A nice hotel but definitely in need of some kind of refurbishment as corridors were very tired and our room had a mark on carpet where radiator had leaked, window frames were in need of a paint and the tiles in the bathroom were full of black mould too. Such a shame as downstairs was lovely and food in the restaurant was great. This was just a last minute booking as we were out in the town so didn’t spend much time in the room but wouldn’t want to spend more than one night in its current condition.

Good value, proper British hotel that's been going for a few years (or 100's years) so parts of it are perhaps a little fashionably distressed - genuinely, not by artifice! Staff are lovely, very helpful and friendly. Parking and breakfast included so great value.

Rather ‘tired’ public areas that will benefit from a planned refit, but the bedroom was clean and spacious. Being on the high street made road noise and passing public rather disturbing, until late night , but it was manageable and did not detract from the overall stay. I will use this hotel again when in area.

We enjoyed last year’s visit. But the latest visit was even better. The staff were even more friendly, both in the bar and other areas. In view of this we dined in and spent more in the bar.

Really nice stay, friendly, helpful staff. Hotel is a little tired but comfortable, clean and well appointed. Food yummy, on site parking plentiful and drinks prices reasonable. We will definitely be back.

Building in sore need of some remedial works, extractor fan not working, bathroom ceiling coming adrift in large flakes, weirdly, no headboard on the bed?!
Food average, but breakfast.... truly the worst hollandaise ever! Thin, weirdly slimy with a nasty industrial taste. Not out of a jar, according to the waiter, but his assurance that he'd pass the comment to head office suggests it isn’t (as I'd already surmised) made on site to order.

Have stayed at this hotel many times and normally would give a fiver stat review across the board.
However for the first time I stayed in room one and never again as the bathroom was very poor
The sink is a small sink you would normally find in a downstairs toilet and there is a glass shelf placed above it.
You cannot get down to use the sink properly so water ends up all over the floor and you have to do everything standing up.

Great place to stay, very smart bars and breakfast room. High quality breakfast with good range of options. Poor condition rooms - although clean and comfortable they could do with refurbishing. Overall I would still recommend this as a good value hotel.

Seems like an older historic property. What they lack in appearance they make up for it in the way you are treated. Courteous staff who hussles, nice kettle in room with choices. Great restaurant. Good nights rest!

Friendly old pub with rooms. Good bed in a large room (Ann Boleyn) but very tired decor and ancient bathroom. However very good value for money.

Very dated. Paint peeling off the ceiling and wall paper missing. Shower not working and silicone around bath black and mouldy.
Carpets had stains on them and transformer plugged in roof so works can be carried on outside.

While it states there is no reception. There is a reception desk at the front entrance.
The car park is on the left of the building as you face it. Easy to miss. Bit of a squeeze. You will need to register at reception.
Whilst the rooms are clean they are showing signs of wear and tear. Also lighting is very dim.
You can eat in the Pub bar or restaurant the menu is the same. Food was good.

The staff were lovely and couldn’t do enough for you. The room was clean and comfy and the breakfast was really nice, the only thing I would say is the coffee at breakfast was Luke warm at best and even though I asked for another coffee pot it was still only luke warm when they bought it out but other than that I couldn’t fault it. I would definately go back again

We had an overnight weekend stay for a wedding. The service was very good - reception were very helpful and friendly, same as bar staff. However, the condition of the building upstairs was poor. The Kings Arms is in dire need of a makeover. There was a lot of peeling paint, threadbare carpets and the bathroom needed a big revamp, with the toilet seat not squarely on the lavatory and a lot of brown mildew staining round the shower screen.

"You pay for what you get" is often heard. The hotel is a little 'tired' and in need of some TLC and the WIFI was no use in room 10. (It is being replaced so hopefully that issue will not reoccur) However every staff member was more than welcoming and always very willing to assist (as was the Manager who was identified at Breakfast. I've stayed twice now and each room was well equipped with far more than Travelodge of Premier Inn - besides a great selection of hot drinks, a bottle of water and I noticed Hair-dryer (don't need it), Iron / Ironing board (didn't use it). Food is excellent quality, cost and is presented well. Communal areas are clean and tidy. I will stay again.

Great location for visiting local national trust properties. Very good service from all the staff we encountered . We didn't have breakfast but the evening meals were fairly priced and good quality. The bedroom was spacious and had a very comfortable bed , but some attention to detail with regards to cleaning would be good .

Although the decor is tired in places (a coat hanger was used to prop open the sash window in our room, our room was comfortable and the staff were excellent. Free car parking and good food and drink were also available, while the location in the heart of Westerham was lovely.

The stay at this hotel was terrible. States that it is wheelchair friendly but it is not at all suitable for someone like me who is disabled.

Worn out and loud. No way to hang up a towel in bathroom,on street rooms noisy, carpet is threadbare. Breakfast was ok. Staff nice but this is basically a bar with some very old rooms upstairs.

The reception lady was excellent but the rooms are so tired and we need to stay at least several times a month so we know what we are getting but this time in room 11 the shower was broken and there was no hot water , we don’t expect allot but for £100 you expect at least the minimum ! The staff are great can’t fault them but each room by room just needs new windows and showers and it will be passable, for the price you need to upgrade the rooms basics at least

The hotel is tired with worn carpets, damage to building and generaly lacking in maintenance. The bed was clean and comforatable and the breakfast good. Dinner was mediacre (I should have dined out!)

Absolutely horrid rooms, carpet dirty and threadbare had black mould around the windows, one window didn’t open and the other one we had to hold it up with a bin, sink did not empty after about an hour, bath was dirty..

The only thing was the damp in the room in the corner of bedroom and a small damp patch in the bathroom.

It was cold dirty i have pictures to prove this was told i would be getting a refund. Appalling.
