It was just ok in cleanliness. Great when we arrived but housekeeping during the stay could have been better. They didn’t wipe down the bathroom or clean the cups. No refills on coffee. Just made the bed and put new towels on the bed. Not even a clean bath mat

Everything worked as expected. Good service. Great coffee shop. Great location. Not fancy but everything we needed.

Place is great closer to everything, but they charges my sister and my nephew for extra night omg!! Not getting back on this place again,

Staff was very good but you could hear everything in the room.
3.6
Bathroom cleanliness. Parking issues with parking w/ accessibility. Still not bad

Nice large rooms, super clean (even the toilet paper roll was replaced daily), nicely furnished and equiped.. (free Netflix when being there)
WiFi available all over the place (inside and outside of the room),
Great location (New Manila),
A couple of restaurants available within 2 mns walk (Jolibee and Shakey’s pizza),
Spot for the grab cars to stop and wait,
Service was more than good and accommodating,
Really calm and the garden makes you forget about being in Manila,

The pool was green when we first arrived. The room was dark, and the linen had holes. I requested a change of bedding, and the response was that they change it every three days. So, If I only stayed for two days. You, the new guest, might use my used sheets. Lol. My family visited me at the hotel, and finally, the pool was fixed after several days. We went for a swim and requested towels to dry up. Btw PHP250 pesos per person and PHP50 pesos for towels with no visible lifeguard on standby. Delivering a towel took them 1.5 hours, and they argued over PHP50. He didn't even apologize nor give proper reasons why he took so long to provide us with towels. I do not recommend anyone staying at the hotel at all.

I didn’t like that house keeping never cleaned the room every day until late in the I would request it. I’ve stayed in many hotels all over the world and cleaning the rooms every is usually a norm. Also the tv had an abundance of channels, none of them were working. Either from no signal or no subscription. There was no mini refrigerator in the room… that is definitely a first for me. And finally… I only ate in the restaurant for breakfast, but they frequently failed to serve my eggs as ordered. I do believe though that they were trying to get it right, I just don’t like runny eggs and I guess maybe they think runny eggs are normal.

Overall, a nice, comfortable.. however, they seemed to have a charge for even small requests, like an extra pillow…

Excellent shower with Rainflow head, staff were super helpful, bed was clean, wifi worked perfectly, quiet, peaceful, no kareoke sounds anywhere, no sirens, no smog, peaceful rest after a long journey

Strategic location, Great customer service, Wonderful housekeeping and admitting staff...

This is a nice hotel close to stores and restaurants but there is no quality control with housekeeping. Toilets have a stained ring like it needs a real good bleaching and scrubbing. AC was not working well and it was dripping. Problem was resolved after we were moved to a different room
3.6
Nice property for the cost, it is better than the last time we stayed there. Parking is limited and it's on the main road so lots of traffic. They has a spa on the 5th floor which is very nice and on premise dining.

Very nice area

This was a 1st with last minute booking on my part, the hotel was amazing and staff was very professional and friendly. I would highly recommend for anyone looking to book a hotel, plus was within range of everything by taxi or even walking. A last minute booking for 2 nights stay only cost $84 U.S dollars had a pool gym bar and even a coffee dinning area. I will be there next year it was that good a hotel.

Overall outstanding. Excellent wifi even out by the pool which was the designated smoking area. Service was impeccable. Lots of great local restaurants nearby and street food. The Provincial Capitol is close as well as Ayala mall. Our only complaint is that my wife brought a glass down from the room to the pool and, when we checked out, they tried to charge us for it. My wife complained and they went on a search. After about 15 minutes, I got tired of the taxi waiting for us so we paid the 250 pesos and got on our way. But overall, outstanding.

It's near a ATM

The room is spacious and clean but they don't provide amenities. They only have shower gel and towels, no sleeper as well.
The property is along the road and you can hear the busy sound of vehicles running around the whole night.

This hotel have fine rooms but really bad service.
My problem with the service is that personal is blindly following process dnd can't think by themself. Can I get extra bacon, I have to ask my manager. You have forgot to put towls in the room, we have to go and check before hznding it out etc...
Room is nice and everything seemed to work.
Pool is good but may not be free, we had to pay for our kid using the pool.
Only one elevator so you will be waiting a bit.
Bredkfast is not buffet but quality is ok.
3.6
Everything is ok except the towels that way too old already. They need to replace to a new white one.
3.6
It's clean, friendly staff but too noisy and no fridge in our room so make sure to check if you have a fridge in your room if you stay longer.
3.6
The stay in Avenue suite has been very good. Staff are great and friendly. Easy to get around by foot from snacks to meals.
3.6
Very accessible for transportation when needed. What I loved most they have Sauna in their spa at the 5th floor if not mistaken. And a good lap pool at the ground floor section.
3.6
Bed was fragile . Lots of movement. Shower head broken. Advertised sound proof room. Was not. Light switches broken .
3.6
Hotel staff very courteous and helpful but overall hotel experience was bad…very poor internet connection, gym is chargeable, extra pillow/ ice/ extra blanket all chargeable, no hot water in shower. Not recommending this hotel to friends and family!

