This beautiful home, ‘Crested Oak’, offers an incredible experience and a comfortable place to stay with a large hot tub, smokeless fire pit (Solo Stove brand), game room with additional sleeping and foosball table, 3 bedrooms, 2 1/2 bathrooms, and a fully stocked kitchen with a large yard on a culdesac for you to enjoy!
'Crested Oak' is located in a quiet neighborhood of north Austin, so you can enjoy some peace and quiet while still being close to everything! The home has been professionally decorated with comfort and quality in mind for our guests- plush linens, comfy beds, Smart TVs, a great outdoor space, dining areas to gather around, a fully-equipped kitchen, and more! Nearby are plenty of eateries, shopping, Buttercup Pool, caves and caverns, and several parks!
The two-story home offers large living, dining, and kitchen areas to gather around as well as an upstairs game room with a foosball table, Smart TV, queen-sized sleeper, and doors that can be closed off for privacy... it is perfect as an additional TV room and hang-out space separate from the main living area! The kitchen is well equipped with items like a KitchenAid Stand Mixer, Keurig, coffee maker, crockpot, blender, baking dishes, and the list goes on! The family room has tons of natural light, comfy seating, and a fireplace you can all gather around to either play games or enjoy the Smart TV! The dining area comfortably sits six with more seating in the eat-in kitchen. The backyard is fenced with three separate seating areas, a grill, and hot tub.
The 3 spacious bedrooms boast a king-sized bed in the primary bedroom and two queen-sized beds in the others. There are 2.5 bathrooms- one full bathroom is upstairs and is shared with a vanity and tub/shower combo and the other is the downstairs oversized primary ensuite bathroom with a beautiful large stand-up shower. The half bathroom is also located on the main floor. There is also a laundry area and a 2-car garage.

SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and _____________________ (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.
Property. The property (“Property”) is located at:

The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]
Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.

Maximum Occupancy: Maximum number of guests is listed on each property listing site.
Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.
Term of the Lease. The lease begins at 4:00 p.m. on ___________, 20__ (the “Check-in Date”) and ends at 11:00 a.m. on _________, 20__ (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.
Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.
Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.
Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.
Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.
Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.
*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:
100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded

A great house that was filled with some core memories this weekend. Beautiful home with super comfy beds and places to sit. The hot tub came in handy to relieve sore muscles and the back patio had some great laughs shared. Hope to stay again soon!

Can't say enough good things about this house and the management/hosts. My husband is handicapped and even though this isn't technically an accessible home, it was perfect and we were very comfortable. The hosts went above and beyond to help us move furniture and accommodate medical equipment that we had to bring. They even refilled and cleaned the hot tub for our guests. We had so much fun here and didn't need to worry about not having kitchen supplies, they were fully stocked. We felt right at home and would absolutely book again! We loved Cedar Park!

After a bad experience with another site, I looked to Vrbo to accommodate my partner and two friends who came in town for my partner's birthday. The place was clean and went "above and beyond" with well stocked towels, cleaning and paper supplies, as well as complimentary coffee and tea. Overall, I'm happy with my stay and would recommend the property and management/support team.

We were in Cedar Park attending my nephew's graduation. This was the perfect house. Grandparents downstairs, adults and kids upstairs. We enjoyed the hot tub and beautiful backyard. Amazing outdoor entertaining space. Very clean. Kids enjoyed the dart board and chalk wall in the garage. Hosts had excellent communication.

We came in to celebrate my daughters 11th birthday and my cousin's 18th birthday. We took them out to enjoy good music at the Two Stepp Inn and enjoyed the hottub back home. Amazing master bedroom and bathroom! All the beds were comfortable. The yard is actually a cozy and cute backyard. We really enjoyed ourselves.
