Wish we'd had more time there to enjoy the lovely resort grounds and more of the facilities. Room was large and cabin-like in that there was a back deck and screen door out onto it (as well as a solid door, of course). It rained the day and night there, and we left the back door open to hear the lovely rain all night ~
The only surprise to us was having no tv in the room - fine with the many outdoor activities but on rainy days and nights we would've liked to have had one~

No elevator, had to carry luggage over narrow staircase, no TV in the room, Red Mill Restaurant in resort a catastrophy, completely overwhelmed, unfriendly staff, received text for express checkout 2 hours after I had already checked out

Our stay was wonderful. We had minor issues but were addressed quickly. Trash was left from last guest but once reported staff picked up within 15 minutes. We had reservation but were not seated on time, after it was brought to manger attention she was lovely and got us seated. The property is beautiful and tons of things to do for all ages. Lovely vacation!

We loved our cozy cabin on stilts right on the water. Pleasantview cabin had all the privacy and views. A resort around for generations. Has Dirty Dancing vibes. Beautiful property and service. So glad we stayed!

Absolutely beautiful property with lovely gardens everywhere. The harbor staff were very friendly and helpful. The rooms were a bit outdated and the food was okay for the price. The pool is fantastic! My children had such a good time.

Cottages are very old. Faucet malfunctioned and couldn’t turn water off at one point. Ac window units are dirty and room has funny smell. Beds are very soft and you fall in. No tv in rooms. Not worth what we paid for. Trampolines in water covered in seagull droppings. Limited dining options although food is pretty good. Grounds are nice and clean but not enough trash barrels.

Booking 6 months in advance, we believed we would be given a decent room; however, the room had little resemblance to what was pictured and described on the website. The room was so small, you could hardly walk around the bed, the blinds in the bathroom were inoperable (but needed because the room next door peered into the bathroom!) the air conditioner faulty, the queen size bed uncomfortable, and the room overall needs updating. We asked twice to be moved, as we were there for 3 nights....but were told it would cost another $200 per night. Quite disappointing, and unsatisfactory all the way around. One redeeming factor is the staff, who are delightful and tried to be helpful. A renovation is needed!

Hidden gem: wonderful 1920s resort on Lake Champlain. Excellent cheerful service. Outstanding food the North dock lobster feast dinner was particularly good. Wish we could have stayed longer. Very comfortable.

Not sure why this is rated so high. They moved us from lake view to a suite with a view of the parking lot. Room was about 40 years outdated, had old ripped couch with wicker furniture that had mismatched cushions in the living room. We killed about a dozen ants and 3 spiders within the first few hours. Foundation is so bad the bed was tilted and caused you to keep rolling to one side. Pool was filthy, tennis court had no nets and weeds all over it. Really had a bad stay.

Basin Harbor is a bit like stepping back in time. It is a charming resort full of old fashion touches. The location and grounds are beautiful and there are tons of activities for kids and grown ups. Many people seem to be regulars. The staff is super friendly and accommodating. The rooms and the lodge, however, could definitely use some renovations and upgrades. Everything feels dated and could use some sprucing up. The room was tiny and darkish. There was no TV. Shower barely gave a couple of minutes of hot water.

Fair, room had a broken lock so door didn’t close properly. Person was sent to fix it shortly before I checked out also bathroom window had very large cracks. Staff was very laid back about fixing broken lock, didn’t seem to care.

First room (Champlain house) was very old. Luckily was able to move, new house was more up to date, shower temp was terrible, changed from hot to cold, back and forth for no reason. Deck was nice but not clean. Green algae was on the newer white trim boards. Power washing is easy and would do wonders. Definitely wouldn’t spend the money to stay there again, Amenties looked good although didn’t partake. Food at the Redmill was good.

The cottage we had was dated but still perfect. View of the water, walking distance to pool. Dog friendly and very kid friendly. I recommend bringing your bikes.
