About this apartment rental
A rare fully furnished town house “Hotel Particulier” in an authentic Parisian building with 4 levels. The apartment has been recently renovated. Great location very close to the famous and lively Place de la Bastille, with all its great restaurants, bars, opera, canal St Martin, shops, markets, supermarkets, metro stations ... walking distance to the Seine river and the trendy “Le Marais ”and Place des Vosges. Located just a few meters from the “Port de l´Arsenal” where you can harbor your private yacht or take a boat to cross the canals of Paris. Great atmosphere outside, very quiet inside.
Groundfloor entertaining area: an open space / living room with a huge cathedral skylight ceiling. A large living room with large screen cable TV, 2 sofas for large groups or families. The dining room that includes a large equipped kitchen (dishwasher, microwave, fridge, freezer, oven) open to a small outdoor patio. Dining table can sit 16 people.
Groundfloor small lounge: Connected to the open space a small room under a glass ceiling with a sofa bed (90X190). This lounge / resting room connects to the living room and the rest of the house. The room can be closed for privacy but it is not an independent room since people have to cross the lounge to access the different parts of the house.
Groundfloor Bedroom 1: Connected though a hallway an independent bedroom with a large bed (180X200). A large window faces the lounge. In the hallway facing Bedroom 1, a separate bathroom with shower, sink and toilet that can be used for all guests in the ground floor.
Bedroom 2, underground: Connected to the playground room with stairs going down, a large independent bedroom with a king size bed (180X200) and a small bed (90X190). The bedroom has two small windows facing the street. This bedroom includes a separate toilet and a separate shower and sink with a small window facing the street.
Bedroom 3, first floor: Connected to the open space where there is the dining room a staircase leads to the first and second floor of the house. On the first floor an independent bedroom with a Californian large bed (200X200). Two windows facing the courtyard of the building. A glass door leads to an independent outdoor patio. This bedroom includes a separate bathroom with toilet, sink and shower.

This bedroom has a medium size bed (140X200) and a small bed (90X200). The roof has 4 windows that can be closed. Another large window with a view of roofs of Paris. The home was in a great location for my family, it was out of the fray but were a block away from restauraunts and grocery and a three minute walk to the bastille. It was a little tight for 10 people but the price was great and it was a good value.

The house is very functional. It has enough bathrooms to serve our large family and the kitchen/dining area is spacious. Our bedroom in the basement had ugly sheets and lousy mushy pillows . The bed was comfortable. Great location. It is not a charming French apartment, but those tend to have 1 or 2 bathrooms. Trade off.

Property was perfect for our party off (6 adults, 5 kids). More than enough room and bathroom space for everyone. Was a little bit out of the way for the things we were doing, but close to the metro. Neighborhood was quiet and peaceful. Communication with manager was great before and during trip, as he was prompt in response and very helpful.

As a family of 10, the location, space and supples were adequate. We walked to restaurants, metro and many sites. We really enjoyed our visit. The only issue was the internet connection. It only worked in the living room and playroom.

This apartment was perfect for our friends trip in Paris! Great location - easy to get to everything and quiet neighborhood for the light sleepers in our group. Host was very easy to communicate with before and during the trip. Highly recommend this apartment and look forward to renting it again on our next trip.

We were a group of 10 with a mix of adults, teens and kids. The space allowed for everyone to spread out when they needed alone time and come together for hanging out & eating. We cooked meals easily in the well-equipped kitchen. The location was unbeatable - we used the metro & walked. Communication was easy. We would 100% stay again and have recommended it to everyone we know vising Paris with a group!

There were 12 of us! It was great to be all together in one spot! The bedrooms/bathrooms were great. The ‘crows nest’ up 2 flights of stairs is tough to get up to with luggage but the rest were wonderful! Put the young kids upstairs! They’ll love it!!

