Vacation at Sunset Mountain Estate and enjoy the luscious captivating beauty, amenities and natural privacy on your getaway! Estate house features a master suite, new kitchen w/ Island bar, dining room and large family game room with a chic pool table.
Spend time at the pond in your own island oasis gazebo or chill in the closed in BBQ gazebo as the grill works its magic. The kids will love the swingset, while the adults can hit the volleyball court. And then there is the spacious hot tub to unwind in, the firepit, and more on 2 acres of majestic serenity!

For the safety and security of our guests closed circuit security camera devices are in use in public spaces. Five closed circuit cameras are located in full view on the corners of the house and cottage and cover the property around the house outside; backyard patio, front door/lawn, driveway, and side yard. In general the estate is located in a safe and very private neighborhood of the beautiful Catskill Mountains, with little crime and great neighbors.
The area is minutes away from the best activities you can ask for! Resorts World Casino, Kartrite Water Indoor Park, Holiday Mountain Winter Ski and snowtube and summer fun Park and lots more!
The estate is fully stocked with linen, towels, dishes, pots, pans, and basic home accessories.
The property offers rustic serenity with its natural beauty, abundance of wild life, and complete privacy.
Located in the heart of the Catskill Mountains, there are many nearby attractions and eateries, including kosher, all year round!

What will you'll find here?
A large red country style home set on 2 acres bordering a forest. You may meet some deer munching on the grass, or spot tracks from a foraging bear or other natural wildlife. Frogs and toads aplenty, can be found hanging out by the pond. During spring and summer, you most probably will hear plenty of their croaking if you venture over and the splashing as they slide into the water. After rain or winter, dress shoes are not a great choice out on the grass; it is the rural mountains with real earth, puddles and sometimes wet muddy areas next to pond. Watery times? No worries, a makeshift Girl Scout path of pieces, planks and stepping stones offers a way to the bright red bridge over to the island. But do watch your step.
Out on the island or pond side, take in the forest around you and natural scene. You may be able to spot some of the little fish underwater or weather conditions may cast a blue or green masking over the water depending on the time of year. If you love the beauty of nature, taking an unbridled course, breathe in and take in the dozens of natural plants and various insects scurrying around the yard outdoors. We do try to safely keep them out of the house of course, but if you’re lucky you may find one or two that snuck in and didn't yet get caught. A masterful spider glistening in the dew of a newly built web, leaves, snow drifts, rocks and pebbles lend to the habitat away from the city.
The stone back patio is a great private spot to sit around and chat or take off your clothes and slip in to the relaxing hotub filled with mountain fresh well water. Yes, thats right, the refreshing Catskill’s water is fresh from underground mountain sources, rich in natural minerals. Minerals fluctuate with the ecosystem, sometimes giving off a colored ting especially after heavy rain to the tub, sometimes crystal clear, sometimes blue mountain or emerald, always tested and cleaned though. Spring and summer with the crickets singing from the acres of forest behind you or winter in the chilled or snowy white evenings, I just love soaking in the warm calming water.
Indoors, a mix of rooms and room sizes, with varied sleeping spaces and layouts offering a chic countryside style, greets you. Lots of windows and sunlight in most rooms, one or two rooms without windows offers the late sleepers their choice. Prepare your dinner in the modern new kitchen on the granite counters, while preserving a more country vibe in the sitting area’s furnishings and decor.
Some guests asked for more space for another few friends or family, so in addition to the primary 5 bedrooms, we purposed the little room off the master bedroom with a bunk bed for an extra half room (‘the kids room’, it’s a favorite for parents to keep their little ones nearby but has worked great for adults too –especially the friends who want to sleep in). The former Chef's quarters off the kitchen, tastefully offers up another large bunkbed in cozy space too.
So if its an change from hectic life, an escape from the noisy city streets or just a few days with family or friends to enjoy nature you're looking for; this rustic getaway will not disappoint!!

Spacious downstairs but bathrooms in bedrooms are weirdly spaced. Two of the bedrooms are just converted walk in closets and pantry. Bring enough air mattresses

We had a great time. Property was nice and accommodated the 14 adults and 3 kids. They allowed dogs, which was a big plus for us. Weather was freezing so we couldn't enjoy the outdoors too much, but we would definitely return during the warmer months.

