Welcome to Rock Lobster Penthouse, one of the only condos at The Sanctuary with three private balconies. At over 2,600 square feet, this oceanfront, two-story penthouse offers luxury, comfort, and panoramic views of Little Island Pier and the great Atlantic Ocean.
This penthouse is uniquely decorated with custom-painted murals by local artist Sam Welty. The living area is bright and spacious with comfortable seating and great ocean views from the two balconies on the first floor. Watch spectacular sunrises while sipping your coffee in a rocking chair. The living area is also a terrific place for family get-togethers and movie nights after days spent at the beach.
The top-of-the-line kitchen features granite countertops, stainless steel appliances (including an extra-large refrigerator/freezer), an island for extra seating, and lots of cabinet space.
The bedrooms (all with TVs) include three primary bedroom suites. The first suite occupies the entire second floor, offering a private balcony and a bathroom with granite countertops, a tile-and-glass shower, and an oversize jetted tub. The second suite is also on the oceanfront, featuring private balcony access.
The Sanctuary offers wonderful on-site amenities, including three outdoor pools, Viking grills, and two fitness centers. Adjacent to the complex is the 400-foot fishing pier at Little Island Park, which also includes a children’s playground; tennis, pickleball, basketball, and volleyball courts; and enough public parking for the unexpected visitor. Just down the road, you can explore Back Bay National Wildlife Refuge, which offers beach access and hiking trails galore.
Things to Know
The community pool is open annually from the beginning of June to the end of August for guest use. Pool dates are weather permitting and at the Condo Association's discretion.
The Sanctuary HOA schedules structural upkeep during the off-season, blocking off certain sides of the buildings, making it unsafe for our guests to be on the balcony. The balcony may not be available for guests from October to mid-May.
This property is managed by Vacasa Virginia LLC.
Parking notes: There is free parking available for 2 vehicles.
This rental is located on floor 4.
Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

We enjoyed our stay at Sandbridge. Condo was as described. Beach was great. We were a little disappointed at the lack of restaurants in the area.

A decent penthouse, however, the penthouse is on the market for sale and the home owner is not interested in making any updates to the furniture or kitchen appliances. The living room furniture is very worn and there was a chair that had two front broken or loose legs which made the chair unsafe to sit in. The microwave in the kitchen, above the stove, is not working so the home owners had a countertop microwave that they just put there for use, and the dishwasher was not working properly and when load, the dishwasher leans forward because it has not been installed properly. Vacasa needs to up their cleaning department! They charge a ridiculous cleaning fee, and you would expect the unit would be immaculate! Not so!!!
That said…….the views are amazing❣️

View and beach access was great. Building A pool area was very nice. B ok. Condo beautiful and spacious for 6 adults and 4 children. Jose Tequilla at Sanctuary was excellent and great service.

The 2 buildings of Sandbridge need some TLC. dirty stairwells, pool bathrooms with no toilet paper or women’s restroom locked from the inside for several days. There is no swim up bar at the ocean pool land the bar building is an wye sore and looks like it’s going to fall done. The Mexican restaurant on site was great. Brian from maintenance was AWESOME!

The place looked just like the pictures everything was nice, the balconies definitely could have been cleaner and that’s with me understanding that it was still technically the off season. Someone unlocked and tried to come in the codo but we had the top lock locked so it caught when they opened the door- we heard “oops” and they closed the door… we checked in Monday and that happened Tuesday morning. I called and even text 3 numbers and explained what had happened and no one could give me an answer and I have yet to have an answer, we left early because we were uncomfortable and honestly disappointed.

We spent a week at the Rock Lobster Penthouse and enjoyed every minute of our stay. The condo is right in the beach and has three decks to chose from to enjoy the sunrise or sunshine. Everything you need for a beach trip is either there or close by. The large kitchen is equipped with multiple pans, utensils, etc so you can enjoy cooking for family at the condo.

Loved the fact that each bedroom had a bathroom

The condo is fantastic! It's well stocked for cooking at home for a big group. Views from the multiple balconies are stunning. Plenty of space. Coffee lovers beware! The glass carafe for the drip coffee maker was MIA and despite multiple calls to Vacasa and multiple promises, it remained missing for the duration of our stay. There was a Keurig machine, however we didn't bring Kcups so had to send someone out for supplies in order to have coffee in the morning. A seemingly minor detail but put a damper on our trip. Additionally, we had two in our group with difficulties walking which was only a problem when our elevator access key cards stopped working randomly one evening. We called Vacasa again and did receive a call from maintenance who shared that the elevators are frequently down at this complex. We did receive two additional keys (the next day) but by then, the original keys were working again. Beware if you are elderly or otherwise elevator dependent. Supposed to be nonsmoking area but we stepped out onto the balcony when we arrived to a could of tobacco smoke. Seemed to be the floor below us and thankfully a one time occurrence.

