Renting a 40-year-old property can be hit or miss, depending on the owner's upkeep. Ours was outdated. True, it was waterfront as promised, but everything else was subpar. The cleanliness was the main issue; finding long black hairs everywhere made it uncomfortable. I'm not one to complain, but it's important for people to realize that Hawaii today is both old and expensive. It's been 25 years since my last visit, and nothing has changed except for a new coat of paint on the same old structures.

View from balcony was great.
The king bed had pillows made for a crib, uncomfortable mattress, and very limited to minimal supplies in kitchen. The beach chairs were rusty and the storage closet was a mess of supplies….for the price charged the provided items should have all been up to date but it doesn’t look like the owners spend any time there or maintain any of it. The living room furniture was outdated too but that didn’t bother us as much since we spent little time in that room.

There are pros and cons to this condo. The pros: ocean front facing, nice pool area with barbecue grills that are very clean, beach towels provided, 1 mile to Kona downtown, plenty of parking, 2 bathrooms, laundry detergent provided.
The cons: The bathrooms in our particular condo are in great need of a remodel, no salt/pepper in kitchen, knives were terribly dull w no sharpener available, only 1 lamp in living room.
The condo was fine for our stay, but I can't give it 4 or 5 stars for amount we spent as we've stayed in much nicer for that price.

The hotel is not a 4 star resort. It is old and in need of an upgrade badly. All the furniture, carpet, bedding, etc are old. It is a convenient location to beaches and places to eat. The staff is wonderful and friendly. But the accommodations is far less than what I expected for a 4 star rating.

The staff was absolutely amazing. They greeted us with a shell lei and were so friendly, polite and accommodating. They made our stay a joyful experience.

NOT A SWIMMABLE OCEANFRONT PROPERTY.
Pros:
Staff was always friendly and helpful
Very quiet property and full time residents were nice
Ample parking with covered parking
Once a week cleaning staff did great job cleaning.
Cons: (we stayed in room 409)
-Not a swimmable oceanfront so we could not snorkel from our condo.
-Room dated and worn, paint peeling or cracked in multiple areas. Obvious patches and paint that did not match well.
-Shower heads mounted low as I'm 5'10" and shower head would only spray my chest so hand to bend way over to wash hair.
-Master shower sliding door been caulked multiple times showing evidence of mold as bottom inside track caulked in.
-Hall bathroom fan did not work
-DVD player had issues and would randomly open and close when TV and everything was powered off.

Location is great, near the center of Kona. Room is spacious with a great view. The king bed is very comfortable. Overall this 2b2b suited our needs very well. Only thing that could use an upgrade is the carpet but everything else is great.

This is our third time staying at the Aston Kona....the oceanfront view is remarkable ......as are the grounds ...and the staff...we absolutely love with the place. It is Hawaii at it's best

Loved the beautiful view of the ocean from our lanai and the beach/pool area. The condo (406) was spacious, clean, everything we needed in the full kitchen and had amazing views. The staff instilled the Aloha spirit and were very friendly and helpful. It’s only a few minutes drive to dining/shops along Ali’i Drive. We can’t wait to stay there again!

We had a wonderful stay at the Aston Kona By The Sea! Nearly all of the rooms have beautiful balconies with amazing views of the water. We had a spacious unit with a full size refrigerator and freezer, and with air conditioning. We texted management about something that needed their housekeeping attention, and they tried to make it right immediately. Since we were on our way out, though, they refunded us the housekeeping fee for the slight inconvenience, which I was impressed with. The location is a short drive from the busy Kailua-Kona area where there are more dining options and activities, but they have plenty of parking at the Aston. We chose to use Uber instead of renting a car, which also worked out fine. There is a nice marketplace within walking distance (Ali'i Gardens Marketplace), and the taco food truck was legit! Would definitely go back to this resort again!

I was not aware but each of the units at the hotel are individually owned. So some have updated furniture and some dont. Overall i gave it a 4 star due to the room conditions. The view from the hotel is a 5 star. U cannot get any closer to the waves then this hotel. We enjoyed sitting in our balcony and enjoying the view and the souds of the waves hitting the rock. Also due to the direction of the hotel sunset is not in not in direct view . But u can go to the joining property and get an amazing view of the sunset.

I think this is part of a time share, and people living there arent friendly at all. I would not stay here again. Staff was friendly though.

The property was not as advertised. The carpet, furniture, and appliances were very old. Some of the utensils were rusty. The surrounding area was also not very hygienic. Overall, it was not a good experience.

Disappointing kitchen had no basics (salt, pepper, spices, olive oil, aluminum foil, clear wrap)
Screen door on slider was in terrible shape, could not completely close the screen at night.

This resort was relaxing and enjoyable. I would definitely stay here again if I had the opportunity. The only reason that I did not give it a perfect review was due to the really weird design of the window in the bedroom. It was a corner window that faced into the outdoor entrance to the condo. We always had to keep the blackout curtains tightly shut. Now, the patio on the other side facing the pool and the ocean made up for it. This is where we spent our time when we were in the condo. It was an amazing trip that I will treasure. Thank you.

There was a huge deposit that was a total surprise when we got to the hotel. The room was dirty and had bottles from previous renters under the beds. For all intents and purposes this is a hotel and they would not bring us new towels or take out the trash and said that was our responsibility since we had a washer and extra bags in the room.

The property and location were very nice and easy parking. Traffic was light in the area for the beginning of April but im not sure of other months. The pool and private sand beach were very nice. Inside the unit, the kitchen and baths were updated and very nice. The carpeting and living room/bedroom furnishings could be updated as they were old. The balcony view was amazing of the ocean. Overall, i would definitely come back and stay here again.

The view and the location are nice. But that’s it. The rooms are a flash back to the 1990s. For the price I would not stay here again.

Room was extremely dated and in dire need of paint and new furniture but the views were spectacular, the whole property was extremely clean and well taken care of. I would recommend staying as the staff were awesome and we felt very safe.
