Luxury building, in fun upbeat resident hotel/condo. 24 hour gym, Pool and gorgeous Sunsets. The property features an on-site spa (surcharge) and gym, a bay-side pool, a hip indoor/outdoor lounge and a restaurant serving modern American fare. Free boxing classes are offered on Saturdays. There's a luxe spa, a gym, and a bayside pool with cabanas, plus a hip indoor/outdoor lounge, and a stylish American restaurant. Additional amenities include a private marina, a beauty bar and yacht tours.
SUITE RULES & AGREEMENT
The Owner and Tenant agree as follows: Above Tenant is at least twenty-five (25) years of age (an "adult") and will be an occupant of the owner/agent property during the entire reserved dates. In addition to Tenant, other authorized occupants may be family members or friends of Tenant. Use of the premises will be denied to persons not falling within the foregoing categories. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. No key will be issued to anyone who is not an adult.
HAZARDOUS PRACTICES
No barbeque grills of any kind are permitted on balconies or in the unit. No open flames i.e. Candle burning is not permitted on balconies or in the unit. Do not dismantle smoke detectors as they are there for your protection. Use the overhead stove fan when cooking to avoid accidental, activation of smoke detector alarm.
ABSOLUTELY NO PETS
are allowed. If evidence of a pet(s) is found in the unit or on the premises you will be asked to vacate immediately with no refund of rent or damage deposit.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
FALSIFIED RESERVATION
any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
HOUSEKEEPING
There is no daily maid service. A cleaned room is provided upon arrival. Fresh linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, and soap is also provided. There is an $85.00 one time cleaning fee. There is a mandatory mid term room cleaning and fee of $65.00 for guests staying longer than 6 evenings. Additional cleaning fees will be due in the event that cleaning involves the removal of excessive soil or sand. Room/suite service is available through myself and the owners per arrangement with up to a 48 hour notice. We can also provide room services if needed, if available at a lesser rate for suites than what the hotel charges.
SECURITY/DAMAGE DEPOSIT:
A damage or security deposit may be collected and included in your reservation cost. Price will range from 500 USD to 1000 USD. This fee will be help in escrow until room inspection after you check out. Your deposit will be returned to you within 3 to 10 business days unless in the unlikely event of damage or missing items on room inspection.
UTILITIES
No compensation will be given for temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. Please note that you may want to bring a calling card for placing long distance phone calls, as these are restricted.
KEYS
You will obtain your keys at the front desk upon check-in, or per arrangement with owner/agent for specific property.
NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit or security deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.
ENTRY BY OWNER
Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors. Owner will provide renter with at least 24 hours notice of Owners intent to enter (except in the case of an emergency).
SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of four people, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.
HOLD HARMLESS
The owners of the suite do not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
POOL & PATIO
Tenant hereby acknowledges that the premises they have reserved may include a community pool and the undersigned agrees and acknowledges that the community pool and patio/deck can be dangerous areas, that the deck/patio can be slippery when wet and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings, the undersigned Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to the use of the community pool and patio areas.
MAINTENANCE
Please report any maintenance needs for the premises to the us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.
LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels. Any lost or damaged linens will be deducted from your deposit. An initial supply soaps and shampoos are provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.
PARKING
Limited to one car. No boats, jet skis, trailers or RVs. Mondrian valet is $37 daily. Long term stay over 6 months Valet service fees may include a waiver.

I rented the apartment for 5 days in February 2020. I am used to go to this hotel every year but it was the first time booking with this owner. I will not return in this apartment. For sure !
To sum up, here is what happen to us during our stay :
- The toilets overflowed with water all around the floor each time we used 'to much toilet paper' to the owner.
And made a big noise each time we flushed it.
And 2 rolls of toilet paper is not enough... We had to buy more...
- There where cigarettes ends on the balcony floor. We had to clean it ourselves…
- The batteries of remote control from the living room tv didn’t worked. So no TV for us...
- The tea kettle was not washed and filled of tea with still a tea bag inside. It was replaced the last day of our stay... Maybe too late...
- A hotplates button was missing. So we had to use just one of the two… And not very powerfull.
- And to finish, the apartment in general was not so clean. A lot of dust and a cleaning not really well done.
I explain all of this to the owner by email and asked him to make an effort. He refused. It is sad to see that clients are not so important when they have already paid.

