TVs including 82", luxury kitchen with air fryer, volleyball court, grill, dining area, cornhole game, jenga, mini golf, and soccer pool. 4 bedrooms that sleeps 14 comfortably. Perfect for events!
This home is close to all of the tourist attractions around downtown dallas, uptown, deep ellum, bishop arts, trinity groves, and more. It's also very close to the zoo and aquarium (all within 6 miles)
There is an extra long driveway behind a private gate. You can also park on the street.
I am always near my phone when needed but I typically have remote checkins and checkouts.
There are bus stops within half a mile, but I'd recommend using Uber or Lyft. Uber and Lyft are plentiful in the area, and I usually just pay the minimum on both apps due to the location.
The Hot Tub is a separate cost. It's $79 per trip depending on length (this is due to the cost of draining, cleaning, nad refilling it, the utility cost, water treatment cost, and general depreciation of the unit).
By booking the listing you are agreeing to the following rules and agree to pay any of the penalty fees for violation listed below. Any guest who breaks any of the below rules should realize that VRBO can cancel the reservation immediately, and you will still owe these fees. The point of these is not to charge you them but rather to make sure you clear all plans with me and use the home appropriately. Unauthorized raging parties, smoking indoors, sneaking in extra people, disrupting neighbors, undisclosed pets, etc., will not be tolerated at the home. VRBO requires I file a police report for damage over $300. $5,000-$8,000 is a felony. I understand it can be tempting to book for 2 people and then attempt to throw a 30+ person party and hope I don't notice but please understand I have neighbors, I have an HOA, I can be fined thousands for violations of my HOA and when that happens it gets passed on to you. I also have security cameras all throughout the exterior entrances of the home so you will not be able to throw a party or sneak in extra people not included in the reservation without me knowing. I have had guests attempt to unplug the wifi or shut off the electrical. That will not get around the cameras. Please do not force me to have to do any of these things. Not a single guest has managed to get away with throwing a party un-noticed. VRBO will ban your account. You will be charged these excessive fees.

All guests agree that if they smoke indoors, they will pay a penalty fee of $3,000 and cover any and all cleaning costs related to getting the smell off the property and any other ancillary damages including but not limited to steam cleaning of the entire premises. You can smoke outdoors all you want. There is a covered patio and a covered area on the 2nd floor as well. Just please clean up after yourself and pick up any residual trash.
2. No parties or events without prior express permission from me. Events are allowed, but they must be cleared before booking. If a party or event is thrown without my permission, you will be asked to leave the premises upon my request to minimize damage to the property and may not be allowed to complete your stay. You further agree to forfeit your reservation cost in its entirety for the stay and to cover all damages involved and to leave the premises on this request. The penalty fee for an unauthorized party / event will be no less than $4000 per day.
3. Extra Guests & Unauthorized Guests: The home is suitable for the stated number of guests as currently set up, which includes 2 air mattresses. If you need more than this, somebody would need to be okay sleeping on the floor in a sleeping bag or additional air mattress and this would need to be cleared ahead of time to arrange this. Also, children count as people. Please note there are fees for each extra guest and I am only insured for booked guests, so you need to accurately state the number of guests who will be there upon booking. To incentivize this, there is a charge of $200 per night per extra guest who is not cleared, whether they stay or not, which you agree to pay by booking this location. You can always add guests during the stay as well. That is not a problem. Visitors must be added separately and cost $15 per visitor.
4. Pets may be okay depending on the size / type. If you plan on bringing a pet please message me prior to booking with the type of pet and size so that I can clear it first. Any pet brought onto the property without my clearance beforehand will incur a $800 penalty fee and any damage caused by the pet will be charged to the guest, including but not limited to a full house deep cleaning to remove any potential allergens. People who stay in the home when not rented have allergies, so the cost of deep cleaning can be substantial (as much as $800 or more in total), so please avoid this issue by discussing it with me beforehand. This applies to emotional support animals as well if the people who stay here when unrented are allergic.
5. About Service Animals: We are aware of the value service animals bring to people, and we are aware of VRBO's policy of allowing service animals without discrimination unless health and safety becomes an issue. My family members suffer from moderate to severe pet allergies and this is our primary living space when not hosting guests. As such we can only welcome non-shedding/no dander companions to our house as we need to guarantee the health of our family members.
6. No loud or excessive noise after City Quiet Hours begin. Please be considerate of the neighbors. Walls aren’t attached, so you have some leeway here but keep the noise down during the night and be considerate of them. If I get complaints and have to compensate the neighbors or pay HOA fines, you agree by booking to cover those fines, which can be up to $1,000 per incident.
7. Anybody using the yard or athletic equipment for athletic purposes expressly agrees to assume any and all risk of injury from using the equipment. The grass is cut and fertilized routinely but otherwise is not maintained, so be careful, wear shoes, and have fun! By booking this reservation, you are acknowledging that you could become injured if you choose to play an athletic event in the yard, and assume all risk in doing so.

