This condo is located in desirable Topsail Beach, not Surf City or North Topsail. Topsail Beach is not nearly as busy and has a much better refurbished beach...it is where you want to be. This two bedroom/two full bath with sleeper sofa oceanfront lower level condo offers the best Topsail has to offer with amenities such as a pool, boat launch ramp, private parking, washer and dryer, internet and gated access. Enjoy the best sunrises on the Carolina coast with a cup of coffee on the expansive front porch. If you are lucky, you might even see a dolphin playing in the surf as the sunrises over quaint Topsail Island.
Less than 1.4 miles from the heart of South Topsail Beach's downtown, it's an easy walk to the best dining and fun the island has to offer. Venture by foot on the beach to Serenity Point and experience our world famous sea glass hunting. Stop by the Jolly Roger Pier, a true landmark, on your walk back from sea hunting. This was our second time at this condo. The location is perfect and the condo is very nicely appointed -- clean, comfortable, and prepped for the ideal vacation. And those views!!! Everything we go to the beach for is right outside those doors and mere steps away. I'm sure we'll be back again and again.

We had never been to Topsail Island before and did not quite know what to expect. The description of the property and general location were spot on. The beach was not crowded in early June. The pier and Inspiration Point are walkable and the little downtown is just short bike ride away. We also enjoyed the basketball court and pool. Very quiet and relaxing.
The condo was larger than we expected, very clean, and comfortable. Everything was in working order for cooking and laundry.
Highly recommend and we would definitely like to come back.

Missing slats and broken blinds in all bedrooms allow light intrusion and compromise privacy. Replacement is necessary.

A soiled comforter raises questions about overall cleanliness. Thorough inspection and cleaning are recommended.
Bathrooms: Leaky shower pans, loose grab bar, cracked shower handle with mildew, and clogged vent fan require repair.
Bedroom: Loose deck railing spindles pose a safety hazard, especially for children.
Kitchen: Limited supplies (trash bags, hand soap), broken toaster lever, and unsecured rugs need attention.
Living Room: Worn furniture and a 20+ year old recliner requires repair (it can tip backwards).

The unit lacks frequent inspection from owners and deep cleaning. While the view is nice, it may not be suitable for those seeking a comfortable, child-safe "home-feel" environment.

We have stayed at this complex for many years but this was the best unit we have stayed in. Condo was very clean and had everything we needed. Host was very responsive when I had a hard time getting the TV turned on in the living room. I’m not very good with electronics. Will definitely stay here next time.

Overall, a nice property. Stunning sunrises and a gorgeous, quiet beach. However, there is one quite unusual house rule. The beds were unmade (no sheets) when we arrived. We were expected to make up our own, and then wash sheets and towels prior to leaving. I understand cleaning the kitchen and such but making beds and doing laundry was a bit too far in my opinion.

Have always liked Queen’s Grant, due to access to both ocean and Sound, the views from the deck and the location. Was very happy to find that I could rent for just a few days instead of a week. The owners could not have been better-super flexible and helpful. When I asked for a missing supply item, they had it at my door in less than 15 minutes. The unit was clean and the kitchen well stocked. They had great suggestions for food and we really enjoyed the Steamer bucket store they suggested. Bathroom sinks and cabinets looked new and I liked the glass shower enclosures. Even though unit is on the first floor, the building is elevated, so you climb about a flight and a half of stairs to get to the door. This means your view of the beach is ideal-above the dunes. Front access to the beach from your deck. We ran across to the Sound to watch the gorgeous sunset every night. Forgot to get up for sunrise. I found the ocean to be great for swimming even though it was only early May. Calm and clear. Beach is so wide and empty. We will definitely be back-this was a great experience. Thank you!

First this Host was so accommodating. We had a big fail at a VRBO rental that had us evacuating immediately due to construction. Our host at Top Sail was so accommodating and helpful. The location is amazing! right on the beach with access from the back deck.