We chose Quinze-Vingts as our base for our long awaited "Noel a Paris" because frankly it was the only place we could find in inner Paris that could accommodate the 16 people (8 adults , 8 kids - 4 nuclear families) in our party.
While the property has some idiosyncrasies (and hey - isn't that part of the joy of travel), it did the job admirably. Each of the adult couples had private sleeping accommodation with varying types of ensuites. This allowed kids to use their parents bathrooms plus another one in a less private area.
The kitchen and dining area was perfectly adequate to prepare and seat 16 of us at breakfast and evening meals, which kept everyone's food bill very low.
The Manager of the property was responsive to a few very minor issues after we arrived and the heating was more than adequate .
I do recommend it for big groups - definitely. its wonderfully placed for wandering through the Marais with loads of the usual Cafes and Brasseries near by - we enjoyed a pre-booked Christmas Dinner at Bofinger - a 100 year old brasserie just a 10 min walk from QV.
In terms of preplanning your stay, I think probably 16 is the max you can squeeze in, and some need to be kids who enjoy more "communal" sleeping. The other thing would be helpful is a diagram of the floor plans.
All in all, we thought QV was fabulous as was our 8 days enjoying the Christmas of our lives.

Overall, our group of 15 people had a great stay in this rental! Here are a few pros and cons (all are mentioned in the description if you read carefully, but we think its worth calling out!) Please note that the cons did not diminish our overall rating and enjoyment of the apartment! Just sharing to be helpful or planning purposes for future groups.
Pros:
conveniently located - excellent proximity to metro, dining, grocery, bakery, activities, etc.
large enough for our whole group as advertised
Cons:
funky layout does mean that you are walking through rooms to get to other rooms.
One bathroom on ground floor to be shared by all (but importantly up to 6 people overnight!)
Living room furniture a bit uncomfortable and could not fit everyone at once
Dining table does technically fit 16, but 14 would be much more comfortable! And so little counter space that you really don't have room for a large elaborate meal
There was a moldy plate in the dishwasher - we just washed it without fuss, but it would be a good place for the cleaners to look
Clearer directions or improved laundry facilities. Laundry would not dry, even with emptied lint trap, water collection, etc.
For any of these fixable issues (dishes, laundry, etc), I am sure the host would have been receptive if we had asked!

A separate toilet is missing at the main floor
The main floor shower is hardly draining
The coffee bowl bottom is broken (it could have happened during our stay, we can't say. Sorry if it is our fault)
TV couldn't be connected to internet.

Three generations of my family stayed at this unique apartment in July. It is spacious; close to two Metro stations, several very good restaurants, and a large supermarket. I recommend the boulangerie that is at the opposite end of the street. Our host was very responsive and accommodating both before and after our arrival in answering questions. The unit comes with one infant crib. When I told him that there were two infants he readily supplied another pack-n-play type crib.
There were a few issues, though. A. The kitchen area is marginal for serious meal preparation in terms of counter space and quality of pots, pans and utensils. B. The dishwasher is suspect Long story short --- we ran it the first morning and upon returning home found a load of still dirty dishes and, eventually, a piece of broken glass that was wedged in the pump filter cup. One wonders how that was not detected in between occupants. We wound up washing EVERYTHING by hand that evening. The dishwasher got very little use after that. C. The LR furniture was uncomfortable, and insufficient for the size of the group. D. Half of the BRs had inadequate dresser/closet space. E. The basement BR lacked apparent ventilation. It was very warm and had a chemical odor as cleaning supplies were stored in an adjoining closet
With that said I would consider returning. The things I have mentioned are easily and economically remedied and, once done, would offer a very attractive space for a large group.

This was a great place for a multi-generational family trip! Enough space for everyone and places to sleep on the main floor so my parents didn’t need to climb stairs!

This is a great space for a large group, where everyone can have their own private space and washroom, but also enjoy a large communal area for gathering.
The kitchen easily accommodates 12+people around the table and there are 2 fridges. It would be impossible to use all of the dishes (so many!)
The kids really enjoyed the foozeball table.
Grocery, pharmacy, boulangerie all within a 1 block radius.
Quick walk to Gare de Lyon station and the metro. Scooters and bikes for rent right across the street.
It would be helpful if there was some sort of manual explaining how to use the appliances (eg heating, washers/dryers).
The host was great and communicated readily.
We were a mulit-generation family visiting and everyone had a great time; this place suited our needs very well.

Great apartment And location. Huge multistory apartment. We had 4 adults and 5 kids and had empty beds. Plenty of room. Nicely furnished, fully stocked kitchen. Walk to bakery, supermarket, endless restaurants in Bastille. 3 minute walk to the river. Loved it.

