AGE RESTRICTIONS: The reservation owner is required to be at least 25 years old
NUMBER OF GUESTS: The reservation must list the exact number of guests. Maximum occupancy is 8 adults and 4 children under 13. Any more than the maximum occupancy or than listed on the reservation residing at the property will result in immediate dismissal, and no refund will be given. After the 8th guest, there is a $50 per night per guest charge added to the reservation. This fee is already included in the price when booking as long the guest count is listed correctly as required.
NO PARTIES / NO EVENTS: No Parties, Events or Gatherings without written approval from Manager. Guests shall not have parties or events at the home without obtaining prior approval of Latitude Key and payment of additional fees. Parties and Events may require a member of Manager staff on site for approval. Some properties and/or communities do not allow events of any kind, and all approvals shall be in Manager's sole discretion. All properties are equipped with a NoiseAware noise level monitoring system. Any sustained period of loud noise that causes the system to trigger an alert to Manager is grounds for immediate removal from the property without refund.
PETS: Approved pets are welcome; a non-refundable $150 pet fee shall apply. Please observe the following pet rules: No pets on any furniture or bedding; remove all pet hair to avoid additional cleaning time/charges; All waste must be picked up and placed in the garbage cans tied securely in trash bags; No pets in hot tubs, bath tubs or pools; Pets should not be left unattended unless in a crate / cage; Guests agree to pay for all additional pet related cleaning or damages in addition to the pet fee.
EARLY ARRIVALS / LATE CHECKOUTS: Should you request an early arrival (before 4 pm) or a late checkout (after 10 am) please do so at least 48h ahead to receive information about fees and availability. In the event the request falls short of 48h ahead, additional fees may apply. Some services may not be completed prior to early check-in and guests should expect staff or vendors to continue servicing the home during this time. A $500.00 fine will be imposed and charged if guests violate the check-out time.
SECURITY: The property includes a camera at the front of the property for security purposes and NoiseAware sound level monitoring system.
PARKING. Vehicles must be parked in the garage, carport or designated spots in the driveway. No off-street parking or in neighbors' driveways, swells or lawn is permitted.
NO SMOKING: All properties have a strict No Smoking inside policy. Any evidence of smoking or smell of smoke inside the property will incur a minimum $500 fee.
SWIMMING FACILITIES: Renters and guests voluntarily assume full responsibility for any risks of loss, property damage or personal or emotional injury, including death, that may be sustained by them as a result of using the Swimming Facilities – Swimming Pool, Hot Tub, Spa, Dock/ Waterfront, Dock Ladders Ocean and Beach Usage.
AMENITIES: Renters and guests voluntarily assume full responsibility for any risks of loss, property damage or personal or emotional injury, including death, that may be sustained by them as a result of using these amenities - Baby Gear, Bikes, Kayaks, & Paddle Boards and any other amenities.
3RD PARTY SERVICES: Any third-party services (such as: chef, masseuse, golf cart rentals etc.) arranged by the managing host are not affiliated with the property's owner or managing host. Booking these add-ons implies the renter's understanding of the lack of affiliation and agreement to release, indemnify, and hold harmless the property owner and host from any claims related to third-party activities.
Approval is necessary for any third-party vendor not arranged by the managing host. Once approved, renters must provide insurance certificates to the host, with a minimum liability limit of $1,000,000 per occurrence, before checking in.
CANCELLATION, no show and Refund POLICY: A rental prepayment is due at booking which confirms your reservation. Once confirmed, any cancellations or change requests will invoke the Cancellation Policy.
∙ Guests can cancel at least 60 days before check-in and get a 50% refund of the nightly rate and the cleaning fee, but not the credit card service fee (6% of the total payments refunded).
∙ For a 50% refund of the nightly rate, the guest must cancel 60 full days before the listing's local check in time (shown in the confirmation email).
∙ If a guest has paid 50% to make the reservation, none of this payment is refundable since he refund is only 50% of the total trip price.
∙ If the guest cancels less than 60 days in advance, the nights not spent are not refunded.
∙ If guest arrives and decides to leave early, the nights not spent are not refunded.
∙ Refunds will be processed upon cancellation.
No shows are not eligible for refund of deposit and will be charged the total amount due for the entire reservation.
Refunds for cancellations or shortened stays due to actual or anticipated hurricanes, tropical storms, other inclement weather or Acts of God will not be issued by the Manager under any circumstances. We recommend all guests purchase travel protection insurance from a 3rd party company, as Latitude Key does not offer travel protection.
The City of Fort Lauderdale requires that Sec. 15-278 be disclosed for vacation rental standards, rules and regulations:
1. Maximum occupancy in the rental unit shall be strictly enforced. There shall be only two persons per bedroom room staying on the property. This means no additional guests are staying on couches or air mattresses.
2. Parking, vehicles must be parked in garage, carport or designated spots in driveway. No off-street parking or in neighbors driveways, swells or lawn is permitted. If in doubt, the info book has photos of these locations.
3. Trash and Recycle days can be found in the information book and in the App. Bins shall remain in set location until appropriate pickup days. Bins should be rolled out after 6 pm the day before scheduled pick-up and shall be removed before Midnight of pickup day. Should you forget, trash days and bins are overflowing on your departure a $250 fee will be charged for trash removal.
Please note that Latitude Key takes care of placing the correct bins at the street for pickup on the correct day as a complementary service to guests.
4. Noise – Audible loud noise (i.e., music, socializing and the like) is not permitted 25 feet from the property line between the hours of 10 pm and 7 am daily and more than fifty feet 7 am to 10 pm.
Should Management be called out due to a noise complaint, a $500.00 fine will be imposed and charged.
5. It is the responsibility of all guests to be mindful of swimming pools, hot tubs, and waterways. Be mindful to watch toddlers infants and children. Pool and Water Safety is YOUR responsibility.
6. Emergency and after hours contact information can be found in the App and information. This includes Police, Fire Department, Hospital and Property Management Company. In the event of an emergency, all exits are plainly marked as are the locations of fire extinguishers.
7. It is unlawful for any known sex offenders to be in 1, 400 feet a school, park, playground daycare or any place that children congregate or play which includes residential neighborhoods and streets.
8. Visitors shall be mindful of all rules and regulations at public beaches and parks. This includes turtle nesting seasons. DO NOT DISTURB WILDLIFE.
9. Any guests or visitors associated with guests in the rental unit is required and expected to follow all rules and regulations. Anyone in violation of these rules and regulations will result in immediate removal from the property with no refund. Any citations or fines for violation will also be at your guest's expense.