appon arriving there was trash in the front yard and back yard, i immediately took pictures and sent them to the owner. i had previously let the owner know i wanted to use the pool soccer, and volleyball court but when i arrived neither of them were set up. there was some pretty expensive fees especially for cleaning. while all the rooms we are very put together, there were multiple things that were left out or not cleaned properly like the grill in the backyard and I had also let the owner know that I wanted to use that before hand. multiple things were broken in the bathroom and in the kitchen. there was no sponge for us to wash the dishes. none of the doors in the house locked properly, so anyone could get in. the freezer on the right side was broken and my ice cream melted :( . the tree in the back yard was collapsed and the back wooden fence was broken and just covered with a wire gate.

Came from Florida and the trip was successful. But it wasn’t a great area to stay in. Everything was close around didn’t have to drive more then 20mins.

there was roaches flies and small bugs everywhere ! and there was even maggots in the backyard because of trash not being thrown away properly. it wasn’t pleasant

The property was very clean. Communication with Aiden was super easy and he responded to questions in a very timely manner. We didn't use any of the games in the backyard and we didn't use the hot tub, but it all looked like fun. Had we been there for longer, those things would have been great to have. Check in was super easy and check out was a breeze! Couldn't have been easier!!
There were two things that I feel like I should mention. 1)The location doesn't seem to be the best/safest. Not the owner's fault, but I wouldn't put a group of women there by themselves. We felt perfectly safe because there were men with us, and the gated entrance and security cameras certainly helped! 2)When booked, the listing said 4 bedrooms with 8 beds. There were 4 bedrooms, but only 5 beds. We made it work but it was disappointing for our group.
Overall, we had a very nice stay.

The stay was absolutely amazing, definitely one of the best stays I’ve had. The house is exactly like the pictures and very clean. The minute you step in you could smell the cleaning products (not overwhelming) and the property itself was gorgeous. Although the area isn’t the safest, the gate definitely gave a sense of security and the communication between me and the host was 10/10; the response time was quick! Any questions I asked were answered easily. I will definitely be booking again ! Side note: although the payment is different, I can attest that it is not a scam, and the host is a very honest man for others who may have this concern.

The house and property are spacious and very clean. Check in and check out process was easy. Hot tub was great after a busy day. The only down side to our stay was the loud neighbors (on the right if you’re facing the street)—both nights of our stay- but in all fairness that was not the host’s fault.

The good: The inside of the house is modern, updated and is as shown in the pics. There is a ton of technology such as Alexa, large TV’s in every room, fire cubes etc. that all work great. There is a lot of space and the couch is comfortable and large enough to hold an entire family of 4 plus our dog. Everything is functional: the house is nice and cool, but the thermostat is set to go up to 97 each day at noon, the fridge/freezer works, although the water filter indicates it needs to be replaced. There are 5 beds that are comfortable and the washer and dryer worked great for us. The 2 full baths are large and functional. All in all, it provided a temperature controlled place for us to sleep, shower and hang out after our activities for the day. The Jenga and Connect 4 games were also fun and an added bonus.
The not so good: Cleanliness. The dishwasher was full of dirty dishes on our arrival, the dryer has clothes in it, there was puke in the back yard by the sitting area and on a remote, there were dead bugs on the floor and the towels, sheets etc. didn’t have the fresh washed smell. The backyard was lacking in upkeep with trash throughout, the pool soccer and bags games looked broken, but after altering the owner he did send his housekeeper (who was very kind and hardworking) to set them up. They were useable but not in the best shape with peeling paint etc. There is a volleyball and volleyball net that is useable if you don’t mind the trash (some pieces of glass) and lack of grass to play on. The biggest issue was the hot tub. It was disgusting and unusable, it smelled and had visible dirt throughout. The owner did refund our money and send his maid to drain it, but in our opinion he does not use the correct chemicals to keep it sanitized and clean long term. The neighborhood is sketchy. After our arrival we googled it and it has a crime rate that is 116% above the national average. There is a large gate as you enter the drive way that helped us feel safer, but the automatic lock on the gate was not working when we were there. The locks on front and back door lock automatically and helped us feel safer during our stay.
The owner does respond to messages and texts quickly and communicates well, however, he did not make us feel that he was taking a customer first approach.
