The property was great. The pool was convenient and there was plenty of sun chairs for the amount of guests. The resort has everything you need from a convenient store, massage, PADI shop and two restaurants. The happy hour is great but the food is so-so. The hotel staff are kind and very helpful. The staff at the restaurant are kind but sometimes on island time and orders aren’t always correct, which happens sometimes. Overall would recommend.
The AC in our room didn’t blow all the way to the bedroom as it was in a corner. The fan breeze somehow could not go through the bed net. And the washroom stayed fairly humid and warm.

Positive is that the room was on the beach , very close to everything and the breakfast was great.
However the room has black mold in the bathroom and air conditioning, the air-conditioning was leaking and the bathroom wasn't thoroughly cleaned before our arrival.

Definitely worst resort I’ve stayed in throughout my trip. Came here to enjoy a nice vacation with my wife & was provided with a twin bed room with no working AC. We complained about not having a queen bed and AC like we paid for & was told to sleep for the night & everything would be handled the next day 3/4 night we slept with nothing resolved. Good luck getting any refunds from these people but I guess you get what you paid for. Price definitely reflects the state of their “resort”.

Beach towels are sparingly given even though you are charged for them..and the place was empty..The resort needs renovations immediately!!!

Met by a member of staff who seemed shocked by my arrival even though they arranged the taxi. Don't arrange taxis through the hotel they add a lot on! The only people who were friendly were the mini market staff, 1 cleaner and 1 of the reception staff, literally no one else smiled or wanted to give the time of day! Got ignored more than once in the restaurant when there were less than a dozen people in there, the staff are uninterested. Would have spent a lot more on the site except for the attitude and unfriendliness of everyone. Room was dark and basic. Remember to leave the clean/don't clean sign out or your room won't get touched. Pool was murky and the cleaning was done during it's open hours, the cleaner actually managing to catch me with the cleaning pole. This place could be lovely but it wasn't. I booked into another hotel for my last night as I couldn't be doing with dirty looks and attitude. It's cheap and on the beach, the location bring it's saving grace!

After a hectic few days in Stone Town, Amaan was the perfect way to end my Zanzibar holiday. I initially booked a room at Kanjibange Bar, which ended up being the wrong place for a solo older female. When I texted my new friend Maskat (the incredible woman who manages the Learn Traditional Cooking with Mama's of Zanzibar (best cooking class ever - a MUST if you are into learning Zanzibar cooking / culture) how uncomfortable I was at my hotel, she suggested I book at Amaan Beach Bungalows, and I was so glad she did. It was clean, comfortable, with a lovely pool and great massage right there on the property. Steps to the beach and Maasai shopping and easy walking distance to lots of restaurants. Great choice!

We moved out after the first night due to it being unsafe and dirty. I tried to get a refund as I paid in full and the reception refused even though I paid for 13 nights, but only spent 1 night there.
The bathroom had no water pressure at all in the shower so was unable to wash.
Bedding was old, thin and dirty.
It took the staff to go inside 4 bedrooms AT NIGHT to find one that was empty, they were opening doors whilst guests were sleeping in there rooms, whilst we stood there.
They had no idea what room was vacant, this is dangerous and unsafe.
At my own expense I have had to book another hotel for the remaining 12 nights.
If you can help me process a refund as they said I had to go through Expedia and as you will see I am an Expedia gold member and use you all the time.

The hotel is perfectly located in the middle of busy Nungwi area with stunning beaches. We stayed here over New Years Eve which was definitely worth it. It has a great outdoor swimming pool where we spent some chill time on daily basis. The room was regrettably quite dark and bathroom rather dirty. We were also provided with twin room instead of prebooked double. The staff were simply disinterested and rude- at one point we were served by a waiter who was clearly under the influence. Unlike all other places we stayed at in Zanzibar, breakfast was not included and instead offered for $10pp which we happily declined. The restaurant has amazing view overlooking the beautiful beaches and is a great sunset spot, but the drinks and food are very overpriced compared to others available within short distance. Overall we would rate this average at best, rating this 3 stars mainly for its great location, little outdoor seating area in front of the room and access to pool.