Rooms are very large, very high ceilings. Nice shower and bed. There is a desk, but the desk chair is not very professional. Overall we were very pleased with the check in and accomidations.
3.6
Very clean and beautiful
3.6
Rooms were clean but everything in the room was so minimalistic and basic
3.6
On arrival we changed our room to a 2bed. We were told that it would cost an extra1200php per night but we were offered a deal 1000php per night. This did not include breakfast. A neighbouring property where we stayed last year offered a similar price but with buffet breakfast included. The windows in the room were dirty. Extras in the room were a kettle and 2 cups with saucers. No water was provided, no fridge in the room. Extra towels etcetera could be had only at an additional fee.

This hotel is very well located and the swimming pool area is really a great advantage there. I would like to thank all the staff members. Everyone was very nice and helpful.
3.6
I like the area, it's very near to my favorite shopping area and the place is safe and quiet. Thank you so much Avenue Suites.
3.6
Room was noisy, little amenities, slow hot water shower for bathroom use, slow bathroom water drain
3.6
Dirty nasty hotel. Broken everything, bugs etc and they won’t let you check out early
3.6
Check in was disappointingly long despite having called the hotel an hour before arrival!
3.6
Albeit having booked an expensive executive with 2 full double beds, they charged another 800 for my kid (8years),despite of advertising everywhere that they do not charge for kids with parents.
Then when using the in-house pool (advertised also as free) they charge again for using it.
When they tried to charge me 50 peso for a third towel for the already charged kid, I protested loudly and the room service attendant just gave it free. This is the worst money trap I experienced in over 40 years extensive hotel travel and spoiled the entire stay. On my rightful intervention of all those hidden charges they just have blank faces and a standard "sorry, but it's policy" at the reception, a manager was not available.

Overall, I had a great experience with the (AS); staff was incredibly helpful and a big shout out to Kyle for all your assistance. I appreciate you. Thank you!

I booked this hotel for 2 nights in order to go to Philippines Bureau of Immigration for a visa renewal. The B.I. offices are less than a 5 minute (easy) walk from the hotel, which along with numerous restaurants and several convenience stores, as well as close proximity to Ayala Mall make it nearly an ideal location. Unfortunately location is about all this property has going for it. On checking in I was told that my room had been booked through Expedia, though I had booked it through Hotels.com. The result was a downgraded room and not the Superior Deluxe room I had paid for. Any amenities (breakfast, pool use, etc.) would come at a surcharge (i.e., pool use = 2.50PHP/5.00USD per person, per day). The staff member checking me in either didn't know why this change in booking had occurred or wouldn't tell me. She was completely indifferent, other than specifically quoting me the add-on charges. The room itself was a bit "rough" and could definitely have used a facelift, or at least a coat of paint and a good scrubbing. The bathroom shower stall had glass doors but the bottom third of the panels were so coated in soap scum that they were opaque. Grime, soap scum and rust all around the base of the shower. The second day of our stay the single elevator failed, so it was 5 flights of stairs to get to the room. Management does not seem to be very involved in what is happening at this hotel. Very disappointing. Poor value for the amount charged. Will not rebook here

NEVER GOING BACK TO THIS PLACE!
1. Found DEAD cockroach in between the bed and bedside table!
2. Jumping SPIDER on the bed sheets!
3. They downgraded our room from deluxe w/ 2 queen beds to room with 1 king bed!
4. Told us we don't have breakfast included for our stay when we paid extra for the "free breakfast". Had to email them our booking itinerary to prove them as they "weren't seeing it on their system".
5. We had to pay for using the pool! We picked a room with a pool view, but I guess you pay extra for the view! Php200 per head if you want to swim. They come at you every time you're in the pool just to ask if you've paid to use the pool!
5. You guys downgraded us to a cheaper room with less bed, and you wanted to charge us extra for asking one pillow!!!
Only thing good in that building was the spa. Not sure if it's affiliated with the hotel but the spa experience was great. The staff were kind and did a great job with our massage and pedicure sessions.
