The best thing about this property is the fact that you get to do some fishing in the back. The upstairs is decently cleaned. The location is convenient for going to the beach. But that's about the end of the positives. Now to the negatives. The posting is misleading with beds in the game room. It wasn't bunk beds but 2 pull out sofas. The building is not well maintained. Ok, not a big deal since it is an older house. AC upstairs cannot keep up with the heat in the afternoon. There were no certain for the glass door which added heat. There's a sewage/mold problem. If you turn on the vent in the bathroom in the bottom floor game room, you will pull up sewage smell after 5 minutes. This is likely an issue with a lack of P-trap or broken sewage pipe. I did not fully investigate wether this is mold or sewage, but the game room is not suitable for living space. This space should not even be a used as a living area giving the fact that flooding is a common issue in the area. We did NOT sleep in this room. I highly advise anyone to sleep in this room. The property location is next to a field of mosquito heaven. Take precautions when booking this property. I understand this isn't the fault of the owner, but people should be awared. The grill is completely rusted. Water hoes and faucet outside was leaking when used. Bed frame in one of the rooms is in poor condition and likely break if anyone heavy is sleeping on it. Luckily we were all light weights.

Never had a bad experience until now.Every day was a new problem with the home. First day check in, no key was given to us because cleaning lady was still there "cleaning", claiming she was there all day. Yet downstairs was still dirty, showers were dirty with hair and dirt, floors were unswept, there was RAT POOP in kitchen drawers. They advertised a fourth bedroom with 2 sets of bunk beds, it was nonexistent, instead we had couch beds - very uncomfortable. We had people sleeping scrunched up in beds. Home owner LIED. 2nd day, water was pouring from a light in the downstairs ceiling, we had to keep a bucket in the middle of the floor because it made a huge water mess. Then we couldn't use the downstairs bathroom because there was a really harsh sulfur smell when the water was run, leaving 16 people to use 1 bathroom/shower. A RAT got into our CLOSED bagels on the counter - absolutely disgusting. We had to throw away food / couldn't trust food being in closed bags/containers on the counters.Owner sent us a list of items that were supposed to be stocked in the home, yet weren't, so we had to buy extras. 3 of the beds did NOT have pillows or blankets for our first 2 nights. 5th day, water was blowing from a pipe on the side of the house for SEVERAL hours, beginning at 5:30 am - 2pm when maintenance finally showed up. By this time, our water pressure was nonexistent and we couldn't shower, wash dishes, barely had a trickle of water to wash hands. AC upstairs does not cool well.

A few days before arriving we were sent an email to not put air below 70 or it would freeze. The day before arriving, we were sent an email not to overload the fridge with room temp items or it wouldn’t work properly. Upon actually entering the property were were immediately hit with the sweltering heat inside. Day one they sent HVAC to “repair” the air. We also immediately noticed that trash and garbage had just been swept under the coffee table and couches. When we checked the beds, it was obvious that they left the same soiled sheets on the bed and made it up. There were smears of filth and dirt and body hair in all the beds. . It was absolutely disgusting. There was smeared blood or feces on one of the bathroom walls. when I reported this, the property manager was always quick to respond and even asked if I would like someone to come and clean it. I said yes. When we return from Galveston, nothing had been done, but the housekeeper did swing by and drop a bag of clean linens. DAY 2 in this house, we went downstairs and noticed there were no beds that were advertised when booked. And the roof was leaking from The air conditioner upstairs into the floor below and into the game room. The roof was split open and ready to fall out. IT WAS COMPLETELY UNSAFE! Nothing was done about it and no refund or other house was offered in its place. We rent in this area every year. We are used to having some issues, but this by far, was the worst house. DO NOT RENT!

Our stay at this property was extremely disappointing. The listing promised two full bunk beds on the main level, but we arrived to find only two pull-out sofas in their place. This misleading information forced our group to compromise our sleeping arrangements, which was unacceptable. Despite emailing weeks before check-in to confirm bed configurations, we received no notification of changes. When we contacted the property management (Beach Box), they unhelpfully stated that there were enough beds for our group without addressing the specific arrangements promised in the listing. Additionally, they did not provide bedding linens or towels for the sofa couches or the main level. We had to spend the first night without pillows, blankets, or sheets for the two sofa beds, which were only plastic-wrapped mattresses. Furthermore, the property was in poor condition. We found a wet, unpleasant rug outside, likely from the recent tropical storm, and a broken awning, indicating inadequate maintenance. Overall, our experience was far below expectations, and we felt misled and inconvenienced. Future guests should be aware of potential discrepancies between the listing and the actual property, as well as the lack of essential provisions.

Very relaxing. Loved sitting by the canal around the firepit or fishing right there.

We had an amazingly chill and peaceful weekend. It was a nice short getaway for my family. We played the games provided as well as others that we brought. The fireplace brought us all together and we enjoyed the time with each other at night. Beds were comfortable, clean and inviting. The game room downstairs was a hit with the kids.
