When we booked tge book in time was not vidable to us and we were suprised it was 4pm as this felt a little late. Paul was loveley and made us feel very welcome. The room was large but felt a little dated but for the price was more than acceptable. We stayed 1 night in the family room and my girls enjoyed the stay. I went for Breakfast which was self serve and a basic continental but you also have the facilities to make your own should you desire. Lots of contractors and Builders use this hotel and I can see why. Well done Paul great little affordable hotel that does exactly what it says on the tin.

The hotel was fine .It was clean and tidy the staff were nice .I would recommend this 3 star hotel if you just need some were to stay for the night .Went there as it was not far from the university as my boy was there.Would book there again

Some of the best money I have ever spent. It was great and it was prefect for going to football ground. It was nice clean and well set out hotel. The room was great and shower worked well.

Electric heater takes hours to heat up and occupant cannot change/control temperature. Towels smelly as if they weren’t washed. No shower gel, shampoo or soap. One toilet roll for entire stay. Room not cleaned for the duration of my stay. I will not recommend it.

Lovely hotel.
There was no one around at check in, but he phoned me and walked and talked me through everything that i would need to know.
Bed was very comfortable. Loved the DIY breakfast and how comfortable and relaxed i felt overall.

Beds Not comfortable at all, mattress with springs coming through, totally unable to sleep, entry to property van parked right outside the entry door, had to walk around the vehicle. No staff on site although the phone was answered.
Not happy with the room, double bed with a single bed, but not table or chair in the room. Would not recommend this hotel to anyone.

I was there for two nights for a motorcycle rally. Service was friendly and efficient and slightly informal. A bit more like staying in a friends house than a hotel but I quite liked that.

Stayed at hotel to visit family so chosen because of location. Good value for money. Very good breakfast selection. Very impressed by how clean the hotel is. Friendly, helpful staff. Would stay again.

It was so nice at the hotel, very homely.Really clean in the rooms and kitchen areas. Paul was a very good host, and the housekeepers were welcoming.

Great location for our evening visit to Hull city centre.
Liked the kitchen set up, was able to use at any point during stay. Wouldve preferred tea/coffee making facility in en-suite room, as had to carry hot drinks up stairs.
Bed wasnt in the best condtion, would advise replacement as springs could be felt.
Had to park at the rear of the property which mean driving through a very low hanging tree which made manovering a little awkward.
Overall very clean.great comms from owners.

Arrived to find no one answering either of the 3 video bells at front, back or side.Check in was 2pm I was there 2-30pm. When I got in No staff there including reception staff. Rang the number from a notice and it seemed I was talking to the owner in another house.I had already paid half my rent beforehand but he insisted I didnt (proof on my bank statement) he insisted I pay the full amount before he gives me my bedroom key. The shower was dirty. Breakfast was only Cereals, Toast, Tea and Coffee was in the kitchen. Never saw any Staff before I left. Really Bad Place to stay, no friendlyish just rip you off and go. Never again.

Basic, price friendly hotel. No reception staff (check in was via a telephone conversation).We stayed in room 5 the family room. Room was a little dated but added to the charm of the place. Very Clean but the shower cubicle needs attention with black mould being an issue. Bed was comfortable and clean which always helps. Didnt see or hear another guest which is a nice change. Breakfast is also self service with a selection of cereals, toast, yoghurt, croissants and tea,coffee, juice but we didnt bother with any as we had an early ish start.Would i stay again?

Room had double and a single which is exactly what we wanted. The room was clean and tidy and the beds comfortable. Sufficient storage space in the wardrobe and chest of draws for a 3/4 night stay. There were no chairs to sit on so watching the TV meant sitting on the bed at very uncomfortable angle. There were no shower gel or shampoo in the shower which was disappointing. Also, there is no window or operating extractor fan in the bathroom, nor chair/seat. Tea and coffee was available to make yourself in the downstairs kitchen at any time. Breakfast was basic cereals, fruit, jam. toast etc., which you made yourself. The kitchen could also be used eat your "take away" evening meal, with microwave, kettle etc., available, plus glasses, cutlery and plates. Overall, a comfortable stay with parking for the car. We would definitely stay again:)

Our room was in the kitchen area and we heard people coming in and out all night and peiple talking and doing breakfast from 5/6am so we had a very unsettled night the room was great beds comfy and loveky place to stay just wouldnt have that room again due to location and check out was to early
