Sun Beach House is a luxury self-catering beach house with hot tub set on an exclusive private estate in Middleton-on-Sea West Sussex, with five bedrooms, sea views and direct beach access. Less than 2 hours drive from West London, this peaceful, unique holiday house is perfect for a luxury weekend break or a relaxed seaside holiday.
Sleeping up to 10 people this sensational property has recently been completely refurbished and offers lavish effortless style. Four of the bedrooms have panoramic 180° sea views and the 5th bedroom also has sea views. Two bedrooms have ensuites and there is also a family bathroom.
Sun Beach House is an exceptional, large holiday home for families and responsible discerning groups, with cavernous social spaces to gather with friends and family.
Outside features
The huge garden has been designed to embrace a laid-back beach lifestyle and includes a hot tub, garden room house and fire pit / BBQ, with direct access to the beach. With an abundance of space, a large lawn, sun-loungers and direct access to the beach.
The garden room has ample seating, its own bar, a fridge and satellite TV. With full bi-fold doors on two sides and integral heating, this facility can be used all year round, so it is as ideal for a Christmas gathering as it is for a summer barbeque.
The large hot tub has full decking access and LED lighting. Climb the steps and slip into the warm waters while admiring the stunning views.
There is even a hot shower to the side of the house to rinse off after a day playing on the sand. here is also a private hot shower annexe, large lawn and sun loungers, so there’s something for everyone here.
Other features of the garden include bench seating around a fire pit, with panoramic views towards Selsey Bill and the Isle of Wight beyond - an ideal spot for watching the sun go down over a gin & tonic or glass of rose.
The sandy beach, also known as Elmer Sands, is one of the sunniest places in the UK. As a residential area, accessed only by private roads, this is a very quiet and peaceful stretch of beach – ideal for walking, playing games, or of course taking a dip!
Inside Sun Beach House
This very spacious property extends to over 3500 sq ft and is tastefully and thoughtfully decorated. Suitable for use all year round, with three sets of French windows accessing the garden.
In winter, central heating and a woodburner create a cosy atmosphere inside the house.
A large, welcoming hallway leads you into the property, with access to the downstairs WC and the staircase leading up to the first-floor bedrooms, then up again to the Crows Nest. From here, you’ll enter the whisky room, where you can start to appreciate the scale of the property and its wonderful sea views.
Dining room and whisky room
An open, airy space, the second living room has dining space at one end, with a direct sea view.
The other end is "drawing room "style, seating around a large oak coffee table, ideal for playing monopoly, backgammon or just for conversation with friends over a glass of whisky (or whatever you prefer) and there’s also a Freeview Smart TV.
Lounge / Media room
With an abundance of comfortable armchairs and a vast corner sofa to recline after a busy day of beach fun, a wood burning stove and 75" Freeview Smart TV with Sky TV (full package), this is the perfect place for evening relaxation. Double doors open on to the garden.
Kitchen / Breakfast room
This is an excellent social space, with open plan kitchen and dining area providing a perfect backdrop to long lazy breakfasts.
The kitchen has a vast array of appliances which help to make the cooking experience easier and fun. The long granite worktop with access from both sides is ideal for "team" cooking, enabling two, three or even four people to help with food preparation.
Roast dinners are a doddle with two ovens, microwave, two warming drawers and both gas and ceramic hobs at your disposal. The kitchen also includes a wine cooler, American style fridge freezer with ice dispenser, a dishwasher and the hugely popular "bean to cup" full featured coffee machine (coffee beans provided).
Next door to the kitchen, a large utility room with sink, washing machine and tumble drier makes life just that little bit easier.
On the first floor, there are 4 bedrooms, 3 with access to the beautiful balcony, which stretches the full width of the property and offers far reaching views along the English Channel towards Brighton and the Rampion Offshore Wind Farm. Perfect for gazing out to sea and watching the ever-changing seascape. The Crow’s Nest suite is on the second floor.
Master bedroom suite
On the first floor, the master bedroom suite has a super king size bed and French doors leading on to the sea view balcony. Comfortable cushioned armchairs, satellite TV and a large ensuite shower room with large double bath and shower make this the ultimate relaxation space.
Crow’s Nest Bedroom Suite (2nd floor)
Set at the very top of the house, the Crow’s Nest bedroom suite is the favourite of many guests. The king size bed faces the windows, offering lovely sea views through the full height window and the ensuite shower room is beautifully appointed.
With a cosy but “slightly wild” feeling due to its height above the sea, the Crow’s Nest also has comfortable armchairs from which to enjoy the sea views.
Pink Bedroom
The pink" bedroom is spacious and sumptuous, with a comfortable super king size bed and French doors giving access to the sea view balcony.
Pineapple bedroom
The pineapple room gets its name from the palm tree outside which resembles a pineapple. It is a fresh and airy space, with a king size bed and French doors to access to the balcony.
Twin room
A smaller room with twin beds, ideal for children and also comfortable for adults.
Family bathroom
The pink, pineapple and twin bedroom are all served by the family bathroom on the first floor, which is similar in design to the master ensuite, with a double bath, twin sinks, shower enclosure and lots of space.
About Middleton-on-Sea
With shallow waters revealing a vast swathe of sand at low tide, Middleton has long been established as one of the prominent beach destinations on the south coast. Middleton is a low-key seaside village offering some essential shops along with a couple of pubs and takeaways and a very good fish and chip shop.