They guy responsible to assist with checkin was late. He also had another person at the same time but luckily I was first. When we entered the room we could barely breathe. The odor of cleaning supplies was overwhelming. We had to buy candles to try and offset the smell. Also, they only provided 2 rolls of toilet paper for a 4 night stay. Overall I wold not rent again.

I don't normally write reviews, but I felt this was necessary. The view was absolutely beautiful and the shuttle service the hotel provided was a bonus. I did not know this was a hotel when I booked. I was looking for a VRBO - condo, or apt style. The hotel was busy and noisy, including very loud music played by the hotel in the pool area from morning until late at night. We were also not told ahead of time that there would be construction going on outside both our deck and bedroom windows on the left side and the right side, starting very early in the morning. The last thing we didn't appreciate was the quality of the cleaning service. There were a few things that were left uncleaned or at best wiped over. We travel on a regular basis, so have learned to overlook things and not be picky, but these issues were avoidable and not cool.

This is one of my favorite hotels in the South Beach area! The sunset views are worth every penny you spend on a rental at this property. The interior of the room and balcony are nice and spacious, making this the perfect place to escape the party and relax. If you're looking for the perfect place to stay on your vacation or even for work, you found it!

Great atmosphere wonderful staff... super helpful and friendly ! Robinson was great! Quick and efficient with check in and check out not to mention Response time to text... thank you so much! The only thing is .... I think something is wrong with the handle on the toilet . It’s on a continuous flush if you don’t push the handle up after flushing. Also might want to add an Additional roll of Toilet paper as back up for a 5 night stay otherwise everything was great as usual!!!! We will definitely use you guys again !

Loved the location. It’s on a quiet, walkable street and great view. I was here for work so I didn’t use the pool but it looked nice from the balcony. The room was spacious and Robinson who met me to let me in was great and communicative. The construction didn’t bother me but the hallway can get a little noisy. Would stay again!

The suite was dirty upon our arrival, we had to request a re-cleanin(hair allaround,dust,leftovers from previous guests...).Overal the suite is very used,in bad shape, the toilett flush is leaking, there is water around the toillet all the time,needs a general repair.There is a reconstruction going on on the above floor, the owner knows about it,it is foing on since Sept2017 and he didnt inform us about it. When we approached him he only said he is sorry but didnt undertake any action,later not even replied to sms. On some days the suite is extremelly noisy,heavy drilling from 9am-5pm.Next time we will definitely not choose Vrbo, it is not reliable,pictures dont display reality,the owner doesnt care.
However the staff in the hotel is great,friendly and helpful.The pool is great.Food is excellent on the poolbar.

We really enjoyed our last visit in Florida at Joe's condo in the Mondrian Hotel. The place is fabulous. The apartment is comfortable, well-equipped with everything you need and also easy to keep clean. There is a gorgeous view on the bay and different activities at the swimming pool on week-ends (free yoga or exercice classes, wedding ceremonies on week-end, music to entertain us).
It is well located, close to everything (Wholefood Market, Publix, a variety of good restaurants, bus transportation). We hope to be able to come back next year.
Yes we recommend that place and thank you Joe for having us. We appreciated your prompt reimbursement of the deposit.

We have stayed at the Mondrian several times. This is a well maintained spacious apartment with an amazing balcony view of Biscayne Bay, access to a beautiful pool, and a nice fitness center and spa. We enjoy staying on this side of South Beach because it is away from the madness of Ocean Drive, and there are many nice little neighborhood restaurants (like Tanuki and Oliver's) and also Whole Foods.
This would be 5 stars except for the poolside noise and loud music on the weekends late into the evening. But it's not enough to keep us from returning for those spectacular views, beautiful weather and comfortable apartment!

The apartment is clean and fresh and the Mondrian is a very nice hotel to stay in. The gym has an incomparable view and the pool area is very nice with hammocks, deckchairs and three pools. The children's pool and children's area is perfect for small children and their parents.

We spent 10 days at this privately owned unit in the Mondrian. The location of the unit on the fourth floor as well as the balcony overlooking the pool and intercoastal waterway was fabulous. Best sunsets from South Beach. The unit itself it a little tired, could use some updates and is not as well equipped as we have come to expect with other VRBO's. For example we had to buy our own toilet paper and shampoo/soap etc. Very few cooking utensils, no sharp knives to cut with, no wine glasses (we bought our own), and no extra blankets or pillows.