From the moment we arrived at this property, we were thoroughly impressed by the level of cleanliness. The interior of the property was well furnished, modern and very inviting! The location to the beach was perfect, only a 1 minute walk. During our stay, the community was calm and quiet. The linen service was impeccable and made us feel at home. There aren’t enough words to describe the outdoor living space. The pool was clean and surrounding Florida palm trees gave a quiet oasis throughout the day. We will definitely be staying at this property again!

The location is perfect for walking down the block to a practically private beach and a 9 minutes car ride to Commercial Blvd which is family friendly and full of restaurants on and off the beach.I plan on renting this property again!

First time doing a beach vacation for our April vacation with the family - adult children and grandchildren. We were looking for something with plenty of bathrooms and bedrooms with a pool and close to the beach - this checked off all the boxes and more. We just came back from this vacation a few days ago and it was amazing! The weather was perfect, the house is in close proximity to the beach and it’s situated on a street where there is a light and cross walk to the beach which was so nice! The house has everything you need. From kid toys to beach gear to pool gear to adult games and bikes! The pool was very clean and got cleaned twice while we were there. The property management let us know that would happen which was so helpful. The house is extremely clean and is the main reason we booked this place because everyone in the reviews also said this. The beds were comfortable. The double living areas were nice for when some people didn’t want to watch the same shows but every room also has a TV. My husband and dad loved the ping pong table and had nightly tournaments. Kitchen was fully stocked for us. I highly recommend this home with your family or a group of people. Check in and check out we’re so easy and the property manager was just a text message away!

The house and grounds were as nice as advertised. Our family of 8 adults all enjoyed their own bedroom and bath (one shared). The furnishings were great, the layout affording group dinners and plenty of space for all to relax and interact as well as a separate space in case we had different activities to split among our group. The pool and outdoor area was well enjoyed and the grill was in great shape and super clean. We enjoyed many dinners grilled outside. The location to the beach was perfect and we didnt have to pack up for the day as we could just walk home for a snack or bathroom break. Best of all was the quiet residential feel of the surroundings but the super convenient access to any shopping /activities we needed. The staff was by the far the modt responsive and helpful of any rental agency with whom ive ever worked!! No question was too i significant for them, their reccomenndstions were excellent and the response time was super quick (i had a lot of questions when packing in advance and they were so kind and helpful. I will definitely look to rent from Latitude Key on A future trip.

