The team does not speak english, but everyone is very nice if you communicate with a translation application. Their is a lot of services offered since it’s an hotel dedicated to serve japanese couples, but nothing is in english.

Everyone was very nice and helpful. When checking in knock on the staff door to get their attention as they don’t actively stay at the front desk. Overall it was really nice and understand this is a love hotel but still good!

Fantastic for a couple. It was our honeymoon vacation, and we enjoyed this hotel the most out of all of them. It’s a love hotel. This concept means the staff is rarely seen and the idea is to have a “private” spa all to yourselves. These are uniquely a Japanese concept, so the English is so-so to not at all. But they are extremely friendly and google/Apple translate will get you through what you need.
I recommend learning basic ordering vocabulary before you come, just to make it easy though. Don’t forget your phone can translate images too, so that will get you through the menus as well.
Also, sometimes, they don’t notice you standing at the front desk through the camera. A polite knock and a “sumimasen” will get someone to come say hi. The front desk is on the second floor.
Also, don’t worry about the “check out every day part” that’s them deep cleaning all the rooms. Your luggage can stay in the room. Just go sight see or explore, that’s what a vacation is for right? Takeda station is only a 15 minute walk away.

Overall the stay at the hotel was amazing, I wish we stayed for more than one night. The price of the basic room was so cheap but huge comfortable bed and jacazzi.
Location is not desirable if wanting to explore the city without car. The subway is a 15 min walk and no buses. The room we got was a bit run down but didnt bother us. It seems like they have a newly renovated area but we were in the old area.
Being tourists using the amenities and check in was a bit difficult but not a problem. I understand this is NOT a place that tourists would normally stay, but if you are a couple its so relaxing and fun.

In Japan most accommodation is small. This accommodation was huge size wise in comparison to other places we stayed at and was very cost effective.. It was clean, gave great service, lots of little gifts like facial masks and bubble bath etc. Hot bath pool on roof. What room has a fish tank in the wall…ours did. I will be recommending to all my friends coming to Japan to try the adult only as an option.

This was a great hotel! The rooms have so many amenities and products for you - it’s awesome. The fact it’s a love hotel really didn’t bother us and we’d definitely stay here again. Only a short 10-15 min walk from Takeda station. The staff were super nice too! And there’s 24/7 room service!!

The room was spacious and clean. The bed was reasonably comfortable. The amenities were amazing; specialty coffees and macha. Also a lot of lotions, soaps, and hair product. It's a little far from the subway but it's a great trade off for a great room. Also, some other reviewer stated that this hotel is used in the "sex trade". That's just not true; they don't understand Japanese culture. Love hotels are places for couples to spend "quality time" when they live together in small apartments with thin walls. It's also a great place for tourists to stay with their partners.

It was horrible. When we went to check-in the person couldn't speak English. The big issue was we didn't realize people were using this hotel for sex trade. When we went to check-in, we realized what was happening at this hotel.
We immediately called hotels.com but they said they couldn't help us. They told us this was an "adults only" hotel, and that we booked it (it's our fault). They said they tried to reach the hotel to discuss the situation, but the hotel was not taking their calls or couldn't speak English. We were supposed to stay here 3 nights, but immediately found another hotel. Hotels.com is not responding to our emails. They are also refusing to provide a credit. They are stating because we checked in, there is nothing hotels.com can do.

a really good stay in 伏見 when you ignore the hotel nature. Do not have great expectation in the reception services though, they couldn't understand our request in English. The breakfast was poor like its another sister hotel. An excellent choice only if you have car to drive to Kyoto.

Really good hotel to relax and enjoy the Spa in the bathroom. Adult only has a meaning now for us ;) This is an hotel where japanese people are enjoying good time.

But that aside, the room was amazing! It was massive in size, beautiful bathroom with a huge jacuzzi, steam room, bedrock bath, massage chair, traditional Japanese dining area, giant tv, projector, karaoke - BUT the bed and pillows were very uncomfortable.
Even though their English wasn't perfect, the staff was extremely accommodating and polite - helped us with anything we needed. Even did our laundry overnight ahead of our check-out. 10/10 for them!
The downside is that the hotel is far removed from downtown Kyoto and is at least a 30 min walk from the closest subway station. A cab is required.
