One of the most impressive vacation houses and location that we have ever stayed in. Perfect for large families. has plenty of room and space for for everyone and not feel crowded. Great location on the river. Good float to the first bridge. The view was amazing and having coffee in the morning and being able to see that view i will not soon forget. Do not hesitate to rent this house you will not be disappointed. Having said all that I have to point out some of the small things I did not like. Having been a VRBO owner in the past some of these things although small are still important. Adding a few small things to this house could make it perfect. First by providing better toilet paper. I know its on a septic by I also have a septic at my house and they make stronger and softer paper that work just fine in a septic. The price difference between the ****** paper and good paper is minimal and never effected my profit. Your guest will appreciate it. Having a special needs child I would have loved to see a child safety gate from the house porch steps down to the pool. We watch or son like a hawk but it would have been nice just knowing that extra safety was there. That's really it and the rental agency was easy to deal with always answered our calls and questions. I will be renting this house next year if available.

House was amazing and property management company made the process very easy. The only thing that did not seem to work was we could not get the pool/spa to heat up. The river was cold due to much rain and would have liked the warm water. Everything else was great. One thing I really appreciated was the thoroughness of the instructions for check in and checkout. The were concise and easy to follow. My family had a wonderful weekend.

We had a group of 17 mix of adults and teenagers. The separate bunk house worked great with our group. When they say the steps to the river are not for the faint of heart take that seriously! Views were amazing and we had a great time. Would definitely stay here again.

The property management were amazing! Quick responses, very informative, top notch! But when we drove up to the property my heart sank when I saw all the dead flowers on the wall, the weedy pots, the leaves everywhere and in the pool, the outdoor furniture on the porch needed repainted and the pool chairs were coming apart. Fortunately the inside was beautiful and clean! Loved it! However, some of the dishes/pots were dirty and disorganized. So the kitchen needed some attention. Overall we loved it! Gorgeous home, views, comfy beds, spotless beautiful bathrooms! We would definitely stay again there and at any property managed by your company. Thank you!

Although the house accommodated our family of 17 perfectly, the landscaping needs some attending to and it wasn’t as easy getting down to the river as the listing lead to believe. I’m glad there was a small pool/spa on the porch our 6 grand littles loved it. Overall, we loved this property and still give it a 10 outta 10.

Loved the house! We held my sisters Bach party here with 16 adults. Plenty of room for everyone. The pool area was wonderful. We loved that everything was stocked and ready for us. I would love to book again in the future for family trips.

The property and location are good and overall we had an enjoyable stay. However, there are some safety concerns worth mentioning:
1) There is no keypad on the inside for the electric gate. To open the gate from the inside, one has to put the hand through the rails, enter the code and quickly pull the hand away before one is caught in the fast moving gate.
f2) There is no photo eye or reverse edge features for the gate that will stop the gate for emergencies once it is in motion.
These are safety features that are common in this type of high end properties that are family friendly. Hope these concerns are taken seriously and addressed soon.

Renting this house was such an epic disaster it’s hard to know where to start. First, we are a party of 16 including an elderly couple and 8 kids (ages 4-14) there for the weekend for my mom’s birthday. I’ll start with the good. The house is beautiful, has an awesome master suite, and sits right on the river. The views are amazing and the outdoor deck is expansive. However, all the positives stop there. When we arrived on a Friday afternoon, the entire house was 59 degrees (40 degrees outside). Thermostats were turned on, but after an hour and a half with no improvement, we realized there might be a problem with the heater. So no heat in the kitchen, living room, dining room, master bedroom, master bathroom, guest bedroom, and half bath - the entire main floor of the house. We called the management company and they contacted an HVAC tech. After several hours, the tech still could not locate the heater or get in touch with the owners. It was now approaching 10pm, we still did not have heat, and the tech decided that he wanted to start cutting the sheetrock behind the king bed upstairs because that’s where he thought the unit might be. At this point he still had not heard from the owners and we did not feel comfortable authorizing that kind of work especially with no guarantee of the heater’s location so we opted to have him stop and come back in the morning. So we all crammed in the kids room and the two upstairs bedrooms for the night. The next morning we call the management company and start the whole process over. So he starts cutting sheetrock and finally finds the unit inside the wall, which is not only a code violation but a massive safety hazard. Fast forward a few more hours and a couple trips to New Braunfels for parts and we finally had a warm house by 5pm Saturday.
So maybe the worst part of all this, the management company blamed US for the length of time it took to get the unit repaired bc we sent the tech home and did not allow him to start cutting sheetrock at 10pm in a house that wasn’t ours and with no authorization from the owners. In sum, we had no heat for 80% of our stay. In response, they offered a 10% discount. As rental owners we understand that sometimes things don’t go as planned, but you take responsibility and make things right. Unfortunately that was never done with this management company.

We stayed at the property for a family reunion and it was perfect. The house has amazing views and lots of great space for a large family gathering. The host was really accommodating. We enjoyed our stay.

This house was exquisite. As soon as we walked in we fell in love with the view alone and then the inside was also amazing. Inside and outside there were huge tables that fit us perfectly for dining. Each room is attached to its very own patio entrance which we loved! The location is amazing and it was in a gated community so lots of privacy and security. The owners were very responsive and helped with any questions we had. Overall it was the best stay we’ve had near the river and we would 100% come back!