We rented the is condo for the weekend and it was everything we needed. Just steps to the ocean and right across the street from the canal and pool. It was nice, clean, and very spacious! Perfect for a small family. The deck overseeing the ocean was also quite large. Also just a short drive to the Surf City or Jolly Roger pier. Will definitely rent from again in the future!

Second time this year for us at this property. The view is spectacular. I don’t want to leave when our stay is up. The unit is clean and cared for. Even at the end of the season before the owners do annual maintenance, the unit is in great shape. Sure there are minor things that need attention but what else do you expect at the of a busy beach season for an ocean front condo? The salt air alone beats up everything. Owners are friendly and responsive. I’m already planning my next visit.

I don't know why I'd stay anywhere else. Having an unobstructed ocean view makes you feel like you're "at the beach" the entire time you're there. The property was perfect -- clean, quiet, comfortable, well-appointed. We couldn't have asked for more. The roar of the ocean at night is EVERYTHING! I'm sure we'll be back to Queen's Grant and I hope we can get C110 again.

We had a nice long weekend trip to Topsail Beach. The condo is exactly as described. Easy check in & out. Ray is very responsive. My four kids loved being able to run right out on the beach while my husband & I enjoyed the view from the deck. There are beach chairs & toys available for use which made the trip easier & lighter. We hope to visit again!

This was our first time to Topsail Island and we really liked it. The property was over all very nice. I think the wooden decking could use an upgrade there were some nails sticking up in places. Also in the steps going to the beach. Also, there was no way to hose your feet off after going to the beach. The hose wasn’t working. Just some small things.

The overall experience was absolutely amazing! The location was what sold it! But.... It was not as clean as it could have been, and even though we pay a cleaning fee.... We basically did the cleaning ourselves. Beware.... You will be washing, drying, folding and putting away laundry as well as washing and putting away dishes.

This unit has everything you would want in a beach location including immediate access to the beach. The kitchen is well equipped and master bedroom opens to a deck allowing you to listen to the ocean at night. I highly recommend this unit!

A clean, well-maintained place with stunning close views of the ocean and the sound-sides, from the decks at each end. We've stayed "oceanfront" before, but never with such convenience as walking right off your huge back deck directly down the steps to the sand! We didn't even take our chairs and umbrella to the beach because we were just SO close! We both appreciated the two recliners, as well as the two couches. My wife and I both have recliners at home, so we didn't have to fight over one! LOL! Plenty of room to spread out. We hope to be back!

The location of the property was great! The hosts were very good at communicating information. We loved the easy access to the beach, the pool, and being in a non crowded area. The proximity to town was also great. The over all cleanliness was good for a rental. It was nice that linens were included but we were a bit paranoid about trusting the cleanliness standards of previous guests so we just brought our own. Judging by the sand and rocks in the washer/dryer that may have been a good move. A number of the pans were in rough shape but we managed. Overall we really enjoyed the place and would most definitely rent it again.

Honestly, we can’t say enough how lovely this condo is! Perfect location on the island, and perfect location to enjoy the beautiful Topsail sunrises and beach access! Enjoyed the upgrade to king size bed in the master suite and the awesome high top chairs in the deck! This was our second year in a row staying here and will definitely be back next year! The condo was in a beautiful location and we enjoyed our stay. I would rent this condo again however, the listing for the property was not accurate. The listing charges a cleaning fee but doesn't mention an additional fee should you choose to use the linens in the unit. We were only informed of this a few days before our trip. Then, a day before our arrival, were informed the size of the bed in the master was changed to a king. Since we didn't have king sheet we had to borrow some as there wouldn't have been enough time on departure day to wash the unit's linens in order to avoid the additional fee. It would have been nice to have advance notice of the linen situation prior to booking. The bedspreads were a little stained and the bathrooms dated (the fan in the master shower makes a loud noise) but the location and size of the condo made up for these issues. Enjoyed our stay!!
