From the moment you enter this flat, you know the space is a special experience. 20 foot ceilings welcome you to the open plan lounge, kitchen and terrace spaces. I found the area by the penthouse to be filled with lovely fragrant flowers that filled the air. I heard the songs of the laughing gulls in the early mornings and wanted to take them home.
The apartment was bright and very spacious for six of us.
The clothes dryer could have been more effective.
We loved staying there and would stay again.

My family of 5 had a wonderful time staying 2 nights in this modern, spacious apartment in new town Edinburgh. Fantastic views! Everything we wanted to see was within walking distance. There is a co-op grocery nearby and laundry in the apartment. I would stay here again for another visit to Edinburgh.

The property was beautiful. The view was stunning. The rooms were all comfortable. It was a nice quiet street but close enough to the tram, and still walkable to all attractions. The only issue we ran into was weak wifi, especially in the back of the apartment, and when the doors were closed, or too many people were connected. Other than that, would absolutely stay again and would recommend.

This is a wonderful place to stay in Edinburgh with lots of local cafes and unique stores. It’s a very walkable location and we could reach all the main attractions within a 15 to 20 min walk. There are also convenient bus and transit connections for local and day trips outside of the main city. We had wonderful walks to the botanic garden and Deans village and all the amazing museums along with the Royal Mile! The place is lovely with a beautiful view and large sitting room for the entire family to enjoy. Our host John was incredibly responsive and the place was well stocked with all the essentials. Thank you John for making this such an enjoyable stay and we hope to visit again in the near future!

My husband and I arranged a family trip to Scotland with our two adult daughters. This listing looked perfect for us. We like to see many areas of a city and love to walk. It was perfect location to see the Royal Mile as well as to experience other areas. We especially liked Broughton Street with bakeries and restaurants. The listing was very clean, great amenities, and plenty of room for all of us. Would highly recommend to anyone!

John and Alicia’s penthouse apartment in Edinburg was exactly as advertised. It was super spacious for our crowd of 5 adults. My two favorite features were 1) the balcony and 2) the pocket door separating the living / kitchen area from the bedrooms. As I’m an early riser it was nice to be able to turn on the television without being disruptive. The Coop market was maybe a five minute walk to get groceries. The location was fabulous. Probably a 1/1.5 mile walk to the Royal mile. There was a ten minute walk to the bus station (where we caught the buses for our day trips) We had one minor issue with the washing machine that they addressed immediately. I would highly recommend this property and I would not hesitate to rent this apartment again when I go back to beautiful Scotland.

We really enjoyed our stay! We could walk to so many restaurants and pubs. Also, the view from the balcony was great. The two large bedrooms were very comfortable. The washer and dryer were a huge bonus. The glassware was so fun!

Our family of 4 (12 yr old / 18 yr old) thought this was an ideal spot for 4 days in Edinburgh. You can walk to everything, but far enough off the noise of the Royal Mile so it also a quiet spot after a long day. The big windows and balcony are lovely. As to the immediate neighborhood, we enjoyed the restaurants on Leith Walk (one block walk), the local coffee shop around the corner and the Harry Potter- like alley walk to the city streets. Owners are a nice family and responsive. Key pick up is a little tricky, and if you go when it is uniquely hot there is no a/c (but large patio doors that open).

Loved the view, light, and spaciousness of the flat, located in walking distance of the tram, markets, and really good dining in Broughton Street. We look forward to returning to Scotland!

Clean, spacious and good location. This was our first stop on a 12 day trip across Scotland. It is a little bit more of a walk to Old Town which would have been fine had we not planned two days of golfing St Andrews immediately after 24 hours of flying and then sightseeing. That was on us though. Looking back we would have done sightseeing in Edinburgh and then come back for St Andrews at the end of our trip. Lots of food nearby and considering 50% of our group had lost luggage, the washer/dryer were a god send. We would definitely stay here again. Check in and check out we’re totally transparent.

This was an ideal property for a large family holiday to Edinburgh, with plenty of shops and restaurants a short walk away. The rooms were exactly what we needed, and we were impressed with the space. Great for family getaways!

We had a lovely stay here. Everyone loved the apartment and the owners were so friendly and helpful! The kitchen was really well equipped, beds comfortable, plenty of towels for everyone. The location was perfect too and we could walk everywhere. We would definitely recommend this.

This was the perfect apartment for our girls getaway to Edinburgh. Located close enough to all the main attractions, but in its own quiet neighborhood with many charming pubs, restaurants and shops. Apartment had everything we needed and was very comfortable and attractively furnished. Host was very responsive to requests and handled everything perfectly. Highly recommend!

The property had lots of space and lovely views from the balcony. It was out of the busy downtown but still had easy access to buses, stores and pubs. We made good use of the washer and separate dryer. The beds were very comfortable.

