Lovely peaceful location, beautiful house on a working farm.

We just spent a couple of nights here for a family member’s birthday, and it was truly one of my favourite stays in Norfolk ever. The B&B itself was beautiful, rooms well-furnished and bathrooms stocked, plus the downstairs and outside areas were so lovely, including that idyllic river.
However it was absolutely Louise & the team that made our stay - from delicious breakfasts to catering an extra special BBQ on the birthday evening, they went out of their way to make sure we had a lovely time and it was so incredibly appreciated. I’m looking forward to going back!
(PS. Darby’s - about a 20min walk away - is another fabulous spot for food.)

We had a lovely stay here and the breakfast was delicious and plentiful. It was lovely to sit around a big table as it forces you to speak to the other guests, rather than sitting at separate little miserable tables for 2. The staff were lovely too. It was very kind of our hostess to lend me a fleece for a day, as it was ridiculously chilly and I didn’t have a warm anything to wear. The place is beautifully situated for little trips out, not being too far from lots of interesting places…..and pubs for evening meals.
I found the bed very soft and a bit lumpy, but that may just have been me. And I feel a light above the mirror in the bathroom would have been helpful, as would two dressing gowns, as there were two of us.

Fantastic place to stay. Owners amazing host. Great base for exploring the local area. Rooms large and comfy. Felt so homely and the grounds were spectacular. Love love this place.

Welcoming and friendly, felt at ease straight away. Our host and breakfast staff continued to engage and we felt nothing would be to much trouble. Room and bed comfortable and the dining room and sitting room again just lovely. Super location by the river and the house full of character.

A stunning property in beautiful surroundings. The staff were attentive and helpful and the quality of the breakfasts was excellent. Would definitely look there first next time I need accommodation in that area.

A coat hook on the bedroom door for my dressing gown. And I think a lock on the bathroom door would reassure some people These are purely my own thoughts I would not put me off going back to this hotel at all

The quiet and beautiful country location in a period house on a working farm.
Jean our host and the staff were so welcoming .
We enjoyed the scenic walk on the field path to the local village of Swanton Morley with the church on the hill so serene in the background . We recommend Darby’s pub for amazing food too .
