Stayed here for one night before Harry Potter studios with our two kids
Easily walkable into Watford for some food and entertainment the night before. We went bowling and to Pizza Express then walked back

The hotel was fine. The new way of recognising your customers is a disgrace and a rip off.
Key rewards is abismal

Very nicely outfitted apartment. Has all you can require, from a fully functioning kitchen to a comfy bed, TV, WiFi and a posh ensuite washroom. The receptionist was very helpful and gave very useful tips and insights on the area surrounding the apartments, from dining options to tourist attractions. Overall, Highly recommended.

Great apartment, modern and in good location for getting into London.

Awesome place, great value for money. My only picky thing would be the television was a hit outdated. Would have been good to have had a hdmi port so I could plug my laptop in. Other than that though everything was great

Very conveniently located. Parking said to pay at the machine on the sign then when we went to check in was asked to pay a cheaper rate. The apartment was lovely apart from lack of a working tv and no replacement available ment we had to go and buy a tv we are very busy people and just wanted a tv afternoon evening

The space was adequate. The place was very uncomfortable for us as a family. There was absolutely no air. There were fans provided, but that did not help on the hottest day in the . We slept almost naked. The entire family had sore throat and felt sick after out stay. I felt we should have known about the condition of the place. i felt we were treated unfairly and the cost was definitely too much

Stayed for one night - excellent property and a great choice. Easy check-in and a bonus that it is linked to Holiday Inn to allow use of the hotel facilities too. Would recommend

I liked how easy it was to get to

The bathroom sink drains very slow and was concerning regarding brushing teeth and shaving.

Parking on site, lots of local shops withig 5 min walk. Good options in hotel bar down stairs
Only complain was it was hotter than Mordor in the room (no air con) and the knives in the kitchen were blunt

These apartments are great. They take up the top few floors of the sane building as Holiday Inn so you can eat a hotel breakfast, use the hotel bar etc whilst having the great facilities that an apartment offers- kitchen, fridge, more space etc. great location just opposite Watford junction station where you can be at Euston station 15-20 mins on the train. Would recommend.

Very clean and comfortable room. Allowed to check in early. Only downside was the noise that the housekeepers made, they were so loud. Had zero regard for people sleeping, just chatting away to each other. Kept waking us up
10.0 / 10.0
It was our first stay in the apartments although we have stayed in the Holiday Inn rooms which are on the lower floors of the building. Our room was spacious and very clean. The kitchen area had everything you would need including a dish washer. Watford junction train station is a 5 minute walk along the road ( you can get the fast train into London which takes about 20 minutes) and Watford shopping centre is about a 10 minute walk. Staff at the front desk were very friendly and helpful. I will certainly book to stay here again.

The lack of air conditioning (which we knew in advance) made the stay almost unbearable. The temperature inside the apartments was much higher than the outside temperature. Even with the supplied fans we could not get cool. I would not stay here again in the summer months. If the owners were to install air con this would be a great place to stay as the property itself is great.

Fantastic customer service, quality clean room with plenty of space. Ideal location for town centre and local transport for London, cannot recommend the hotel enough

Worn out headboard and furniture. Rough edges and kitchenette minimal but old
Party going on from another room so very noisy but reception sorted that

Room great for business stays has everything you need
4.0 / 10.0
Room is large and comfortable with fully functional kitchnette. There is no air conditioning so it can get very warm when the outside temperature is hot. Fans are provided but it is still quite uncomfortable to sleep at night when it is hot. If you are facing the road it is quite noisy with the windows open.

Stayed for 2 nights for business travel to Watford. Good value - close to Watford junction station and to the town centre. Would stay again

Pros:
- Harjit and Carina consistently provided exceptional support throughout our stay. Always going the extra mile
- The amenities, including an oven, dishwasher, toaster, and kettle, were convenient.
- Proximity to the train station (5-minute walk) and Enterprise car rental (10-minute walk) was advantageous.
- Watford Shopping Centre (10-minute walk) provided indoor entertainment, including a cinema and kids rock climbing. Primark, M&S, Next, and other favorite stores were also present in the mall.
- Various dining options nearby, including Pizza Express and Wenzels, eliminated the need for car travel.
- Additionally, a Sainsbury's supermarket was within a 5-10 minute walk.
- The location was perceived as safe and secure.
Cons:
- Occasional discomfort due to issues like a window not closing fully.
- The absence of laundry detergent pods was inconvenient.
- Inconvenient dryer issues led to repeated attempts to dry clothes and necessitated leaving them out to dry.
- No phone in the room required trips downstairs for assistance, and long-distance calls were needed if not going downstairs.
- The TV setup was confusing and lacked streaming options.
- Unexpectedly, there was no adapter or multi-plug in the room.

2nd use of Livin Apartments.
Just as good as the 1st.
Although this time upon walking into the room it was uncomfortably warm for me, but more so for my wife, but with the fans and what seemed to be a mobile Air Conditioner. Was well thought of in advance.
The rooms are impressive with their fully equipped kitchens.

Very clean, staff very friendly. Good amenities in the room. Room very warm though and after 6pm, need to enter through Holiday Inn. Returned to room from evening out at 12:30 and doors not open, had to wait outside hotel for receptionist to reopen doors

Check in is simple, and the team are fantastic. The room was spotless and everything I needed for my stay was in my apartment already.
2 min walk to the station or a 5 min walk in to shopping area

The location was great, easy fast connections into London, Watford high street short walking distance.Unfortunately it is not clear that the room will not be serviced during your stay, inspite of there being a sign which you hang on your door informing the housekeeping you are out and they can service the room. When we asked we were told rooms are only serviced after 4 days. Again misleading to advertise as "serviced" apartments when they don't service them during your stay. We had to request for clean towels and extra toilet paper during our three night stay. The room is a good size, however the furniture is worn and in some cases completely damaged. Sofa was unfit for purpose and no cushion padding remaining meaning it was not comfortable to even sit on. The mattresses were not comfortable as you could feel the springs. Ectractor in the windowless bathroom not functioning which makes the room very warm and means you have to put on fans to try and cool it down after a shower as the stream is not being removed. Windows are thin and little sound proofing means its quite loud from the road. Overall id not stay here again, shame to say the potential has been lost through lack of investment in the rooms and furnishings.

We’ve stayed here before but this time the bath didn’t have a plug that worked - so showers only and the design of the shower screen means you have to stretch past it to turn the shower on.
Also, there are no bars or anything to help you get out of the shower/bath - and with the shower screen design, you can’t grab onto the sink unless you contort yourself! I’m older but anyone could slip very easy with the current design.
Kitchen was lovely and clean and well provisioned.
The only other thing is the bed - the mattress is very thin and you can feel the springs - they dug into my hips so it was uncomfortable.
Finally - I’m not sure, given the high prices for staying there, why you wouldn’t get breakfast added in. It’s not included and it’s very expensive (the cooked breakfast especially). It’s free if you stay in the hotel so not sure why it isn’t free for the apartments.
Location is excellent - very near Watford Junction and the staff at the Holiday Inn (where you can check in and go in and out) were really friendly and efficient.

Amazing staff. Great room. The staff and location made it so easy to get around. We loved our vist. We would definitely stay here again. Only complaint was no air conditioning.
8.0 / 10.0
The only issue I had was that the apartment had no air con, but the staff were extremely helpful and managed to find an additional fan and an air cooler, which was great. Spotlessly clean.

Fantastic location. Great having bar downstairs
Apartments unbearably hot, 3 fans supplied but still uncomfortable
Bed not comfortable at all ended up moving to the kids bed