First of all, huge thanks to Mr. Arshad who helped us get an assistance from a local doctor when my wife suddenly felt stomach pains. Mr. Arshad also coordinated with Mr. Gallen at the restaurant so that they could prepare some porridge (not even on the menu!) and deliver to our room, as she needed mild food to stabilize her condition. Staffs at Amaan cared us until our checkout, continuing to remain as a good memory.
Next best thing about Amaan Bungalows is its location. Just next to the shore, you can use the swimming pool or the Indian Ocean as you wish. It is very close to many restaurants, bars and diving centers in Nungwi, allowed us to access any places within 15 minutes by walk on the seashore.
The accommodation itself was great, with ever-ready hot water for shower. Roof was big enough and stretched to cover exclusive chairs at the doorstep - best place for drying your wet swimsuits, smoking, and even enjoying the rain if there is any.
We also liked the breakfast, which offered a decent choice across bread, sausage/ham, baked beans, omelets cooked by order, and others. As in Zanzibar, we could get a plate of assorted fruits for each person every morning. We had some random mixes of orange, mango, papaya, banana, watermelon, melon and jackfruit. There could be other fruits, depending on the availability.
All in all, totally recommended if you are looking for a well-rounded place conveniently located at the center of Nungwi.

We read many amazing reviews, paid premium to have better experience. To the contrary, we didn't have a great experience. Nobody bothered at the hotel to clean the room, we requested 3 times in a day at various point but they said they are busy and only to clean late evening. Food was horrible we had 2 meals there breakfast and one dinner post that we decided to eat out. Overall, we found that there were better hotels around with better service. At Amaan, they don't bother about customer experience as long their rooms are full.

From the start it was poor. We arrived early which is not an issue, however thrn were made to wait a long time after check in whilst many others checked in. Room was very basic, bed was very uncomfortable. It was possibly the loudest bed in creation. Any movement caused huge noise. The service in the restaurant was very slow at points. Friendly staff however. Food more expensive and worse quality than any other places we tried. The wifi was poor at best. Not availble near our room. The pool was nice. Pool towels given with a deposit but at points trging to change them no fresh were available. Stayed 11 nights, asked for a slightly later checkout but very unhelpful responses. Overall a disappointing experience

Location of property was great. Unfortunately their service and quality of rooms were not good. Our room did not have hot water for all 3 days. To get hot water I had to go to reception and let them know and only then we would get hot water. At certain point we had no water at all. Had to bath by filling water bottles.

On the plus side, the locality and the friendliness of the staff is great. However, the the breakfast was on the poor side and disappointing. It wasn’t good at all. The hotel bears it’s toll of being the oldest in Nungwi.

However the flaw comes down to staff not being helpful at all. And honestly it feels like it’s a management issue. The breakfast was so bad that we laughed every morning when we came down. Omelette is great but chicken gizzards is hardly what tourists long for in the mornings.

Room are very basic for the price we paid , breakfast with many choices but quality is low . Location of the hotel is amazing and swimming pool .We had dinner at the restaurant , the food was cold and not tasty when it’s arrived to our table , we choose to eat at other restaurant nearby

1. Breakfast is shambolic - too many people, weird food choices (I remember one day was pasta with bolognese sauce - who even eats this for breakfast?). I also didn't figure out how dishes with eggs work. Apparently, you are supposed to order "eggs your style" from a waiter, but I couldn't be bothered waiting. Breakfast - key word is FAST.
Advice for management: re-organise breakfast completely. It is a really poor quality at the moment. Five years ago it was a pleasant experience, I was waking up with good thoughts about it. This time I wished I could pay less for my stay, but have breakfast removed completely.
2. Refurbish some rooms ASAP. I had "road of ants" in my bathroom. Nobody bothered to clean them out.