We loved everything. This beautiful home was clean well prepared and absolutely met everyone of our expectations. We want to thank the owners for allowing us to share in your beautiful home. We celebrated 39 years of marriage and my wife's 60th birthday with our children and a few friends, your home is set up so that we could enjoy our family and maximize every minute. We enjoyed the views we enjoyed being able to relax in a comfortable home and we look forward to doing this every year. Thank you so much. We also want to thank Cathy and the staff for everything that they did to help make this visit memorable .

We loved this place! There were a few things that were a struggle with somethings. The oven didn't work but the microwave worked just fine for what we needed! It was a beautiful view and really close and easily accessible to the ocean. It was a 30 min drive to Virginia beach which everything we did was there but it was well worth it!

This was a well laid out, spacious unit with great access to the elevator and an amazing beach view. We’ve stayed in this complex for four years now and love the setup. Unfortunately, we were very disappointed with the change in property management. The unit wasn’t fully cleaned when we arrived (needed to be vacuumed, sand and a dirty wash cloth in one bathroom) and we weren’t given any toilet paper to start with. The elevator call button was also broken for most of our stay. Looking to book next year, rates are 40% higher year over year and the price goes up every time you view a property. We decided to stop staying here and have sought a rental with another company as a result.

Overall we had an amazing week! The location to the beach and views from our balconies were amazing!! We have been going to the Outer Banks for years but this was our first trip to Sandbridge. The transition with the Vacasa buyout seems to be very rocky as they don’t have enough local employees to run the facility (and this is no fault of the local staff that is there). The building is in need of general maintenance and cleaning that comes with being an oceanfront property. When you check in you’re given a packet of info with a map but the buildings aren’t marked and there’s nobody explaining where the condo unit actually is or how to access it. We figured it out but if things were marked more clear it wouldn’t been easier. There’s an awesome beachfront pool with a swim up bar that could be amazing but they have NOTHING in stock. You aren’t allowed to bring in your own food or drink inside the area which wouldn’t be a problem if they had drinks and food in stock. We were given a menu to order lunch and our family decided what we wanted and when we tried to order the bartender told us they only had hot dogs and chips on the side! Umm then why even hand us a menu?! LOL! We aren’t hard to please but that’s beyond ridiculous! No bags of chips or snacks, no bottled water, no beer. No nothing! We have always rented a beach house so we’re used to doing things on our own but with more staff and a little love this place could be truly incredible! The condo itself was great and the Kitchen was well stocked!!

Upon checking in our condo had never been cleaned. Slept in beds, dirty towels on the bathroom floors, crumbles of food on the table and kitchen counters, etc. It took 20 minutes to reach anyone as all their phone numbers went to an answering machine. A half hour later people came in to clean. The people from the cleaning service were wonderful. The condo next to ours was never cleaned as they were not lucky enough to get a human to answer. They did their own cleaning and laundry replacing. The water was off for 14 hours on our second day. Again, took 5 phone numbers to reach a person. And this includes the “emergency “ number on their welcome envelope. The condo itself was beautiful and comfortable.

We love this place, this is our second time staying in rock lobster this time though there was more mildew in the showers and on the fans which was concerning. Also wood trim that was off the wall laying around. Also Very buggy on balcony.

Spent the weekend there with family for a party across the street at the Baja. The place was very clean, very spacious, and fantastic views of the ocean! Will definitely rent this one again!

Our family had a wonderful time and the views were amazing. The home is very spacious and comfortable. We did experience some problems. The ceiling fans were very dirty, the ceiling vents were dirty, the patio furniture had a broken rocker, one of our key pads with key did not work(big inconvenience with 7 people), the stove had 1 large burner that did not work, the ice maker did not work. All this was communicated to Vacasa on our check in date and thru the week. However, two service tech's came out and took pics of the broken appliances but never came back. We were also told that: We
stock the home with a starter supply of items such as toilet paper, paper towels, laundry soap and dish soap. None was there. We did have an enjoyable time and we would come back but I don't want to have to clean again.