The house is on several levels allowing a larger group of people to congregate in different parts of the house. We could all be together or find quiet spaces to hang out. There is a bedroom right off the kitchen which is a tight space with no windows but it's a great place if someone wants to be far from little kids and/or a good place to have children take a nap.
The grounds are nice with a lot of space to walk around - the house was closer to the street than we imagined but it totally works as it's a quiet area. It's a short drive to major stores if you need anything which is nice.
Beds were comfortable, there were ample towels, pillows and blankets.
We were a group of 10 adults and 4 kids - it's not easy to find a place for that big a group and still be comfortable. '

Before arriving I spoke to the homeowner about the last negative review. She assured me everything was wonderful and the review was written by a "difficult guest". I can assure you that everything written was accurate.
The following is a list of issues we encountered during our stay:
1/2 bath toilet leaks (fixed)
Sliding door is extremely hard to move, won't close all the way and has no lock
Side screen door has no latch and screen has huge tear
Closet doors difficult to open
Bedroom by front door has no a/c, barn door won't close (fixed)
Bedroom off kitchen has no window or a/c, outlets don't work, door won't stay shut, sheets dirty with hair and makeup
Dishwasher not attached to counter - causes entire thing to tilt forward and the bottom rack to roll onto the floor
Upstairs bathroom was dirty plus used soap, shampoo and hair in the shower, shower liner torn
Curtains provide little to no privacy. We hung a towel on the rod in the main bath
Kitchen chair legs loose
Firepit legs loose
No top sheet on beds, only unwashed comforters
Broken swing on swingset
Broken and wobbly walkway to pond bridge
Floors throughout are filthy, our feet are black after a few hrs

The spacious kitchen/dining room which filled with light just a few steps downstairs and across the entry way from a great playroom for the grandkids made this a fabulous spot for our 21 person gathering!!
The outdoor space - lots of tables and chairs and a great kids' climbing wall with a swing set in the beautiful green yard was another plus.
Plenty of room for those who wanted to talk, those who wanted to read, those who wanted to play.
Fabulous kitchen and plenty of beds for all.

It was an overall unsatisfactory experience
for our group of 6 families. Having rented similar properties evey year, we were surprised and disappointed by the numerous issues we encountered.
Privacy:
Contrary to the property's description, we discovered that cameras were placed inside the house, which is a violation of Vrbo's policies. The description only mentioned cameras in public spaces, completely neglecting to mention the presence of intrusive surveillance within the house itself.
Cleanliness:
The cleanliness of the property was subpar at best. The beds were filthy, some even lacking fresh sheets. The floors were dirty and sticky, and to our dismay, no extra sheets were provided despite charging us for additional guests. The trash bins were already overflowing upon our arrival. We were granted a refund for the cleaning fees, but that hardly made up for the overall poor hygiene of the property.
Safety:
We encountered a broken bed, closet doors that were falling off their hinges, and a leaking skylight. These issues not only compromised our comfort but also posed potential hazards.
Additional guest charges:
No provisions were made to accommodate the additional guests like extra sheets or toiletries even though we were charged a significant amount for additional guests.
We sincerely hope that our review sheds light on the problems we encountered and prompts necessary improvements for future guests.

Property was nice and convenient very spacious with good heating system would like a pool on the outside but again it was cold maybe for summer otherwise nice comfortable home

The layout of the house was great for spreading out the large family: World Cup nerds and kids’ games (the foosball table was a big hit) in the upper great room, cooking and snacking in the kitchen and a quiet nook near the dining table for the readers.
The pond was frozen and the island’s red gazebo stood out over spots of snow, good for a brisk walk with the dog. The refrigerator is magnificent!
We did feel that there are really only 5 bedrooms. The windowless pantry off the kitchen and the walk-in closet in one of the other bedrooms were barely big enough for the bunk beds and were not comfortable for adults. They might be fine for kids or teenagers however.

Nice picturesque place but needs improvements
Not well equipped to accommodate 20 people as advertised, in regard to sleeping arrangements and pots and pans and basic requirements of toilet tissues, kitchen towels, aluminum foils. Refrigerator kept tripping spoling a lot of food. Place needs more attention upgrade and improvements.