The place was well equipped with plenty of rooms. Plenty of toilet paper. The soap provided was not the best, we packed our own. The location was pretty good with the grocery right down the street. Bastille is a mile walk or more to all the major sites. Overall the place was great and we had a great time

Massive apartment in amazing neighborhood. There is an attic/loft on the third floor with en suite. Full size and a twin. ON second floor is queen bed and en suite. Main floor has sitting room and kitchen and a bedroom with a queen and two queen futons. There is a full bath on this floor. There are two sets of stairs to two separate subterranean levels. Both have queen beds and en suite and one has a twin bed as well. There are two sets of washing machines. The kitchen is very well equipped and also has a dishwasher. There is good air conditioning. Host was very communicative and friendly. There was more than enough space for our family of two grandmothers, five adults, a teen and a young boy. The private baths were a major plus. The linens and the towels were very good. There were tvs but we didn’t use them. The decor is quirky and satisfactory. The only bad thing I can say is that the cleanliness could be improved. The fridge had food leftover as well as the freezer. The trash bins had leftover trash inside them. The floors could have used a sweep and a wash. This was probably due to someone rushing for checkin. It was not serious enough to contact the host about. I recommend this place. It is minutes from the river and the neighborhood has a market and a bakery within steps.

First off I want to explain the 4 stars on cleanliness, it's an unfortunate rating. The very inconsiderate people before us were hours late leaving the house, pushing the lovely cleaning ladies to the brink. As a result, not all of us had clean sheets, so we did have to do laundry. I can't really fault the management or the crew, but I mention it to remind all Vrbo users that your poor decisions affect others. Please be kind and considerate. That said, we enjoyed the house, the location was terrific and the small problems we had were quickly addressed. The owner/ manager is extremely responsive. We were a party of 12 and we ate all but one of our meals there. You will be impressed by the number of plates and mugs!

Our group of 16 really appreciated the size and # of beds this property offered. We liked that the neighborhood was quiet, but had several restaurants and a market close by. We took Ubers to most of the attractions, but Notre Dame is about a 15 minute walk. We chose to walk several places that were even farther because the walk along the river is beautiful. The one problem we had was with the lack of air conditioning. There are only two portable A/C units - one in the kitchen, and one in a combine bedroom/game room space. Five of the bedrooms do not get good airflow, so they were very warm at night...even with the provided fans. We had mild temperatures during our stay, and it was still very warm in the bedrooms at night. Otherwise, we were happy with our stay.

I would like to thank Joel for a wonderful stay at our cool vacation apartment. Very clean with cool, funky (in a good way) art! We traveled as a group of 8 and the apartment was more than accommodating for all of us. The apartment is conveniently located near a supermarket, a few restaurants, and bakeries. If you don't mind walking, it isn't a terribly inconvenient walk to many of the popular sites (Notre Dame Cathedral, Louvre Museum, Eiffel Tour) which we walked to each location. If you're not into walking the distance, the train is close by. It's also a very easy train ride from the airport which was also convenient. Joel was ALWAYS repsonsive to any questions we had regarding the apartment and our stay.I did not give 5 stars only because we struggled to get the TV to work properly which Joel was notified of and immediately worked to resolve the issue. At no fault of his own, we weren't able to watch TV but luckily were able to use our computers to hook to the TV to keep ourselves entertained. Just a tip: On days where you'd prefer to relax or any unforeseen circumstance that may keep you from being able to go and see the sites, be prepared to have a backup plan to remain entertained if necessary. Regardless of where you chose to stay. To be fair, I believe that the apartment provided games and books to also keep us entertained, but our family preferred to watch TV.Thank you again, we really enjoyed the apartment and would recommend!

My family of 8 adults and 7 grandchildren, age 2 to 10, recently stayed at this villa for 11 nights. The sleeping accommodation was great, each family had their own quarters. The beds were comfortable and the bedrooms fairly large. The house was clean with a well equipped kitchen including 2 refrigerators. The foyer is large which made it easy for arrival and departure. We arrived before check in time and were happily surprised to find the house empty and ready for us!The location of the villa is excellent, restaurants and grocery stores nearby, safe neighbourhood close to the Bastille metro. There is a park for children nearby, the Arsenal Marina and the Coulée verte to visit at a short walking distance.The owner was very prompt at answering my questions and checked on our stay at the villa upon arrival and during our stay.
