This was our second trip to this beautiful and convenient beach home. Everything was clean and fresh, ready for our enjoyment. It's a short walk to the beach through Beach Place Guesthouses, a cool Bohemian style property where you can relax and enjoy the views, in the shade out of the blazing sun. As we have in the past, we also enjoyed the converted garage game room of foosball and table tennis.
We hope to come back soon!

My experience was not that great. Furniture was dated worn. The place needed an uplift. It was mostly clean, except I found a dead cockroach in master bedroom. Also master bath had mold on shower curtain. The pictures are misleading, every bedroom and bathroom is small. Whole property is maybe 1,000 sq ft of living space.
There was a nice resort across the street. I liked that view, but that was the only good thing. In my checkin instructions I was told to go checkin there. When I spoke to the woman at the desk, she couldn't find my name in her system. She asked which guesthouse I was in and when I mentioned the property across the street she said the villas are managed by a different group and I just needed to tell her that I arrived. She didn't write anything down, told me to enjoy the grounds and continued what she was doing. By the advertising, you would think this property is a “villa” that is a part of a resort. In reality, it’s just a house across the street that was renovated at one point.
So I didn't mention my trek across the street until now. The pictures would have you think you are right in front of the resort with a minimum walk up, well that's a matter of perspective. First, understand, the house, is located directly between North and South Florida Highway A1A. We had to walk through the backyard of another property. My wife stepped on broken glass and it got stuck in her sandal, and one of the properties had a heavy marijuana smell coming from it. Finally we get to the street with our children. We have to cross Highway A1A to get to the resort; that’s not the most pleasant feeling with small children. We immediately liked the resort, but it was hard to ignore everything we had just experienced to get here.
While I really didn’t want to stay, I’d paid a hefty amount for this 2 night stay. We were going to try to make the best of it. But my little girl gets sick. We see that bad weather is coming and we already had a heavy traffic coming down A1A due to road blockage. So I packed my family up and we left after only being there for 2.5 hrs. I hate writing negative reviews. But I could have gone to a real resort for that money. Also I messaged the host the night I returned and property management the next day, my official check out would have been 11 hours ago, still have not received a response from either. I’m not saying avoid this place, but please ask lots of questions. Be sure of exactly what you are getting.

House was nice for my group of friends and just a 5 minute walk to the beach across a slightly busy road but not terrible. Had beach towels, umbrellas, and chairs for renter usage and was a nice beach. Far from any kind of restaurants or anything, had to uber to get anywhere. House was clean for the most part, floors always felt a bit dirty even from right when we got there. We got excited seeing a hot tub in the back yard but it ended up not being usable. Overall, a good stay for a good price especially by the beach!

Very nice place .. rooms were clean and plenty of space for my family. The only down side was that a chair broke as a guest was getting out of a dining room chair.. the chair wasn't sturdy and part of it broke away from the frame. I Sent an email per their website but never got a response

My family and I really enjoyed staying at the Cocoa Beach property. Very close to the beach, nice back yard, short drive to all the restaurants and shops. Overall very enjoyable, and we would stay here again.

Good location across the street from beach. Our dog enjoyed the dog beach hours. Owners very responsive to a minor issue (burned out front door light). Kitchen modern, furniture comfortable.

We enjoyed our stay here very much. Everything we needed was supplied right down to firewood and charcoal for the grill. Loved the resort area access and our dog could go on the beach (dog hours). The walk to the beach was very easy, just beware that you have to cross A1A which is 35mph one way but traffic can be steady at times. Staff was very pleasant and laid back. Recommended!

Our family really enjoyed this house and all the fun activities like ping pong and foosball. Short walk to the beach. Loved the fact we were able to use beach chairs from the resort. All around great experience.

On the check in page it stated to check in at the office after you arrived. The person at the desk asked "why we were telling her.... didnt we already have the code". Yes thank you, I did but it states to please check in at the desk after we arrived. It has easy access to the ocean. Funiture was out dated and un comfortable. You cannot control the temerature inside. It is set at a contant 73 degrees and the humidity was set high inside. We looked to open the windows, but they were so filthy (standing dirt and cobwebs) with cracks in them we were afraid to open them!. The microwave handle is falling off and broken. Be careful to to electricute yourself trying to open the door!
There were dirty Q tips and kleenex next to the mater bed on the floor. The bed was VERY un comfortable. And the rooms were extremely hot. The cold are vent is directly over the thermostate in the hallway so no other rooms cool down. It was 66 out this AM when we left and it was such a pleasure to walk outside for some cool air....out of the 3 VRBO we used this trip, this was the most exspensive and the least comfortable. It is all about the location which was great if that was all you are doing.

The home was lovely and full of great artwork, very clean, anything you need in kitchen and even supplied shampoos and other toiletries! The FENCED in yard was huge, with lots of seating and. Fire pit! Beach is across the street withaccess to a cute little resort. And best of all owners were ready and willing if you need anything, or you don’t see them, your choice. Thanks for a great stay

Our group loved this property because you have your own private property and get to enjoy the amenities of a water-front resort. We made great use of the fire pit and BBQ smoker. Best part is the property owners are friendly and check-in/check-out is simple.

I don’t usually use VRBO when we travel.. The property was described as being fenced. There was a big opening ( I thought a gate) for my small dogs to get out. I had to monitor them constantly. Not relaxing. It is also directly on a busy highway so you could hear traffic all night long. The furnishings are retro 80s. The house was fairly clean although there was no antibacterial soap at any of the sinks during Covid. I found cigarette butts and an empty beer can in the game room. Beds were comfortable and sheets nice and clean. The contract I signed mentioned some thing about a pool and hot tub at the resort, there were neither. I did not get the code to the box until very late and that added to my stress after a 10 hr drive. At the price point I expect better. I also don’t expect to have to do dishes, strip beds and put the towels in the laundry when I’m paying a large cleaning fee.

We had a great time while in the area for for a sporting event over at the Space Complex. Property was exactly as described and they made sure that you there was even a supply of firewood and charcoal. Everything for beach was super handy, read 3 books on the beach, kids loved meeting Birbel. We have recommended to others since return last week.