There will always be SOMETHING to deal with that's not apparent in the photos or description. That is this. Plan to spend a lot of time bending over here. (And also walking to and from Edinburgh or taking Ubers.) Only one door actually stays open on it's own, the rest need to be propped open by floor wedges which you have to bend over and move every time you open OR close a door. The doors do not latch without pulling hard (bang) and they blow and slam if not latched or propped. Loud. This is heightened by the echo-y hallway that has no wall hangings or carpets to absorb noise.
The bedroom pics are deceptive bec they only show bed and nice view. You will live out of your suitcase on the floor of the other end of your room (the 2nd king being somewhat of an exception) The bedroom closets have only partial access to the built in shelving so you have to go in sideways (untidy stacks of linens were taking up reachable shelving in the1st king) Closet in first double BR is 3/4 blocked by a bed. Barely floor space either. There is no closet AT ALL in back bedroom but lots of floor space bec there is ONLY a bed in there. There are no tables chairs or dressers in ANY bedroom to put personal items on (there are small bedside tables) so we lived out of our suitcases on the floor and used the floor height window ledges for "table tops." In the 1st king room, we charged our electronics on the floor across the room from the bed with the single electric outlet at floor level between two propped up full sized mirrors (can only see from nose down while drying hair btw).
The "breathtaking views" are over or to the right of the bus depot directly across from the balcony. The depot is avoided or blurred in the photos. The buses pull out around 6:00 am.
There were no travel timetables, tourist pamphlets, or instructions for washer left for us. Dining room chairs uncomfortable.
The couch and mattresses are very comfortable. We saw a nice sunset through balcony window. The restaurants in the immediate area are very good (Mamma Bella, Phuket Depot, Your Coffee Shop on Leith). Great views from 5th floor restaurant at John Lewis
Hosts did return my call but could do nothing about any of this except offer to refund our money if we wanted to move location. No suggestions regarding ANY of our issues except it sounded like a decor issue to her. Also, keys can be a bit wonky. Never wrote a review like this before -

The location and view can't be beat! Eight of us (two families of four) stayed for three nights. We walked to the train station for a day in Glasgow and loved that we could walk to all the restaurants and shopping. The main living area was wonderful and we kept the double doors to the porch open to feel the cool breeze. The building was quiet and the elevator was a bonus!

My middle son played in a golf tournament and stayed with his team in Gulliane. We liked being in the city and able to drive from there. The apartment was in a lovely location and parking was easy. We enjoyed our stay very much.

We had a wonderful time in Edinburgh, Scotland and John's place was Perfect. It is a beautiful flat within a 15 min walk from the train station and about 25 min walk to the Royal Mile. The building has a lovely courtyard and there is a grocery store just a block or two away. This was the perfect landing place for our many adventures! Enjoy!!

Beautiful flat in New Town Edinburgh
Loved the space, fully equipped kitchen and laundry facilities. Great open living/dining space with huge patio doors to large balcony with spectacular views out to the harbour. Location was key! Close to restaurants and shopping, two rental car companies right across the street. 4 minute walk to grocery store. Owners were accommodating and easy to reach and they were quick to respond to any requests. Relatively quiet area just off the beaten path but close to everything. Highly recommend this bnb and we will definitely be going back! Thank you!

Impressive!
Impressive flat! Very large, well appointed, clean, comfortable, lots of space for relaxing, lovely & simple decor (not cluttered!! This was my favorite part), and amazing view from the huge porch. I’m bummed I can’t live here :-). John & Alicia were very helpful and we had open communication the whole time. While talking to John and telling him how much we loved the decor, he shared that Alicia is an interior decorator. That explained a lot!
It was the perfect place for our group of 6. 2 in our group were working for a few hours each day and they were able to have their own spaces at the kitchen table and at the dining table.
I would definitely stay here again, and recommend it!

Fantastic stay!
We travelled all over the UK and Ireland and this was by far our favorite place.
The penthouse was incredibly spacious and very well equipped for a family of 7.
Traveling with a 2 year old has many challenges and staying somewhere that offered amenities for kids makes such a huge difference and we really appreciated the convenience.
This was the first and only place with a washer and dryer that ACTUALLY worked! That was a tremendous help.
Great neighborhood and walking distance to just about everything.
And the view! Wow, just wow. We had some beautiful sunsets looking out over the highlands in the distance. Couldn’t ask for more.
If I could give this place more than 5 stars, I would.

Beautiful penthouse in the heart of the town
We stayed here for a short visit to Edinburgh. The apartment is quite spacious and in the heart of the city. It’s walking distance from princesses street and other activities. During our stay we did face some minor issues that were taken care by John. Kitchen is well equipped .

Amazing place! So close to the action
This flat was lovely. It’s so central, but feels secluded because it’s at the top of a building with views all the way to St Andrew’s. There’s an elevator, which you don’t get in the older buildings.
The kitchen is well equipped, we cooked a meal or two and went out to eat. There’s loads of restaurants at the end of the street. I think the nicest thing was the beds were so comfortable. I haven’t slept this well for a while. There’s a washing machine and dryer which was handy as we had small kids with us. Everyone had there own space as the flat is quite large. The terrace is really nice to have. We had coffee out there every morning with our jackets on and took in the blue skies and view. You can see the whole of the North of Edinburgh.
Alicia, the host was really responsive and even came out to bring us some extra glasses.
When we come to Edinburgh next year, we won’t hesitate to look elsewhere. This is our holiday place now.

Great apartment, right in the action of Edinburgh
My family and I had an awesome stay at this apartment. First impressions, wow, clean and modern, super comfortable, huge bright spaces, everything you need is there. Not a bunch of clutter like we've had in other short-term rental places. My kids loved having enough space to themselves, plus an enclosed little grassy garden to run around in the building's grounds. My husband and I bundled up and sat on the terrace at night taking in the twinkly lights of the city. Super secure, easy to access the building. Now, the location is AMAZING. If you haven't been to Edinburgh, I promise this is a good place to hang your hat. You can walk to everything from here. We had a fun day sightseeing, then hit a few trendy coffee bars on the walk home. Lots of independent restaurants and shopping. Plus the St James development is down the street.