We absolutely loved our stay! The house was “even better in person” than the posted pictures. We came to Fort Lauderdale to celebrate our 50th anniversary and brought our family (kids & grandkids). The house was big enough for all of us, close to the beach ( truly a 3 minute walk), has a beautiful pool & backyard, and a nice garage game room with beach items.

The property management company was wonderful, even sending out someone later Saturday evening to fix the AC in the garage. The place was just as advertised with plenty of room and close proximity to the beach. Only thing we might have used was an umbrella by the pool for shade. But we did come in August! I found the pre-arrival communication fantastic. We were able to negotiate an earlier check-in for a reasonable price since we had early flights. Check-in was a breeze, and the property was exactly what was shown on the website. It was VERY clean and the location was amazing. Super short walk to the beach and even a great resort/restaurant/bar was a 5 minutes walk as well. The pool was clean and refreshing despite the heat. A couple of small things were missing and the management team dropped them off quickly. The AC worked great despite the heat and we all slept very comfortably. The garage rec area was an added bonus and we played many rounds of pool. The beach chairs, large cooler, and beach wagon were very convenient and made beach time very enjoyable. All in all we had an amazing time and would definitely come back and/or recommend this property and Latitude Key (the property manager). They were amazing. I literally just had to text anything we needed and someone responded VERY quickly. I would stay at any property they manage. I have never experienced customer service on that level.

The property was excellent as well as the location. The neighborhood was very nice and quiet and just a very short walk to a beautiful beach. The pool area was spotless and great to relax and cool off. Inside the house was very nice and modern. Plenty of room for all of us and the owner was very responsive. Great stay and will 100% stay there again when in the area.

The home is great. Location amazing. Very clean. Did notice that some things are starting to get a little run down. Backyard needs the gardens cleaned up. Many discard planters all over the backyard. Walls in house need painting and many of the risers on the staircase are loose. I have hip issues so this was difficult for me.

We had a great time. The house was very clean and well stocked with the essentials. The home was only 3 houses away from the beach which was perfect for our family. Christina with Latitude was very attentive to all our needs and responded immediately to any questions. We would definitely book again.

Amazing location right by the beach(walking distance) and close to the main street so you can easily get around. Well furnished.
The only two things are we encountered multiple cockroaches in the apartment(It's Florida) and the stairs are relatively difficult especially for older guests.

Sun Key is in the perfect location if you want to be in the heart of Fort Lauderdale. The beach is close, there is an amazing park a few miles away for hiking and biking. There are so many tremendous dining options minutes from the house. It's a great couples/friends location.

We had a great time! The house was clean and looked just like it was showed in the pictures. It was fully stocked with everything you need from paper products to laundry pods and toiletries. The pool was heated to a perfect temperature and the garage games were so much fun for Florida rain times! We would all definitely recommend staying here.

From the moment we arrived at the property, it was perfection. 2-3 mins walk to the beach. House has a wagon and chairs, plus a cooler, to take with you too! We jumped on the bikes one day and rode for miles, stopping to shop and eat/drink along the way. Then, if you desire, you can even walk to several top notch restaurants nearby. After you’re done beaching, biking, or walking, grab a cold one and hit the pool in the backyard oasis to cool down and relax. Overall, we had a fantastic stay and the concierge services the management company provided are icing on the cake. So glad we found this property for our anniversary trip!

We loved this breathtaking home for our vacation with our friends and our little ones. The house was so comfortable and had everything we needed. Absolutely beautiful property! Easily allowed 8 adults enough room to hang out together yet have distance when needed. Pool was wonderful - and the gardens are very fun to look at in detail. Easy walk to the beach for morning sunrises, and so many restaurants to go out and eat. Overall would recommend to anyone looking to spend time in FLL!

Hotel quality, only better!!!!
We absolutely loved our stay. We felt we were at a hotel only much better. The way everything feels and looks is as if we were staying at a hotel with the added benefit of having an entire house to ourselves. The location was amazing. We could not believe how close to the water we were. Everything we could possibly need was provided for. The best stay. Some of our friends are already planning on booking the same house this year, and we definitely will book again. Thank you for hosting us!
