the property is very nice. The issue is that the photos are not at all the room we got. we were supposed to have the luxury suite who is listed to be about 30m2 and instead we were offered a 15m2 room which was nice but very dark. we asked to change but only a standard room was available which was actually better than the "supposed" luxury suite. So we asked if a suite was available at least for the second night and Alessandro advised is than the king suite was available but for 70 euros more. I have asked for a discount as we only had a standard instead of the luxury on the first night but Alessandro refused. We had a free breakfast on the first morning because some guests chose the breakfast included on the first morning we were there but not on the second morning because no else in the hotel chose the option on the second morning. One more thing as well, it is nearly impossible to sleep at night because of the noise from outside (street) and from the other rooms. It feels like we are in the same room than the neighboors

DO NOT stay here. The Il Regio is NOT a hotel. It's rather an interior design showroom where you can sleep. Rooms are very nicely decorated and the location is good. Unfortunately the staff, particularly Alessandro, who is the manager and owner, is incredibly incompetent in handling customer care. It turns out that even though our Expedia booking was at a place called Il Regio, when we got there after carrying suitcases and bags a couple of blocks from the nearest parking location, Akessandro said our room was actually in a completely different building 8 blocks away! We had talked to him earlier during the week and he never mentioned the room was in a different place, in fact when we asked why he hadn't said anything he had the nerve to say that it is not his responsibility to know all the questions a guest may have!! Such incompetence! We demanded for the hotel to pay a taxi for us to take us to the other location but again the nerve and lack of care, he said that since it was only an 8 block walk that he does every day he saw no need for a taxi and that the hotel was not going to pay for it. Given it was our last night in Sardinia, we just accepted the unacceptable conditions given to us and walked to the other place which is called Snob, just like Alessandro's personality. We did not get a discount, an extra perk or anything for the hassle we had just gone through. In fact, even though we had asked to pay with cash, they still charged our credit card. DO NOT STAY HERE!!!!

Note that II Regio is listed as a 'Hotel' here in Expedia, hence this review is in reflection of our experience and this inaccurate rating. Booked for 2 people and were provided only 1 towel, when asked for another towel, the staff (Alessandro) replied that this is not a hotel but a 'landlord service' and towels were changed only every 3 days. We had no problem with the towels not being changed every day, good for the environment, we were just asking for the other towel that should have been provided. The WiFi is so poor in the second floor that we almost never were able to use it. On check-in we were given a WiFi name and password, which was not visible after 3 days. When asked, the staff again came back with a non-polite answer asking us to get the password for the new WiFi from the model. As a guest, you would expect to be advised when the WiFi changes. By the way, no wonder the WiFi signal is poor, the model is located in an area that is far away from the rooms. When pointed at the rubbish bin not being emptied, the response was 'ask the housekeeper for explanations'. The mattress was not very comfortable, the room looked nice but definitely not a hotel, either Expedia or the owner is at fault for this inaccurate labelling. The breakfast is rather poor, but that is the case all over Cagliari apparently.
In summary, this was a disappointing experience, pretty rooms but not very comfortable mattress, poor service and the worst staff attitude that we have experienced.
