We wanted a location near Fredericksburg and Pedernales Falls. Johnson City was ideal but to have such a lovely and well thought-out rental was icing on the cake. This duplex was clean, stylish, roomy enough with all the amenities including a great backyard. Would absolutely stay here again.

We were there for the eclipse and although it was a super cloudy day we spent pretty much all of it in the outdoor space which is lovely. We had two people with mobility issues and they had no issues with the property inside or out.

Very clean home with comfortable beds, nice spacious back yard with gazebo, outdoor games, and fire pit. We loved the amenities that the host offered, and it was absolutely a no fuss stay (meaning no burdensome check out/ extra special rules to follow, just common sense things). Check out process was simple and on par with other properties I've stayed at. Only con I can list is if you are planning on staying indoors the majority of your stay, comfortable seating in living room is really limited to 4 people. (Additional dining room table chairs and bar chairs available for seating larger parties, but less comfortable for lounging) but host offers lots of comfortable outdoor seating. I would absolutely book again! There is a lot to take in for the area, we could have easily spent more time in Johnson city, but spread out time out between Fredericksburg, Johnson City, Dripping springs and Marble falls, which were all within about a 30 min drive of property.

Our recent stay at Gary's duplex was a dream! The prime location, just minutes from downtown, immersed us in the charming atmosphere of Johnson City. Shops, restaurants, bars, and Christmas lights were right at our fingertips—a perfect blend of small-town charm and modern comforts.
The duplex itself is a gem. The thoughtful layout, with two master bedrooms featuring king-sized beds, struck a perfect balance of privacy and communal space. Tasteful decor and a cozy ambiance made us feel right at home.
The host went above and beyond, providing top-notch amenities, from the well-equipped kitchen to thoughtful bathroom items. The attention to detail enhanced our stay.
Gary had excellent communication. He was responsive, accommodating, and genuinely invested in ensuring our stay was seamless. His hospitality added an extra layer of warmth to our visit, making us feel truly welcome.
We're already planning our next visit to Johnson City, and without a doubt, we'll be booking this duplex again. It has become our go-to accommodation in the area. This house had everything we wanted and more! Easy check in with clear instructions, gorgeous backyard, and every amenity we could think of. Comfortable beds, plush towels, and beautiful modern updates. We enjoyed walking to the nearby coffee shop in the morning and Bryan’s on 290 or dinner. Easy drive to all the vineyards while avoiding the crowds in Fredericksburg. We’ll definitely be back!

The duplex was very clean. Nicely appointed with bedding and bathroom towels, etc. The kitchen area was more than adequate for a short stay, and only two of us plus our dog. And although we were not there for the view, I could not rate a five for neighborhood; location was convenient. The property itself was as promised. We enjoyed the Pecan Street Brewing restaurant across from the courthouse. Lovely town Square in Johnson City. On Friday afternoon, We enjoyed the Lost Draw Cellars on 290 for wine tasting and charcuterie, highly recommend.

Property was very clean, well equipped with nice furnishings and decor. Easy instructions and prompt responses from owner. Great location just outside of Johnston City center and near wineries. 15 min drive to Pedernales Falls State Park. Neighborhood could use some TLC, but it was quiet and this is definitely one of the nicest properties around. Would highly recommend to anyone wanting to stay in this area.

Great communication with the owner. The pictures on line does not do this cottage justice. When driving up to the house - the outside appearance was great. Walked into the house and everything was very clean and modern. They had many amenities, and the rooms were very large. The backyard was amazing. It rained the morning and the area around the firepit was very wet and was unable to use the firepit. When we go back to the Johnson City area, we will be looking for this place. 5 Stars.

Centrally located for the Wildflowers and Wine Trail without the crowds in Fredericksburg! The property was perfect for couple and family member with modern, clean and updated kitchen and bath. The fenced in back yard was great for pets.
The host went out of his way to accommodate any special request.

This Hill Country Duplex was amazing!!!! The location for proximity to things to do in Johnson City couldn't be beat. And the property! From the coffee supplies, to the mattresses and sheets, right down to night lights that made it so easy to see in the dark it made the trip extra special. And - OH MY GOSH! - the back yard!!!!! Privacy, special areas and the propane driven fire pit - wonderful.

What a lovely duplex Gary and his wife have created. Lots of attention to detail, beautiful finishes, and close to literally everything. The kitchen is well-outfitted for cooking and even boasts a little coffee bar even though my husband and I really didn't utilize them. The backyard is large and with little light pollution making it a great place to stargaze. The bed was super comfy leaving us rested and ready to explore the area wineries. We began our mornings at the Johnson City Coffee Co. and enjoyed dinner one evening at Bryan's on 290. If you're looking for a place to stay in the Hill Country without going all the way out to Fredericksburg, I highly recommend it.