Just 6 miles north is Arundel, a historic market town dominated by its symbolic castle and the rising spire of the cathedral. Nestled right on the beach in a beautiful village, the house is roomy with everything you need for large family group. The description and pictures don’t really do this place justice. I would thoroughly recommend for a short stay as we did or a longer summer break.

We had a Mon-Fri stay for ourselves, our 2 kids and their partners and 2 grandchildren.
The house was perfect for us, an amazing location and all the facilities we wanted. We were able to have together time and still had the separation when needed. It took us a while to find the instruction manuals in the utility room.
Good communication with the owners and a speedy return of our damage deposit

3 generations of us loved this house. Straight out the gate to the beach, Summer house to watch the game, kids in the hot tub glorious kitchen to prep and socialise and cosy living rooms. To be honest, a week isnt enough to to try out all this house has to offer. So welcoming and well equipped we couldnt ask for more. Just wish it was a secret so we can book in again.

Sun Beach House is location right next to the beach and has amazing views from all levels. The house is large and very well equipped especially in the kitchen. The rooms were all large, very warm and comfortable with a huge TV and Sky on all the TV's. The garden was safe for our dogs and had a lovely separate bar room and very warm jacuzzi.
Everywhere was spotlessly clean on arrival.
There was plenty of parking and shops inc Sainsbury's and Tescos were close by.
The house keeper Paula and Owner Richard were very helpful and easily contacted.
I would definitely recommend this house to family and friends and stay again.

Lovely stay in this beach fronting house. Very spacious with great amenities including a large jacuzzi. Plenty of parking inc an EV charging point. Dog friendly which was a bonus for us. Richard the owner and Paula the Housekeeper were very friendly and helpful as were the neighbours. Direct access from the garden to the coast path and beach and a nice walk into Bognor. Id definitely stay here again.

We had a really lovely stay over the Christmas period with all of our family and the house was perfect. Fully stocked with all the cutlery and crockery you need to entertain for a family of 10. The rooms are all beautifully decorated and the beds are all super comfy. Would definitely return.

Our entire family celebrated an 80th birthday which had very specific specifications - on the sea, bedroom balcony views of the sea, hot tub, bbq, extensively equipped kitchen and so on. All requirements were more than adequately met at Sun Beach House. We were directly in touch with both the owner and the housekeeper for any queries encountered. We all agreed that it was an incredible location and amazing property. We would happily return any time. It was a most memorable few days.

This is an amazing property., exceptionally well, decorated, furnished and equipped. With 10 in our party there was still plenty of space for everyone. The beachside location is first class, great to wake up to see the sea and easy access for beach walks and games.

Thank you for a great stay - I would definitely recommend Sun Beach House as the perfect place for chilling out and enjoying a truly restful break. The photos on the website do not deceive; its position right on the seafront give you uninterrupted views, the garden is well-maintained and the location is really quiet with easy access to the coastal path. The accommodation is impressive with beautifully appointed bedrooms, an enormous family bathroom and two great ensuite double bedrooms; the bed linen and attention to detail was easily top class hotel standard. There's plenty of room downstairs for everyone to find own space but we particularly enjoyed the TV lounge and the entertaining options in the summerhouse. The kitchen is well equipped and it was big enough for us all to help out with cooking/chatting/eating together. The hot tub is an obvious attraction and we found it easy to use - a great option if you don't fancy a dip in the sea! We had a fantastic stay and hope to make a return visit soon.

We have now stayed a Sun House a number of times and it is truly one of our favourite holidays. The owners have a wonderful property manager called Paula who is so incredibly helpful at sorting everything out you need.
I would truly recommend this most magical place.

Very sunny stay
We had a lovely time at Sun House. We were welcomed by Paula who then assisted with a Sky TV problem really quickly. The garden was secure and the spaniels could not find a way out. The location is wonderful. The furniture was really comfortable and everything is provided to cook meals in the very well appointed kitchen.
The only reason we gave a 4 for comfort instead of the 5 is that half of the family love the sun and the other half prefer the shade and Sun House has, unsurprisingly, lots of sun and very little shade. I recommend that a large parasol would be a very welcome addition to the patio.

This house is amazing..beautiful and stunning location.. everything you need for a luxurious holiday.. we didn't really leave the house..the garden area is the best..the views and the jacuzzi and outside bar make this house a very special rental...would definitely like to recommend and return one day..

Perfect place for our family weekend
We rented Sun House for the bank holiday weekend to celebrate my Mum’s 80th birthday. All 3 generations fell in love with the house. All the rooms are very spacious and 4/5 bedrooms have amazing sea views. Everything was immaculate and very welcoming. We were incredibly lucky with the weather which meant all the (mainly adult) grandchildren spent most of the day in the garden, on the beach and in the hot tub. We had early evening drinks in the beautiful summer house with the garden being the perfect backdrop for our family photos. It was a very special place for making happy memories of a special occasion. I would definitely recommend.