We planned a family trip out to see the seasonal light displays in Johnson CITY, Marble Falls and Fburg. This property was perfectly situated to visit all three areas with minimal driving. The property is super clean and well equipped. Everything we needed for our stay was provided. Communication with the owner was always timely and helpful. I highly recommend this property. BTW, if you have young children the nearby Science Mill is a must.

We very much enjoyed our stay at this property. Everything was very clearly communicated and just as pictured. Beds were great. Kitchen well stocked with good pots & pans, knives, etc. and very clean! One small bathroom was tricky and the across the street view is not ideal but we quickly moved past it! Gary was super nice and we enjoyed visits to the LBJ National Park/Museum, Luckenbach, jogging around the adorable downtown area and Pecan Street Brewery. Plenty of wineries around too but we were there Mon & Tues with teens.

My family of six just got back from our stay in Johnson City at the Hill Country Deluxe Duplex Getaway. It was a great place to stay. Here's some of the things we really enjoyed:
Kitchen - So well stocked! Much better than other places we've stayed. Included new appliances, plenty of utensils and plates, bowls, pots, pans, baking sheets, toaster, keurig (with pods included!), and more. We cooked every meal for 4 days here and had everything we needed and more. Nice touch that the hosts also had a few basics on hand like spices, paper towels, vegetable oil, foil, etc.
Living/Dining Room - cozy and comfortable. We had plenty of room to play card and board games and sit and watch an evening movie after a long day. Also includes washer and dryer in a separate closet. I love doing my laundry throughout my stay so I can go home with all clean clothes. Laundry pods included. Big plus!
Bedrooms - every bedroom a ceiling fan, night stand, and dimmable lights. Mattresses were super comfortable. We all slept very well!
Bathroom - recently remodeled with a large shower and fancy shower head. Included big bottles of shampoo, conditioner, and body wash. Again, had everything you needed!
Outside - the yard is big and completely enclosed with a really pretty high fence for privacy. My kids really loved running around and playing the included corn hole set. Also in the yard is a huge gazebo - we spent quite a bit of time outside just relaxing under it. The outdoor space also has a very nice grill and fire pit. We used both more than once during our stay. Super nice amenities.
Overall we had a wonderful stay in Johnson City. Hosts were super communicative and wonderful to work with. The location is right off one of the main roads and close to our destinations (20 minutes from Pedernales State Park, 15 minutes from LBJ National Historic Site, 50 minutes from Enchanted Rock). If we ever come back to this area, we would not hesitate to stay here again.

My friend and I had the pleasure of spending time at this lovely place. It is brand spank'n new! Grab it if you can! Everything about it is well thought out.
Though we didn't have the time to enjoy cooking in the well stocked kitchen, or play any of the wonderful games available in house and in the back yard, we did get to enjoy the fire pit and back yard patio area for a bit during our one night stay.
As stated, everything is new and clean. So...what about comfort?
Ahhhh....the beds. We both slept in one of the king size bedrooms and the beds were so very comfortable! The sheets and pillows, comforters are all so very soft! My friend and I both had a very good nights sleep. Each of the bedrooms had ceiling fans which for me, always help with my sleep. A plus is the little lamps in the bedrooms have USB plugs so you can plug in your electronics right by your bedside. Each of our bedrooms had nice size TVs as well. Neither of us watched TV while there so can't really respond on them.
We also found the barstools at the kitchen counter super comfortable. Again, we didn't have much time, so didn't really check out the couch and living room TV.
The bathroom, again super clean, utilizes its space nicely. There were only two of us, but my thought is that sharing would not be a problem for more adults. There are wonderful full mirrors in each of the bedrooms so preparing for the day with only one bathroom, I think, would be no problem at all. The shower is beautiful and had good hot water.
The entry into the unit is simple. Gary provided all the information we needed to get into the duplex. He made himself available during our stay...answered questions we had and encouraged us to contact him if we needed him.
Only downside we had was the internet and in a one night stay it does not affect my overall appeal of this place. We had internet upon arrival but later in the evening and early the next morning it was unavailable. We however witnessed this unavailability not only at the duplex but at the restaurant we visited that night. Our understanding was that this is common in the Johnson City area. (so that aspect of our stay has no effect on my review.)
Gary has a nicely designed, easy to follow 3 ring binder with all kinds of info in it regarding not only his place but nearby restaurants and activities.
My bottom line: Go for it! Gary's place is a wonderful place of respite while visiting this historical part of Texas.

We selected this property for a last minute weekend getaway to the Texas Hill Country. We had stayed in Johnson City on a previous trip and loved how low key the town was and the local restaurants are great without the crowds of Fredericksburg.
The property is beautiful and very well decorated, but the backyard was the spot we loved the most. The weather was great the weekend we were there and we spent all our evening time in the gazebo with bottles of wine from Alexander Vineyards.
Breakfast at Johnson City Coffee is spectacular and close enough to walk on a cool morning.
We can't wait to come back to this piece of paradise
